Commercial cleaning is what we do for businesses rather than homes. Offices, retail units, restaurants, gyms, hotels, medical practices, warehouses. The job looks different in each, because the needs genuinely differ. The backbone stays the same: employed cleaners rather than subcontracted gig workers, fixed contract terms, out-of-hours scheduling, full insurance documentation, and a named account manager who picks up the phone. Why commercial cleaning is its own category

Domestic cleaning is about keeping a private home nice to live in. The variables are modest: roughly how big, roughly how often, roughly what the sofa is made of. Commercial cleaning has more moving parts. An office needs clean washrooms and working waste streams. A restaurant needs HACCP-compliant back-of-house cleaning, grease-trap awareness, and front-of-house standards tight enough to satisfy a Scores on the Doors inspection. A gym needs virucidal disinfection on every surface people sweat onto, without stripping the rubber flooring. A hotel needs room turnover at hotel speed with hotel consistency. A medical practice needs cleaning to protocols that are legally binding under CQC requirements.

All of these involve cleaning. They also involve different chemistry, different frequency patterns, different access arrangements, different compliance frameworks, different reporting, and different insurance implications. Pretend it is one service and you end up doing an adequate job of an office and a catastrophic job of a dental practice. That is why most commercial cleaners specialise, and why the ones claiming to do the lot usually do not.

Offices

Our bread and butter, from solo-operator studio offices in Shoreditch to 500-desk corporate floors in the City. The standard pattern is Monday to Friday evening cleans, usually starting around 6 to 7pm, with weekly deeper works and monthly extras.

What a standard office contract includes

  • Daily. Empty all bins and recycling, wipe clear desks, mop kitchen and washroom floors, sanitise washroom surfaces, restock consumables (hand soap, toilet paper, paper towels), hoover high-traffic carpet, wipe door handles and lift buttons, kitchen surfaces wiped and the dishwasher loaded or unloaded, a quick visual tidy in meeting rooms.
  • Weekly. All carpets thoroughly hoovered, full washroom deep clean including limescale descaling, kitchen fronts and appliance exteriors wiped, window ledges and low-level dusting, phone and keyboard sanitising (staff increasingly ask for this).
  • Monthly. Internal glass (partitions, meeting-room walls), skirting boards, high-level dusting (cabinet tops, light fittings, vents), a detailed wipe of all door frames, inside-the-fridge clean, full washroom descale.
  • Quarterly. Full carpet hot-water extraction (see carpet cleaning), hard-floor strip and seal where applicable, full high-level dusting of vents and cable trays, washroom tile and grout deep clean.

Consumables (toilet paper, hand soap, bin liners, paper towels) are usually included on contracts above about ten staff. We stock a cupboard and manage the reordering. Below that, either you buy direct and we use what is supplied, or we add consumables at cost plus a small margin.

Retail

Retail has a different rhythm. Footfall creates soil far faster than office use, often ten times faster in a busy shop, but the cleaning window is almost always after hours and tight. We clean retail units in the hour or two after close, so the cleaner works efficiently or not at all.

Standard retail service: full sales-floor hoover or sweep, hard-floor mop with the right solution for the material (retail floors are often polished concrete or LVT, both of which need the correct chemistry, see floor cleaning), glass frontage and display-glass interior, fitting rooms including mirrors and fabric, till areas and POS terminals, washrooms where present, stockroom maintenance, the outside doormat. Rubbish out to whatever disposal the landlord provides.

Street-facing windows and shopfront glass are usually done twice a week, see window cleaning, because retail glass gets dirty at visible speed.

Restaurants, cafes and bars

A compliance-heavy category. Food-service premises need to meet Food Standards Agency requirements, demonstrate HACCP principles in their cleaning routines, and produce documented cleaning schedules on demand for environmental-health inspections. We know the drill. We produce the schedule, work to it, log each visit, and keep the records for inspection.

Typical restaurant service: kitchen deep clean (usually monthly or quarterly depending on use) including extraction-hood degrease and canopy and ductwork where accessible, back-of-house floors degreased with a food-safe alkaline product, cold stores wiped and organised, dry stores rotated and surfaces wiped, front-of-house floor cleaned daily, all seating wiped and disinfected, washrooms full service daily, glass frontage daily.

Grease-trap emptying we do not do. That is a specialist trade needing a licensed waste carrier. We will flag when your traps need emptying though, because we notice these things.

