What happens when you hand back a Spa Road flat

The clerk arrives with the check-in report on a tablet and works the flat against it, photo by photo. They open the oven. They lift the shower drain. They run a finger along the top of the skirting and along the bi-fold track. None of that is personal; it is a paid comparison between how the flat looked at check-in and how it looks now, and cleaning is the easiest box for them to mark down.

Here is the short version. From pleasure garden to regeneration zone

Bermondsey Spa is a name with two lives. The first was a Georgian pleasure garden. Around 1770 a painter called Thomas Keyse found a chalybeate spring, iron-rich water that was sold as health-giving, near where Rouel Road now meets Spa Road, and turned his tea gardens into a spa with a pump room and, by the mid-1780s, licensed music and the odd firework, a small rival to Vauxhall a mile west. It faded after Keyse died in 1800 and closed around 1805. Factories came next, and the name went quiet for two centuries.

The second life is the one your tenancy sits inside. In 2000 Southwark Council marked out a stretch of run-down land behind Tower Bridge Road for renewal, with a masterplan drawn by the architects Levitt Bernstein across fifteen separate sites and roughly twenty hectares. Building started at Artesian House in 2003. By the time it was done the scheme had delivered more than 2,000 homes, over 40% of them affordable, with Hyde as one of the housing partners alongside the council. The Jubilee line extension, which opened Bermondsey station in 1999, was the thing that made any of it work.

That history is not trivia. It is why the housing stock here is so mixed, and why a single street can hand you a 2005 new-build, a listed civic conversion and a stripped-back factory loft within a hundred yards. Each one fails a check-out differently.

The name itself still trips people up. Bermondsey Spa is not the old riverside Bermondsey of Shad Thames and the antiques market; it sits inland, west of Southwark Park, with its centre on Spa Road and the triangle bounded by Jamaica Road, Tower Bridge Road and Southwark Park Road. Bermondsey Spa Gardens, the small park that carries Keyse’s old name, sits in the middle of it. If your tenancy agreement says SE16 3 or SE1 5 and the block went up after 2003, you are almost certainly inside the regeneration zone, and the clean we quote is built around exactly that stock.

The three kinds of Bermondsey Spa flat

Most of what we clean here falls into three groups, and the clerk treats each one to its own standard.

First, the regeneration new-builds. Artesian House, Larnaca Works, Weightman House and their neighbours were built to a spec-developer finish: quartz or Silestone worktops, integrated Siemens or AEG appliances, wet-room bathrooms with linear drains, engineered oak through the living space. The agents on these blocks, Foxtons, Acorn, Dexters, Oliver Jaques, Garrett Whitelock and the managing agents the housing association uses, all work to near-identical inventory templates. Second, the Town Hall. The old Bermondsey Town Hall at 164 Spa Road is Grade II listed, and Hollybrook converted it into private flats in 2014 with the cornicing, picture rails, original staircase and sash windows kept. Cleaning these is as much about what you leave alone as what you scrub. You keep steam away from original plaster. You keep abrasives off historic brass. We have done enough listed conversions across London to tell a period feature from a later addition, and to price the time it honestly takes.

Third, the industrial conversions and the build-to-rent. Bermondsey was once “Biscuit Town”, after Peek Frean ran a biscuit works on Clements Road and Drummond Road from 1866 until 1989; Frean Street still carries the founder’s name. The Pearl Yard scheme sits on that industrial ground off Drummond Road and was built for the rental market, run by an in-house managing agent with a tight inventory. Build-to-rent inspections score harder than a standard private check-out, so budget for it. Older warehouse conversions towards Shad Thames bring exposed brick and steel that needs a soft brush head, never a wet cloth.

The practical upshot is that you cannot quote this area off a postcode alone. A two-bed in Larnaca Works and a two-bed in the Town Hall are the same number of rooms and a different job entirely, because one has wet-room drains and engineered oak and the other has parquet and listed plaster. When you call, the more you can tell us about the block, the tighter the quote. We have probably cleaned in it before.


The licence and the law behind your tenancy

Two pieces of paper sit behind your move-out. One is your landlord’s licence. The other is the deposit scheme.

Most of Bermondsey Spa falls inside Southwark’s selective licensing scheme. The London Bridge and West Bermondsey ward and the South Bermondsey ward are both in it, the scheme runs from 1 November 2023 to 31 October 2028, and inside that area any privately rented flat let to a single household or two unrelated sharers needs a selective licence, on top of the borough-wide additional licensing for smaller HMOs and converted blocks. A licensed landlord is held to property-condition standards that include cleanliness at handover, which in practice means the inventory report gets more scrutiny, not less.

