Champion Hill sits on the postcode seam
Stand at the top of Champion Hill and you are on a ridge, not in a neighbourhood. The road climbs east from Denmark Hill station along the crest of the same hill whose other slopes carry the names Grove Hill and Dog Kennel Hill, and the summit it shares with them is also the seam where SE5 hands over to SE22. That single fact shapes every check-out up here. One side of a street can be Camberwell, the other East Dulwich; a flat near Ruskin Park answers to one set of agents while a house near Green Dale answers to another. We work both postcodes, because on Champion Hill you cannot tidily separate them.
The numbers tell you what is at stake. The average property across Champion Hill SE5 reached £421,136 over the year to spring 2026, according to Rightmove’s HM Land Registry data, and rents in the wider Camberwell catchment run about £1,200 to £1,400 a month for a one-bed and £1,800 to £2,400 for a two-bed. Each one cleans differently.
The Camberwell Grove conservation area is the demanding end. Its two long streets, Camberwell Grove and Grove Lane, were built between the 1770s and the 1840s, and the houses run three and four storeys of yellow brick with sash windows, glazing bars, slate mansards and basements set down behind front lightwells. Numbers 79 to 85 and 91 to 95 are Grade II listed. On a house like that a clerk checks the parting beads on the sashes, the dust shelf on ten-foot skirtings, and the cornicing and ceiling roses that a quick wipe never reaches. It takes time, and the time is the point.
Ruskin Park House is a different animal again. It is a 1930s modernist mansion block looking over Ruskin Park, designed by Alexander Stuart Gray and William Watkins and now Grade II listed, with original parquet, tall ceilings and long communal stairwells we do not touch. The parquet seams and the edge gaps where carpet meets wood are the recurring flag in those flats.
Then there is the green edge, which is unusual for inner London and worth knowing. Champion Hill backs onto Ruskin Park on the Camberwell side and onto Green Dale Fields on the East Dulwich side, a strip of Metropolitan Open Land with a footpath and cycle track running down past the King’s College sports ground towards Dog Kennel Hill Wood and the Champion Hill stadium where Dulwich Hamlet play. Houses backing the park and the fields are the ones that pick up garden tread and mud through the back rooms, which a clerk will notice on the hard floors.
Who actually rents on the hill
King’s College Hospital and the Maudsley sit at the foot of the hill, and between them they employ thousands. A good share of the doctors, nurses and research staff rent locally on six and twelve-month tenancies that turn over fast, and the King’s postgraduate and PhD cohort attached to the hospital and the Institute of Psychiatry feeds the same private market every summer and winter. These are tenants on a clock. They move when a rota or a term ends, not when it suits the let, so the cleaning often gets squeezed into a single day between handing back and starting somewhere new.
The student halls are a trap people fall into. You would expect the big King’s residence on Champion Hill to soak up that demand, but four of its five blocks have stood empty since July 2020 over a fire-safety problem with their timber frames and cladding, and the listed Platanes block is shut too. So the housing pressure from King’s, the Maudsley and the Institute of Psychiatry has pushed out into ordinary flats and house-shares across SE5 and SE22 instead. If you are leaving one of those shares, you are on a private inventory, and a private inventory is checked hard.

The licence your landlord is holding
Champion Hill ward is licensed, and that matters more than most tenants realise. It is one of five wards in Southwark’s first selective licensing designation, alongside Newington, Faraday, St Giles and Goose Green, which came in on 1 March 2022 and runs to 28 February 2027. Any privately rented home in the ward let to a single household or to two unrelated sharers has to hold a licence, set at £900 over the five-year term. The law around your deposit is changing in your favour on timing, though not on cleaning. The Renters’ Rights Act 2025 ends Section 21 no-fault evictions and makes periodic tenancies the default from 1 May 2026, which gives you more room to set the move-out date around your work. It does not soften the deposit rules. Statutory deposit protection still makes the landlord prove any deduction with photographs and a clerk report, and the burden is on them to show the place came back worse than it went in, not merely short of show-home. - The report and photos taken when you moved in. It is the benchmark; a clerk judges the move-out against this, not against a brand-new flat.
- Inventory clerk

Do you clean inside the oven?
Yes. The oven interior, the door glass including between the panes where the door splits, the shelves, grill pan, hob, extractor and filter are all in the standard end of tenancy price. No surcharge. The oven is still the single most-deducted item a clerk finds in SE5, so it is never an extra.

Can you add carpet and window cleaning?
