Why the clerk walks the stairwell first

Start with the mechanism, because almost nobody does, and it decides the whole thing. When you moved in, a clerk walked the flat and wrote a report describing every surface, nearly always with photos, with “new” or “as new” pencilled against the kitchen, the bathroom and the paintwork. Those words were true on the day, because the flat had just been professionally cleaned for the incoming tenant. At check-out a clerk walks it again and compares line by line. The money is not abstract. On the DIY check-outs we get called in to rescue, the deductions land in a familiar shape: roughly £85 to £120 on the oven, £80 to £150 on grout and hard-water scale, £150 to £350 on carpets in the older conversions, more again for the gaps behind appliances and the stairwell paintwork. Here is the part people get backwards. The cleaning side of a move-out did not change one bit. The Tenant Fees Act still applies, the check-in benchmark still applies, and the deposit maths is exactly what it was the week before. What changed is timing.

This was already one of the highest-churn corners of south London, where a lot of people take their first flat out of a university house or a parental home, and one flatmate leaving often sets off a whole reshuffle. Let people go on a rolling two months rather than a fixed end date and the move-outs get more frequent and harder to predict. The takeaway is dull and it pays for itself: book the clean earlier than you used to, because the slot you want at month-end will already be gone if you wait.

The oven is stripped, not wiped. We pull the baffle out, soak it in a hot detergent bath rather than smearing it round with a cloth, and brush the flue collar by hand. Hob rings and burners lift off, knobs off and washed. Every cupboard inside, outside, top and underneath. Fridge and freezer cleaned through once defrosted. Appliances pulled out so the gaps behind and under them are done, then put back. The washing-machine drum, the detergent drawer out and scrubbed, and the door seal, where the hard water leaves grey scale. Sink, taps and plughole descaled. Tiles and grout scrubbed, bins washed, floor mopped last.

Bathrooms, the other place it goes wrong

Hard-water scale comes off the taps, shower head, screen and tiles first, with a careful hand on any original chrome. Then the rest, in plain order.

  • Toilet done properly: inside, under the rim, the base, the cistern, the hinge bolts, and behind the pan where nobody looks but the clerk
  • Shower screen both sides, the runner track and the sealant bead included
  • Bath, taps and their undersides, overflow and plughole; chrome polished separately after the descale
  • Mould above the heater in the ex-council flats where the extractor has often died: hypochlorite, left to dwell, rinsed, repeated
  • Mirrors and cabinets, the extractor grille, and the floor into the corners, behind the loo and under the basin

Bedrooms, living rooms and everything between

Inside every wardrobe, drawer and built-in cupboard, runners and rails wiped. Skirting, door frames, doors, handles and finger plates. Light fittings, switches, and the ceiling roses and picture rails a lot of the Bedford Road upper flats kept, which hold years of dust. Window sills, reveals and frames inside, and the bay-window lower pane where condensate dries a white line the clerk always checks. Radiators behind, under and on top; cast-iron fireplace surrounds dusted with a soft brush, not sprayed. Walls spot-wiped for marks, with a realistic line drawn, because nail holes and honest scuffs are a decorator’s bill. Hard floors washed with the right product, sofas and armchairs hoovered through.

Two of these often need their own pass. Professional hot-water extraction on carpets is written into a fair number of Clapham tenancies as a hard requirement, which the carpet cleaning add-on covers on the same visit, from £36 a room. Hard-used sofas in shared lets sometimes need full upholstery cleaning.

Then everything else: switches, sockets, thermostats and entryphones; internal doors both sides; the shared stairs, bannister and spindles, which get the magic-sponge pass for bike scuff and bag-strap marks; the airing cupboard with its combi boiler, stripped and wiped last because the warm cupboard breeds dust. What Thames Water leaves on an SW4 6 shower

Clapham North sits in London’s hard-water zone, on the Thames Water network, and south of the river the supply tests at around 296 parts per million of calcium carbonate, which is very hard and near the top of the London range. That one fact loses more deposits here than almost anything except the oven. Calcium builds on taps, shower heads, screens and tile joints faster than tenants expect, and a wipe with a cloth does nothing to it. The clerk checks for it deliberately, running a thumbnail down the tap and looking at the screen edge-on against the light. It climbs back inside a fortnight if the last tenant skipped the descaler.

