The park sets the boundary, not the postcode

Brockwell Park is 50 hectares of grass, and the streets around it sit in three different postcodes and two boroughs. The southern edge by Brockwell Park Gardens is SE24. Swing round to Brixton Water Lane and you are in SW2. Carry on to the Tulse Hill and Norwood Road side and the SE27 boundary is a few minutes away, with the Dulwich Road frontage brushing the edge of Southwark. One green space, four roads round it, and a check-out clerk who treats every one of them the same way.

That matters because the deposits here are large. A one-bed flat in Herne Hill rents at around £1,800 a month and a two-bed near the park at about £2,150, so five weeks deposit on that two-bed is roughly £2,480. Period houses on Burbage Road or Casino Avenue push well past £3,500. When the pot is that deep, an agent does not hesitate to dock £180 for a half-clean oven or £350 for carpet treatment.

What ties the area together is the green space and what sits in it: the art-deco lido on the north side, the Grade II* Brockwell Hall on the hill, the walled garden, the clocktower and the miniature railway that runs at weekends. Conservation-area period stock and why it traps dirt

Much of the housing round the park sits inside the Brockwell Park Conservation Area, and that is not a planning footnote. It means the period detail is still there. Original sash windows, deep cornicing, picture rails, ceiling roses, lath-and-plaster ceilings, tiled hearths and wide skirting all survived the decades. Then there is the newer layer, and it is not the easy option people assume. The flats behind Shakespeare Road and the build-to-rent blocks on the Brixton fringe come with integrated appliances, soft-close drawers, induction hobs and rainfall showers, and every one of those hides grease and limescale as well as a Victorian range cooker does. The inventories on the modern flats are if anything stricter, because the clerk expects a near-showroom finish.

The deposit rules after the Renters’ Rights Act

The Renters’ Rights Act 2025 abolished Section 21 no-fault evictions and turned assured shorthold tenancies into periodic ones. From 1 September 2025, Lambeth’s Phase 2 selective licensing scheme requires every privately rented property let to a single household or two unrelated sharers to hold a licence. The Herne Hill and Loughborough Junction ward, which covers most of the streets on the park’s north side, is one of the 19 wards in scope, and the scheme runs to 31 August 2030. Lambeth’s additional HMO licensing covers the whole borough and catches any property shared by three or more people from two or more households.

Why does a licence change anything for a clean? Because licensed properties get inspected, and inspections look at repair, hygiene and presentation. Add-ons the park-side flats actually need

The end of tenancy clean covers the bulk of a check-out, but a few jobs around the park come up often enough to flag.

  • Oven cleaning is the most common standalone add-on, and the one item a clerk checks first
  • Carpet cleaning matters for any pet household or heavy-traffic flat; the part-carpeted bedrooms common round here almost always need extraction to pass

The park is the best thing about living here and the most annoying thing about moving out of here. On a hot weekend the crowds for Brockwell Lido and the events on the open ground fill every side street, and the parking round the south and west edges is the worst part of any park-side job. If your check-out lands on a festival weekend in late spring, book the clean and the van slot early, because the controlled zones tighten and a removals lorry has nowhere to sit.

There is a practical knock-on for the clean. Festival weekends and the lido season throw dust and grass seed at the buildings facing the green, so the front windows look grimy within days even when they were spotless. That outside grime is usually a landlord matter rather than a tenant deduction, unless the inventory specifically logged the windows as clean at the start. Timing aside, the park-side flats are reachable without a car.
