The wood at the end of the road, and the deposit at the end of the tenancy

Bursted Woods Open Space runs to a little over 12 hectares of sweet chestnut, oak and recreational grass, a Borough Grade 2 Site of Interest for Nature Conservation that survives from the old woodland between Bexleyheath and Northumberland Heath. Erith Road traces its eastern edge. The houses that grew up around it in the 1930s, and the new homes now rising on the former Bexley Maternity Hospital plot, all share one thing a clerk cares about: they live next to trees, and trees make mess that a check-out notices.

That is the local twist. Everywhere else the deposit maths is the same, but in Bursted Wood the dirt has a postcode of its own.

Trees are lovely until you are cleaning under them. The homes backing onto the open space, on the roads running off Erith Road and round Mayplace Road East, carry a set of problems that a flat in the middle of Bexleyheath simply does not. Leaf mould blows in under back doors every autumn and packs into the runners of patio doors and the corners of conservatories. The shaded, wood-facing elevation of a house stays damp longer, so the bathroom and the back bedroom on that side hold more black spotting in the silicone than the sunny front rooms do. Then there is the mud. People walk the woods, dogs walk the woods, children come back across the grass from Bursted Wood Primary, and all of that arrives at the back step. The hall floor at the foot of the stairs and the kitchen threshold take the brunt of it. By the end of a tenancy the grout in those two spots has gone grey in a way that a quick mop will not shift.

Bursted Wood is not one housing type. It is two, and they fail an inventory in different ways.

The bulk of it went up between roughly 1925 and 1939, when the electrified Bexleyheath line made the commute to Charing Cross and Cannon Street workable, and the typical product was the bay-fronted three-bed semi. Those houses have decades of paint on the skirting, original timber window runners on the older ones, picture rails sitting above where most tenants ever dust, tiled 1930s fireplaces either boarded up or proudly restored, and a rear kitchen that someone extended in the 1990s. The grease in one of those extended kitchens, behind a ten-year-old extractor that has never come off the wall, is the single job tenants most underestimate. We take the filter out and degrease the housing properly, because a clerk will lift it and look.

The second kind is new. The locally listed former Bexley Maternity Hospital and its grounds, on Erith Road, are being turned into a neighbourhood of around 117 homes beside the ancient woodland, and Bursted Wood has picked up other pockets of recent flats and houses alongside it. A two-year-old flat does not have decades of grime. What it has, at first check-out, is the residue every new home carries: a fine builders’ dust that keeps settling out of the loft and the trickle vents for months, silicone smears on the new glass, protective film glue on window frames and white goods, and grout haze on bathroom tiles that was never buffed off at handover. That is closer to an after-builders clean than a grease fight, and we treat it as one.

So we do not turn up with a single method. A 1935 semi off Eskdale Road and a 2024 flat on the hospital site get the same 57-point standard but a different order of attack, and that is the bit a one-size template misses.


The money on the table when you leave DA7

DA7 is not cheap to rent. ONS housing data for Bexley, updated through April 2026, puts the average private rent across the borough at £1,525 a month, up 6.8% on the year from £1,428. Within that, DA7 sits at the top: it is the most expensive postcode in Bexley to rent a flat, averaging around £2,122 a month, which is what makes Bursted Wood a dearer corner of the borough than its rent-per-room reputation suggests.

Higher rent means a bigger deposit at risk. Under the Tenant Fees Act 2019 a deposit is capped at five weeks’ rent, so on an £1,800 a month two-bed that is roughly £2,076, and on a £2,400 a month three-bed it runs past £2,750. What changed on 1 May 2026, and what Bexley already enforces

The big change is now live. The Renters’ Rights Act 2025 took effect across England on 1 May 2026. It scraps Section 21 no-fault evictions and turns assured shorthold tenancies into periodic ones, so the shape of a move changes. The deposit rules do not. Your money stays protected in TDS, the DPS or mydeposits, and the check-out stays the document that decides who keeps what.

What the Act does add is teeth on the enforcement side. From 1 May 2026 a council can issue a civil penalty of up to £7,000 for a breach and up to £40,000 for an offence, which gives landlords a sharper reason than ever to keep a property compliant and to re-let it quickly and cleanly. Faster re-lets mean shorter voids, which means harder, quicker check-outs. A standard that scraped through in 2023 will not scrape through now.

Bexley has its own rules layered on top. The Bexley Council selective licensing scheme went operative on 13 January 2025 and runs to 12 January 2030, but it covers Belvedere ward only, so a Bursted Wood let does not sit inside it. Mandatory HMO licensing under Part 2 of the Housing Act 2004 still applies borough-wide, so any Bursted Wood property shared by five or more people in two or more households needs a licence whatever the postcode. Failing to license where the Belvedere scheme bites can cost a landlord up to £30,000. None of this raises the cleaning bar at check-out by itself, but it does explain why Bexley landlords have got fussier about the state a home comes back in.
