The Brunel move-out calendar
Almost every tenancy around this campus ends in the same eight weeks. Late June, July, early September. That is the rhythm a single big university imposes on a postcode, and it is the first thing that makes cleaning a Brunel let different from cleaning anywhere else in Uxbridge.
Brunel University of London anchors the whole rental market here. Roughly 18,000 students and 2,500 staff, on a campus that joined the federal University of London in 2024, ringed by shared houses in Cowley and Hillingdon and a thicker band of one and two-bed flats in the town centre. When the academic year ends, hundreds of those households try to move out inside the same fortnight. Inventory clerks are checking five or six properties a day in peak, and they are tired, and they are quick to write a deduction when a kitchen is not ready.
That clustering is why booking early matters more here than it does in a normal residential street. If you leave it to the week before your check-out in early July, the slot you want has usually gone. We hold a few reserve slots back for last-minute jobs, but the predictable Saturday and Sunday changeover dates fill two to three weeks ahead, every single year.
The synchronised exit also makes the streets around campus a nuisance to work on. On a peak changeover weekend, half of Cleveland Road is hire vans and parents’ estate cars double-parked while one household moves out and the next moves in. Our team plans for it. We tell you straight when a job is a carry-everything-from-the-corner one rather than a park-on-the-drive one, and we schedule the messier shared houses for the start of the day before the road fills up. None of that changes your price, but it does change which slot we offer you.
What a Cleveland Road deposit is worth
The deposit is the whole reason you are reading this. A typical six-bed HMO around Cleveland Road, Cowley Road or Cowley Mill Road runs at roughly £790 to £830 per room a month, all in. Multiply that across the household and the protected deposit lands somewhere between £2,000 and £3,200, depending on how the landlord set it up. That is real money sitting in a scheme, and a cleaning deduction is the easiest way for it to shrink.
The smaller lets carry real deposits too. UB8 rents in early 2026 sit at about £1,200 to £1,400 a month for a furnished studio, £1,350 to £1,650 for a one-bed flat, £1,700 to £1,900 for a two-bed, and £2,500 to £2,800 for a four-bed semi. Even a single tenant in a studio near Uxbridge tube has £1,500 to £1,900 tied up. The deduction that eats into it is usually small in the agent’s eyes and large in yours: forty quid for an oven, sixty for carpets, a flat cleaning charge on top.
Here is the part tenants miss. The clean almost always costs less than the cumulative deductions it prevents. The other thing worth saying plainly: the housing stock here is genuinely mixed, and that changes what a clean involves. You have 1930s and 1950s semis on Cowley Road and Whitehall Road carved into shared houses. You have the concrete halls inside the campus boundary, including the Grade II listed lecture centre that turned up in Stanley Kubrick’s A Clockwork Orange, plus newer blocks like Saunders, Lancaster, Bishop and Faraday. You have canal-side flats near the tube at Papermill House, Streamside House, Dolphin Bridge House, Waterwood House and Panorama Apartments. And you have a run of period houses in Cowley village around the High Street. A clean priced for a new-build studio is not a clean priced for a six-bed Victorian conversion, and we quote them differently because they are different jobs.
The council is watching your HMO now
This is the bit that has actually changed in the last six months, and it matters more around Brunel than almost anywhere in west London because so much of the stock is shared housing.
On 10 December 2025 Hillingdon Council brought in a borough-wide Article 4 Direction. It strips out the permitted development right that let a family home be split into a three-to-six bed shared house without planning permission. From that date, a conversion needs full planning. Then on 19 February 2026 the Cabinet approved a borough-wide Additional HMO Licensing Scheme covering small HMOs, meaning three to four sharers from two or more households. Applications opened on 20 May 2026. Full compliance is required by 23 August 2026 and enforcement starts the day after, on 24 August 2026. The licence costs £1,401 per property for five years, with a 10% discount for accredited landlords.
Why does any of this land on you, the outgoing tenant? Because the council’s own evidence base counted 2,537 HMOs in the borough with only 666 licensed before the scheme, and reckoned 30% of all Hillingdon HMOs carried serious safety hazards, three times the national average. Agents managing your shared house are now under direct pressure to evidence room sizes, fire safety and overall condition at every changeover. A move-out clean used to be a tidy-up. The national picture pushes the same way. The Renters’ Rights Act 2025 is in force for new tenancies from 1 May 2026. It scraps assured shorthold tenancies, ends Section 21 no-fault evictions, and brings in a Decent Homes Standard for private renting. For someone moving out, the practical effect is awkward. Adjudication through the deposit schemes is faster, and landlords have less room for a speculative cleaning charge, but the evidence on both sides gets scrutinised harder, so a landlord with a genuine grievance will dispute it more aggressively. A professional clean with photographs at handover is the cheapest insurance you can buy against that fight.

- Deposit protection scheme
- Your deposit must legally sit in one of three government-backed schemes, not in the landlord’s account. The main ones are TDS, DPS and mydeposits. Each runs a free dispute service if you and the landlord disagree over deductions.
- Check-in inventory
- The report and photos taken when you moved in, recording the condition of every room. Your check-out is judged against it, so the cleaner is really trying to match a baseline, not reach perfection.
- Additional Licensing
- Hillingdon’s new requirement that smaller shared houses hold a council licence, separate from the long-standing mandatory licensing of large HMOs. It is what has tightened changeover inspections across the Brunel area since February 2026.
- Article 4 Direction
- A planning rule that removes an automatic permitted development right. In Hillingdon it now means a house cannot quietly become an HMO without the council signing it off first.

Hard water, grease and worn loop-pile
Three physical things define a Brunel clean. Get your head round them and the pricing on this page stops looking arbitrary.
First, the water. The whole UB postcode sits in a Thames Water hard-water zone. After a year of student showers, the screen, taps, kettle, washing-machine drawer and toilet bowl wear a coat of calcium scale that a supermarket spray will not touch. We carry professional descalers and lift the deposit without etching the chrome underneath. This is the single most-flagged item on Brunel inventory reports, so we treat every job as a descale from scratch rather than a wipe-over.
Second, the carpets. Most student lets here are floored in synthetic loop-pile, mid-grey or oatmeal, cheap and hard-wearing and visibly flattened wherever feet land. Doorways, stair noses, the patch in front of the sofa. Clerks flag matting, food spills, hair-dye splashes and red wine almost every time. Third, the kitchen, which is where most deposits are won or lost. Six undergraduates cooking for nine months produce a film of vapourised grease behind the hob, on the extractor filter, under the wall cabinets and across the ceiling. The oven cavity, glass door and side panels nearly always need a deep treatment rather than a quick degrease.
