The streets fronting the perimeter wall pick up higher footfall on summer weekends, with the bandstand crowd and the dragon-boat regatta bringing path-verge dust in through the bay windows of houses on the lake side. That is a cleaning detail, not tourism.

Thames Water supplies DA16 from the chalk aquifers under the North Downs, and the public hardness map puts Welling and Danson Park in the very-hard band, around 290 to 310 parts per million calcium carbonate (Thames Water hardness data). Bexley Council licensing across DA16 in 2026

Bexley’s selective licensing scheme that became operative on 13 January 2025 (running to 12 January 2030) covers the Belvedere ward only – it does not extend to the East Wickham or Welling ward that takes in Danson Park (Bexley Council property licensing schemes). What does cover Danson Park is the council’s borough-wide non-immediate Article 4 Direction made on 16 September 2016, which removed permitted development rights for change-of-use into a small HMO; converting a Danson Lane mock-Tudor semi into a 3-to-6-occupant share now needs planning permission. The national mandatory HMO regime still applies to any property occupied by five or more people forming two or more households. By March 2025 the council had issued 139 licences under the Belvedere scheme, with a maximum financial penalty for unlicensed letting set at £30,000.

For a single-household let on Danson Crescent the standard EOT covers it. For a five-share HMO the licence-holder can deduct for shared-area condition – stairwells, communal kitchens and bin stores get walked separately. We price HMO common parts at standard room rates; you are not paying double.

What is particular about cleaning a Danson Park mock-Tudor semi

Two things, in the order they cost cleaners time on a Danson Park let. First, the leaded-light bay window in the front reception.