Gyms, studios and leisure

Fitness facilities have specific challenges most general contractors underestimate. Sweat salts interact with rubber flooring in ways regular chemistry does not handle. Go too alkaline and you leach the rubber. Humidity creates microbial risk on all soft surfaces. Equipment has hundreds of contact points that need per-surface disinfection rather than a once-over wipe.

Standard gym service: reception and lobby, studio floors with rubber-safe chemistry, equipment sanitisation (this is the big one, every machine, every grip, every touchpoint), mirrors and glass, changing rooms (where the bulk of the work actually lives), lockers wiped inside and out, toilet and shower deep clean including descale, hair and fibre traps on drains, wellness and spa areas where applicable, gym towels laundered or returned to service.

Humidity in gyms also creates air-quality issues that do not show up in regular cleaning. The disinfection section below covers how we handle that.

Hotels and hospitality

Hotel work splits in two. There is room turnover, the daily housekeeping every hotel runs internally, and there is public-area and deep-scheduled cleaning, which is what we tend to get called in for. Bedrooms day to day are usually in-house. What often is not: lobby and corridor cleaning, restaurant floor and back-of-house, spa and pool surrounds, meeting rooms and event spaces, external frontage, quarterly deep cleans on guest rooms rotated out of inventory, and the specialist work, carpet extraction, public-area upholstery, window cleaning, kitchen deep cleans.

We also do emergency response for hotels: the pre-VIP clean, the post-incident clean, the “our regular cleaner no-showed the night before a conference” call. We hold some capacity in reserve for this, because hotels need it and we can charge accordingly.

Medical, dental and clinical facilities

A specialist subset of commercial cleaning, and we need to be precise about scope. We do NOT do operating theatres, sterile environments, or anything requiring formal infection-control cleaning to hospital standard. That is a different trade requiring different accreditation.

We DO clean GP surgeries, dental practices, private clinics, chiropractors and physios, aesthetic practices, veterinary surgeries (non-surgical areas), and consulting rooms of all kinds. Cleaning follows an agreed protocol specific to the practice, using approved healthcare disinfectants (BS EN 14476 compliant for virucidal activity where required), with documented cleaning logs that practice managers can produce for CQC inspections.

Scope is agreed at contract start and written into a protocol document signed off by the practice manager. Any change in scope triggers a protocol update, so the documentation stays current. This is the bit most generalist cleaners skip, and it is exactly what inspectors ask for.

Warehouses, industrial units and loading bays

Bigger spaces, different equipment. We use ride-on scrubber-dryers for warehouse floors (walk-behinds on smaller units), industrial vacuums with HEPA filtration, and pressure-washing kit for loading bays and external hardstanding. See outdoor cleaning for the pressure-wash side.

Typical industrial service: floor clean, racking dust where reachable from the ground or a MEWP, loading-bay clean and degrease, the office block within the unit to standard office spec, canteen and rest area including kitchens and washrooms, external frontage and parking. For sites with specific hazards (chemical storage, food-grade warehousing, data-centre environments) we work from the site’s own cleaning protocols.

Communal areas and contract cleaning

A lot of our regular work is communal areas for managing agents and freeholders: entrance lobbies, stairwells, lifts, shared corridors, bin stores, car parks, and the glass that gets a hundred hands on it a day. These are recurring contracts, scheduled daily or weekly, with a per-visit log so the facilities manager can see exactly what happened and when.

Contract cleaning is just the recurring version of any of the above. You sign once, we turn up on the agreed rota, you get the same cleaner or team each time, and the paperwork (logs, insurance, method statements) sits ready for whoever asks. Most of our commercial portfolio runs this way rather than one-offs.

Out-of-hours and emergency cover

Almost all commercial cleaning happens when the business is shut. We schedule around your opening hours, not ours. Offices get evening and early-morning slots, retail gets post-close, gyms get pre-opening or overnight, medical practices get evenings after the last patient.

We also run cover for the things that go wrong. A no-show from your current cleaner the night before a big day. An outbreak that needs the place disinfected before staff come back. A flood, a spill, a post-event mess. We hold capacity in reserve for contracted customers and respond within 4 hours on genuine emergencies. Disinfection and deep sanitising

Once a standalone service, now part of what we do across most commercial customers, because the need has become part of standard business cleaning rather than an exceptional intervention. Two main contexts.

