The Met-land estate and why its deposits run high

The Watford branch of the Metropolitan line ends on Cassiobury Park Avenue. The station opened in 1925, and the suburban streets around it were laid out across the early 1930s on land that had been the estate of Cassiobury House before it was pulled down. That history is the reason the housing here is what it is: large, detailed, built for Metro-land commuters who wanted London money’s worth of space within a short walk of a park. Ninety years on, those same homes carry the deposits to match.

Watford as a whole runs hot. The ONS local-area dashboard put the average private rent in Watford at £1,815 a month in February 2026, up 4.9% on the year and well above the £1,269 East of England average, with the average house price at £391,000 in January 2026. Cassiobury sits firmly above those figures. Sold-price records on Cassiobury Park Avenue show family homes the wrong side of £725,000, and the detached stock up on Cassiobury Drive trades in the £1.2m to £2.5m bracket, with a seven-bed semi on the same road listed past £1.9m within the last year.

That premium feeds straight into deposit risk. Under the Tenant Fees Act 2019, a deposit is capped at five weeks’ rent. On a £2,200 a month two-bed at Cortland Cassiobury that is roughly £2,538 held in TDS, DPS or mydeposits. On a four-bed Mock Tudor renting at £4,500 a month, the deposit comfortably clears £5,000. The Cassio Metro and Cassio Apartments on Malden Road are the new-build end, 2010s spec with handle-less gloss kitchens, integrated AEG appliances and balconies with frosted glass infill. Hard water off the Gade, and the marks it leaves

This part catches people out. West Hertfordshire sits on chalk, the River Gade runs through Cassiobury Park, and the mains water here is genuinely hard. That matters at check-out because hard water leaves a visible mineral film on every glass surface it dries on, and a clerk reads that film as a clean you did not finish.

The usual casualties are predictable. Shower screens fog white. Chrome taps and rainfall heads scale up. Glass balcony balustrades on the newer flats spot after rain. The deposit rules, conservation rules and the jargon

The Renters’ Rights Act 2025 goes live across England on 1 May 2026. It ends Section 21 no-fault evictions and rolls every assured shorthold tenancy onto a periodic term.
