Look at the streets off Northcote Road on a map and they fall into a tight grid, the same toast-rack pattern of Victorian terraces repeated street after street: Webb’s Road, Chatham Road, Honeywell Road, Wakehurst Road, Bennerley Road, Belleville Road, Mallinson Road, Bolingbroke Grove down the Wandsworth Common side. Why a whole house takes longer than a flat
A two-bed flat is one floor and one bathroom. The 57-point clean, room by room
This is the 57-point checklist we have refined and agreed with SW11 letting agents since 2014. Every point is covered on every job, in every house. It is not a menu, and nothing below is an optional extra you have to ask for.
Kitchen and utility room
On a family house the kitchen and the separate utility eat most of the day, and between them they hold the appliances that draw the most deductions. We take each one apart as far as it safely comes.
- Oven stripped inside, whether single, double, range or AGA, taken back to bare metal on walls, roof, base and both faces of the door glass
- Range and hob, grease and burn rings lifted, splashback done, every control knob pulled and cleaned behind
- Extractor canopy degreased, filters soaked or replaced, the vent run wiped through
- Fridge-freezer defrosted where the timing allows, every shelf and drawer out and washed, door seals worked for mould, dust pulled off the coils behind
- Dishwasher filter lifted and rinsed, arms cleared, door seal wiped, a descale put through if it needs one
- Utility-room washing machine and tumble dryer both pulled forward, the seal, drawer, filter and casing on each, and the floor cleaned where they stood
- Cupboards emptied and wiped inside and out, wall-unit tops, and the kick-boards along the base run
- Sink, drainer, taps and waste descaled, boiling taps such as a Quooker included, with no rings left behind
- Worktops and their seams, the silicone beading and the splashback grout, finished to suit wood, quartz or marble
- Floor washed and hand-finished into the corners, since a side-return kitchen has long tile-edge and board runs that trap grime
The two or three bathrooms
A house here has at least a family bathroom and an en-suite, often a downstairs loo as well, so this is a limescale and sealant job repeated floor by floor. The hard water round here leaves a film a sponge cannot touch.

The guarantee is the line that matters. A deep clean does not carry one. The 48-hour re-clean only attaches to the end of tenancy job, and on a house deposit this size that guarantee is the whole point. One more thing on houses specifically: if your landlord put in a loft conversion or a kitchen extension during the tenancy and you are now moving out, ask for a combined end of tenancy and after-builders job, because building dust works into sash runners and cornice detail in ways a standard clean will not catch.

A three-bed runs six to seven hours, a four-bed seven to nine, and a five-bed a full day with a larger crew. Houses with a lot of period detail, a loft conversion or a big side-return kitchen tend toward the top of each band, so we plan the day around the upper figure rather than the lower.
Are cleaning products and equipment included?
Yes. Materials, consumables, ladders, vacuums, scale-cutters, steam machines and wood-safe products are all included, so you supply nothing. The house does not even need running water on arrival, since we can fill from a neighbour’s tap at a push.
Do you clean the oven and range inside as well?
Yes. A full internal oven clean is built into the price, door glass, racks, trays, walls, roof and fan housing. Range cookers at 90cm or 110cm and AGAs take a lot longer to strip back, so they carry a supplement, £114 for 90cm and £115 for 110cm and over, which we quote up front rather than as a surprise.
What about the carpets in the bedrooms?
Vacuuming is included in the end of tenancy price. Hot-water extraction, the wet clean agents call a shampoo or steam clean, is a separate charge, £36 a bedroom or £115 for a whole two-bed, and it is booked as a same-visit add-on. Plenty of agreements here name a professional carpet certificate, so check yours.

My house has cornicing, fireplaces and stripped floors, can you handle period features?
Yes, this is most of our work between the two commons. We soft-brush cornice and ceiling roses, vacuum floorboard gaps with a narrow tool, and use products made for cast-iron and original tile. We damp-mop timber rather than wet-washing it, and we put nothing on a surface that could damage a period finish.
What if the letting agent finds something after the clean?
Call us inside 48 hours. We review the list, send the same crew back, fix everything flagged and issue a revised sign-off sheet, at no charge to you. It happens on roughly 3% of jobs and is usually one or two small items rather than a re-do.
Do you work with the main agents covering the grid?