Scheduled disinfection as part of regular contracts, using BS EN 14476 certified virucidal disinfectants on touchpoints, washrooms, shared equipment, and high-footfall surfaces. Usually weekly or monthly depending on context.

Emergency disinfection for stomach-bug outbreaks in offices, norovirus in hospitality, post-incident response, biohazard situations, anything where standard cleaning is not enough. Usually electrostatic spray disinfection or ULV fogging, which applies disinfectant as a charged particle cloud that covers every surface in a room within minutes and dries residue-free. Typical room treatment is 10 to 30 minutes plus dwell time. Emergency bookings usually come through within hours of a problem, and we hold capacity for them. A standard fogging treatment for a typical ten-person office is from £243. Larger facilities are quoted per site.

We do not publish a single price table for commercial work because it would mislead. The range is enormous. What we can say:

Contracts are typically 12 months, monthly rolling after that, 30 days’ notice either side. No exit fees. We have never held a customer hostage on a contract. If the service is not working, we would rather know so we can fix it or part ways amicably. Every commercial quote starts with a site visit, usually within 48 hours of your first call. The walkthrough tells us the square footage, the material mix, the access arrangements, the realistic scope, and any existing problems. The quote comes back within a further working day with a line-item breakdown of what is included, what is not, and which optional extras are available.

Frequently asked questions

How is commercial cleaning different from domestic cleaning?

Commercial cleaning operates to different frameworks, frequencies, and compliance standards than domestic work. Offices need recurring evening cleans, retail needs fast post-close turnarounds, food premises need HACCP-compliant documented protocols, medical facilities need infection-control documentation, and industrial sites need specialist equipment. The cleaning itself shares some technique with domestic work, but the scheduling, documentation, scope, and training are substantially different.

Do I need a long contract?

Our standard commercial contract is 12 months, rolling to monthly thereafter, with 30 days’ notice either way and no exit fees. We do not use predatory lock-in terms. If the service is not working, we would rather fix it or part cleanly than hold you against your will. One-off commercial work (deep cleans, emergency disinfection, event turnarounds) is priced per job with no contract.

Do you employ your cleaners or subcontract?

Directly employed. Not self-employed, not subcontracted, not zero-hours gig workers. Every cleaner is on our payroll, right-to-work checked, DBS-checked where appropriate, paid above the London Living Wage, and put through our internal training before working on a live site. The cleaning industry has a grim history here and we do not take part in it.

What hours do you work?

Whenever suits the site. Most office contracts are evening (6 to 10pm) and early morning (6 to 9am). Retail is almost always post-close evenings. Food service varies by opening pattern. Gyms and leisure tend to be pre-opening (5 to 7am) or overnight. Medical practices usually evenings after close of surgery. We also run 24/7 response on emergency calls for contracted customers.

Can you provide documentation for our landlord or managing agent?

Yes. Insurance certificates, RAMS, method statements, COSHH assessments, staff training records, service logs, and anything else landlords or facilities management typically ask for. We can send documentation directly to a managing agent ahead of contract start.

Do you handle healthcare and medical practice cleaning?

Yes, within a specific scope. We clean GP surgeries, dental practices, private clinics, aesthetic practices, veterinary practices (non-surgical areas), and consulting rooms. We work to agreed protocols using BS EN 14476 certified virucidal disinfectants and keep documented cleaning logs for CQC inspection. We do NOT do operating theatres, sterile environments, or hospital-grade infection control. Those require specialist accreditation beyond our scope.

On contracts above about ten staff, consumables are typically included. We manage stock and reordering as part of the service. Below that, either the customer supplies direct or we add consumables at cost plus a small margin. Either way, you will never run out of toilet paper on our watch.

How do you handle staff continuity?

We assign a primary cleaner (or team for larger sites) and a named backup. For most contracts you see the same faces for years. Holiday and sickness cover is provided by the named backup, who has a site-specific handover sheet so the standard does not drop. Full replacement of a cleaner is handled centrally by your account manager, never by us asking you to interview random replacements.

Do you work with managing agents and facilities management companies?

Yes. A significant part of our commercial portfolio comes through managing agents and FM firms. We are set up for third-party billing, multi-site contracts, standardised reporting, and the specific paperwork FM companies typically require.
