On the flats above the Chatsworth Road market, the first thing an inventory clerk opens is the cooker hood. How the check-in report quietly decides your deposit
Start with the mechanism, because almost nobody does. When you took the flat, a clerk walked it and wrote a check-in report describing every surface, usually with photographs, usually marked “clean” or “as new” in the kitchen and bathroom. Those words were true that day, because the flat had just had a professional clean. At check-out a clerk reads that report back line by line, and anything materially worse than the check-in entry, past fair wear and tear, comes off your deposit.
The money is not abstract on Chatsworth Road. The deposit on most of these tenancies is five weeks’ rent, which on a two-bed above the shops sits near £2,600 with the protection scheme. The smaller the flat, the harder one failed line hits, and the stock here runs small: one-beds and two-beds above the market frontage, upper-floor conversions on the side streets. Why is the clerk so exacting? The deposit is real money the agent has to account for to a scheme, so the inspection is genuinely adversarial, and the clerk is paid to find fault rather than wave you through. Under the Tenant Fees Act 2019 a landlord cannot make a professional clean a condition of the tenancy, so nobody can force you to book us. What they can do is hold you to the benchmark. If you can match it yourself and prove it, good. If you cannot, the deduction is the more expensive way to find out.
The cafe-heat problem nobody warns you about
This one is specific to the market street. When the ground-floor unit runs a kitchen, and along Chatsworth Road that is a bakery, a deli, a coffee roaster or one of the cafes that opened as the market came back, the heat rises through the floor and carries a fine oil mist with it. That mist settles on the underside of the upstairs cooker hood canopy, on the surrounds, and on the back of the splashback tiles. Six months in, the inside of the canopy is browning, and a supermarket degreaser will smear it, not lift it.
The baffle filter comes out and soaks in a hot degreaser tank. The canopy interior gets a stronger wash and a real scrub, including the rim where it meets the wall, which is the spot that gets skipped and then flagged. Then the surrounds and tiles, then a polish dry. The E5 clerks know the pattern exactly, and on a flat above a food shop the hood canopy is the line they check first.

What changes on 1 May 2026 for E5 landlords
Two things land on the same date, and it helps to keep them apart.
First, the Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 no-fault eviction is gone, every existing assured shorthold tenancy has converted to a rolling periodic tenancy, and a tenant can give two months’ notice at any point rather than waiting out a fixed term. The part people get wrong: the cleaning side did not change at all. The Tenant Fees Act still applies, the check-in benchmark still applies, and the deposit sum is exactly what it was the week before. What changed is timing, and Chatsworth Road was already high-churn, full of one-year lets and short professional tenancies. Book the clean earlier than you used to.
Second, Hackney’s new licensing starts the same day. From 1 May 2026 the borough runs selective licensing across 17 of its 21 wards, and Chatsworth Road sits inside Lea Bridge ward, one of the 17, so any landlord letting to a single household or to two sharers on these streets now needs a selective licence. Additional HMO licensing runs borough-wide on top of that, so a house shared by three or four people from two or more households needs a licence wherever it is. Applications opened in March 2026, the fee is £925 for a single home and £1,400 for an HMO.

The kitchen, where most of it goes wrong
The oven is stripped, not wiped: racks soaked in a tank, the door glass split apart so the brown film between the panes comes out, interior and fan and seals all done. If the oven is genuinely all your agent flagged, standalone oven cleaning covers it on its own. Then the room: hob rings and burners off and washed, the cooker hood degreased and its baffle soaked, every cupboard inside and out. Fridge and freezer through once defrosted, and the gaps behind and under them done. The washing machine drum, the detergent drawer, and the door seal. Sink, taps and plughole descaled. The bathroom, the other place it goes
Scale comes off the taps, shower head, screen and tile joints first, carefully on any original chrome. Grout is scrubbed as far as honest effort takes it, and photographed first where it is clearly past saving so nobody bills you for wear that was there at check-in.

Window glass on the inside, frames wiped, sills hand-dusted, and the period stock here mostly runs timber casements rather than uPVC. Radiators behind, under and on top. Light fittings inside and out, switches and sockets and the marks around them. Internal doors both sides, plus the flat top edge nobody reaches. Carpets vacuumed both ways with the edges done by hand and marks spot-treated; a full shampoo is the common add-on, which is what carpet cleaning covers on the same visit. The stairwell up to the flat, banister, spindles and every tread. A final low-light walk-through to catch what daylight hides. Tired sofas in shared lets that want a proper upholstery cleaning fold into the same booking.
What Lea Valley hard water does to a Clapton bathroom
E5 sits in one of the hardest water zones in the country. Thames Water classes anything over 300 parts per million of calcium carbonate as very hard, and the reported figure for E5 runs well above that, into the mid-300s, higher than the company’s own service-wide average. Chalk builds on taps, shower heads, screens and tile joints fast, and a cloth does nothing to it. Scale set into chrome is not a quick job. It wants a dilute acid soak with real dwell time and then a polish dry, and if your previous cleaner reached for a general kitchen spray it simply will not shift. Hard-water flats fail on this point reliably, so we carry the descaler and give it the time.
You are marked against a professional standard, not a tidy one.
Grout is the quieter version of the same problem, the line between a pass and a deduction here more often than anything to do with carpets. We scrub it rather than wipe it, and where it is genuinely gone we photograph the state first. That dated photo has settled more disputes than any argument, because a clerk cannot charge for grout that was already grey in the check-in pictures.
Chatsworth Road, street by street: the stock keeps shifting
Chatsworth Road was built out in 1867 to serve the growing East London suburbs. The market ran five days a week with around 200 stalls in the 1930s, faded to almost nothing by the 1990s, and was brought back by local volunteers in 2010 as a monthly Sunday market that grew into the weekly one you see now. That revival set the tone: independent delis, bakeries and cafes above fast-turnover flats.
On the road itself the archetype is the shop-with-flat-above: two or three storeys, a one or two-bed flat over a food shop. These are the cafe-heat flats, with narrow galley kitchens where oil pools behind the cooker. The side streets carry the older terraces: Glyn Road, Powell Road, Rushmore Road and Blurton Road run to 1880s and 1890s houses split into upper and lower flats.
Since August 2025 a bus gate at the Brooksby’s Walk end has restricted through-traffic as part of a low-traffic scheme, and the market end is pedestrianised every Sunday, between Dunlace Road and Blurton Road. Those figures assume a flat in normal lived-in shape. A long tenancy with heavy wear or a pet household costs more, and we say so on the phone rather than after. The add-ons are simple: carpet shampoo at £36 a bedroom, £43 a living room, or £115 for a whole two-bed carpeted area; ovens, already inside the standard clean but priced here for reference, at £77 for a single, £110 for a double and £114 for a 90cm range.

Now run the sum the way the deposit makes you. A one-bed at £207 to protect a deposit near £2,600 is not really a decision.