The law is changing too. The Renters’ Rights Act 2025 reaches its first phase on 1 May 2026, when section 21 no-fault evictions end and fixed-term tenancies convert to periodic ones. What does not change is the deposit framework. Schemes like the Tenancy Deposit Scheme, the DPS and mydeposits still hold the money, and the way a dispute is decided still rests on evidence. What the 57-point clean actually covers

The clean is room by room, and it is the same 57-point list whether the flat is a studio in a new block or a three-bed in the Town Hall. Below is the shape of it.

Kitchen

The kitchen is where most deposits are won or lost, so it gets the most hours.

  • Oven stripped inside: liner plates, racks, fan housing, and the door glass separated into its layers and degreased
  • Hob and extractor filter cleaned, whether that is an induction surround, gas caps and crowns, or ceramic
  • Integrated dishwasher, washing machine and fridge-freezer moved where they can be, then cleaned inside, behind and underneath
  • Worktops sealed and buffed, joints cleaned, splashbacks taken to streak-free
  • Cupboards emptied and wiped, handles and soft-close hinges degreased
  • Limescale off the chrome taps, strainer, waste and plughole
  • Tile grout treated; the cooker-hood or extract grille vacuumed and the filter wiped
  • Skirting, architraves, door frames and switch plates degreased, and engineered-oak floor edges done by hand with pH-neutral cleaner only

Bathrooms

Limescale is the running theme in a Bermondsey Spa bathroom, and it is the first thing a clerk looks for.

Then the whole flat gets a final pass: a full vacuum into the edges and under the radiators, cobwebs off the coving, the entrance door and letterbox cleaned, and a walkthrough against the 57 points with the photographs sent to you before we leave. We do not test the smoke and CO alarms, mind; that is a landlord duty, so we dust them and leave them be.

The jobs that cost Spa Road tenants their deposit

After more than a decade in these flats, the failures repeat. These are the ones a Bermondsey Spa clerk goes for, roughly in the order they check them.

  1. The oven glass, both layers, separated. Acorn, Foxtons, Dexters and Oliver Jaques clerks all open it.
  2. The hob filter and extractor housing. The grease trap is the most common fail in a spec-build kitchen.
  3. Fridge seals and the salad-drawer runners, not just the drawers.
  4. Silicone around sinks, baths and shower trays. Black mould is a deduction unless it was there at check-in and photographed.
  5. Limescale on chrome mixers, waste covers and shower heads. Central London water hardness guarantees it.
  6. Grout between the large bathroom tiles. The newer blocks use porcelain, and it all shows soap scum under a low light.
  7. Wet-room linear drains. The hair trap has to come up and out.

  9. Engineered oak. Scratches versus wear are judged against the check-in photos.
  10. Exposed brick in Pearl Yard and the warehouse conversions, where dust gathers on the mortar ledges.
  11. Original cornicing in the Town Hall flats, where any steam damage is both obvious and costly.
  12. Behind the washing machine and the dishwasher. Clerks pull them out, so we do too.
  13. The tops of the skirting boards. A finger run along the top edge is the clerk’s quick fail.

It is a long list. That is the point of the guarantee: if the clerk flags something off it, you tell us inside 48 hours and we put it right for nothing.

One pattern is worth calling out, because it catches good tenants who cleaned the flat themselves. The new blocks were built airtight, with mechanical ventilation doing the work an opening sash used to do, and that quietly throws condensation and mould at the bathroom silicone and the window reveals over a winter. A normal weekly wipe never gets into it. By check-out the clerk sees a grey bead of silicone and a tide-mark on the reveal, marks it down, and the tenant is baffled because the flat looked clean. We treat those surfaces as a matter of course, which is most of why a flat that “looks fine” still benefits from a proper inventory clean.


Getting to your door, and the month-end crush

Bermondsey Spa is well connected, which helps us turn up on time. Check-in inventory
The dated, photographed record of the flat’s condition when you moved in. Your check-out is judged against it, so the check-in photos are your best friend in a dispute.
Selective licence

MVHR

We vacuum the mechanical-ventilation grilles and wipe the filter housings. We do not swap filters out, because that is the landlord’s maintenance job, but we will tell you if a filter is past its life so you can ask for a new one before the check-out.

Does the Renters’ Rights Act 2025 change how I get my deposit back?

The first phase lands on 1 May 2026. Deposit protection under the TDS, the DPS and mydeposits is unchanged, and so is the way disputes are decided. A dated, itemised cleaning invoice plus photographs taken after the clean stays the strongest evidence you have against a cleaning deduction.