Scale that has set into chrome is not a quick job. Grout is the other one, the line between a pass and a deduction here more often than anything to do with carpets. We scrub it rather than wipe it, and where it is genuinely past saving we photograph the state before we start, so the clerk cannot bill you for wear that was already there at check-in. Specialist surfaces sit outside the scrub-and-go work. Original boards in a period conversion, a tiled entrance hall, engineered board in a newer flat: each takes its own product, which is what the floor cleaning add-on is for. Clapham North, street by street: station, strip and estate edge

Clapham North centres on the Northern-line station at the top of Clapham High Street, and it is a genuinely tight little station: Clapham North and Clapham Common are the only two below-ground stops on the whole Underground with narrow island platforms, barely a few metres across. From that junction the housing changes as you walk out, and the clerk looks for different things in each pocket. We work it in three bands.

The station and the side-street conversions

The dominant stock is late-Victorian terraces off the High Street, mostly built in the 1880s and early 1890s along Bedford Road, Crescent Lane, Voltaire Road, Lendal Terrace and Aristotle Road, nearly all split into upper and lower flats. Upper flat with the front-room bay over the street, lower flat with the garden, one staircase shared between the two. These are the four-share addresses that make up most of our weekly rota, and the stairwell, galley extractor and shared bathroom scale are what cost cleaners hours. The High Street strip and Venn Street

Along Clapham High Street itself and around the Pavement and Venn Street, the stock turns to flats above the bars and restaurants and newer apartment blocks built behind the frontage in the late 2000s and 2010s. This is the nightlife strip and the Saturday food market end, and the flats over it are the highest-churn addresses of the lot: short lets, quick turnarounds, the month-end crush at its worst. Clapham High Street has its own Overground station a short walk from the tube, the interchange most people mean when they say they are “by Clapham North”.

The Stockwell Park estate edge

North of the station the architecture shifts to 1960s and 1970s ex-council stock on the Stockwell Park estate edge and the Mursell estate side along the Clapham Road corridor: mid-rise blocks with deck access and external corridors. These flats have their own quirks, mainly bathroom mould above the heater where the extractor has failed. People mix up the Claphams constantly. The Common-side stock (Old Town, the Abbeville grid) sits on Clapham Common, Clapham South is over on the Balham side, and the SW9 streets east of here run into Stockwell and Brixton. Clapham Town ward, licensing and the paper trail

Clapham North falls in the London Borough of Lambeth, and the streets around the station and the High Street sit in the Clapham Town ward. That ward is covered by Lambeth’s second selective licensing scheme, which went live on 1 September 2025 and runs for five years, alongside Clapham Common and Abbeville, Clapham East and Clapham Park. Almost the whole borough is now inside a selective scheme; only the Waterloo and South Bank and the Vauxhall wards sit outside it. Any private landlord letting a single-household flat in the ward needs a licence, at £1,025 per property, and letting one without is a civil-penalty offence. Separately, Lambeth runs a borough-wide additional HMO scheme for homes shared by three or four unrelated people, which currently runs to 8 December 2026, on top of the national mandatory scheme for larger five-person-plus HMOs. A great many Clapham North sharer flats fall inside one of those.

What that means at the end of a tenancy is straightforward. A licence creates a paper trail the council can reference in a dispute, so licensed properties tend to get walked more closely, and in a licensed HMO the shared parts get inspected in their own right, the stairwell and hallway walked separately from the rooms. If the staircase is shared between an upper and a lower flat and your tenancy agreement names it as a common part, the clerk walks it as part of the upper-flat let. Bike scuff, bag-strap marks and paint marks round the door frame are all in scope. Does the Renters’ Rights Act 2025 change anything for Clapham North tenants?
