How a hand-over photo pack decides your deposit
Start with the mechanism, because it is the whole game and almost nobody runs it until the deposit is already short. None of East Bank is period stock. The flats are new-build, handed to the first landlord with a known developer specification and a photo pack to match: handle-less kitchens, integrated AEG or Bosch appliances, engineered oak or large-format porcelain underfoot, floor-to-ceiling glass on at least one face. The check-out clerk is not comparing your flat to a vague idea of clean, but to those photos.
So the faults are specific and they are the same ones every time. An oil shadow in the silicone around the hob. A grey film in the corner of the shower glass. A dust collar on the ceiling sprinkler head, which shows the second a torch goes near it. The mesh filter in the extractor, which a rushed clean never lifts. Each is a line on the report, and each line is money off your deposit.
The deposit is large and the agent is on the hook for protecting it, so the inspection is adversarial. That is fair enough. It just means you turn up with evidence, not optimism. Your protected deposit has to come back inside ten days of an agreed figure, and the agent has to evidence any deduction, so a photographed, signed-off clean gives them nothing to argue with.
One change worth a line, because the timing bites here more than most places. The Renters’ Rights Act 2025 went live on 1 May 2026: Section 21 is gone and every assured shorthold tenancy is now periodic, so a tenant can give two months’ notice at any point. The clean itself did not change at all. What changed is churn, and a Park full of one-year corporate lets churns harder than most, so book your slot earlier than you used to.
What it means to rent next to a building site and four arts venues
East Bank is the new cultural quarter strung along Carpenters Road on the south edge of the Park. UCL East opened its Marshgate building in autumn 2023, the London College of Fashion moved its UAL campus onto the Park the same year, Sadler’s Wells East opened in February 2025 and the V&A East Storehouse that May. The BBC Music Studios are the last piece, fitting out now.
The residential towers wrap around all of it, and a fair few of our tenants work in it: dancers and technicians at Sadler’s Wells, staff and students at the London College of Fashion. That setting changes the clean in two small ways. The south-facing glass on the Park side picks up pollen off the new podium planting in spring, plus a film of construction dust while the Stratford Waterfront site and the BBC fit-out are live, so it needs working when the light is low. And an event night leaves a footfall film along the patio-door tracks of any Park-facing flat.
One thing worth being straight about. The Stratford Waterfront towers themselves, the four Ballymore blocks rising to 27 storeys beside the V&A, are still going up: construction started in spring 2026 and they will not finish until late in the decade. So if someone says they rent a Waterfront tower flat today, they almost certainly mean one of the existing blocks nearby. We clean the ones that are built and finished, which is plenty.

Why your Olympic Park flat sits outside Newham licensing
Most of Newham runs a borough-wide selective licensing scheme, in force from 1 June 2023 to 31 May 2028, which puts a licence on nearly every private rented home in the borough. Two wards were carved out of it. The Stratford Olympic Park ward is one (Royal Victoria is the other), on the basis that the Park estates run under their own freeholder regime. East Bank sits inside that excluded ward.
What that means in practice is short. Your Olympic Park landlord almost certainly does not need the Newham selective licence that a landlord in Plaistow or East Ham does, the one that runs £750 for up to five years. An HMO licence still applies if the flat is let room by room. The standard that actually bites on a hand-back here is not the council’s; it is the freeholder housekeeping spec the building manager briefed the inventory clerks on before the first tenant moved in. The kitchen, where most of the deductions live
The integrated oven is stripped, not wiped: cavity, racks, fan, seals, and the door glass split so the film between the panels comes out. The induction hob, and the silicone bead around it where the oil shadow forms. A couple of things sit outside the standard clean and we quote them separately. Where a flat is carpeted rather than hard-floored, hot-water extraction is the carpet cleaning add-on; where the inventory wants the outer glass on a floor we can reach, that is window cleaning, folded into the same visit. We never bury an extra behind an asterisk.
What Lea Valley hard water does to a glass shower
East Bank takes its water from Thames Water’s Coppermills works up in the Lea Valley, and it is very hard, around 290 mg of calcium carbonate per litre on Thames Water’s own hardness data. In a new flat with a walk-in shower behind a single sheet of glass, that is the fault a clerk finds fastest. Scale sets on the glass, the rainfall head and the chrome quicker than tenants expect, and a cloth does nothing to it once it has hardened.
So we descale it with a mild scale remover on the chrome and glass, kept well away from the porous tile and sealed floor where an acid would do damage, then hand-dry the lot the same day. A shower screen that has been descaled and buffed dry photographs as new, which is the whole point.

The buildings we are inside, block by block
Short list, tall buildings. The lettable stock around East Bank is concentrated in a handful of named blocks, the rest of the quarter being institutional or still under construction. These are the ones we are inside most weeks.
Glasshouse Gardens, the twin towers off Celebration Avenue with Cassia Point as the taller of the two, finished in 2017 with a 24-hour concierge, a residents’ gym and a cycle store. This is the bulk of our one and two-bed work on the Park. Stratford Cross on Westfield Avenue, the International Quarter blocks behind the station, runs to a similar corporate spec. The East Village towers off Victory Parade, the old athletes’ village now run by Get Living as build-to-rent, give us a steady stream and keep their own inventory standard, which we clean to. Coppermaker Square on Cherry Park Lane, the newer build-to-rent cluster by the station, is filling now and the lets are turning. The cultural quarter itself at E20 2AR on Carpenters Road is venues rather than housing, so the homes there are the upper-level flats in the surrounding blocks.
The stations do most of the access work. Stratford is about seven minutes’ walk and carries the Central, Jubilee and Elizabeth lines, the DLR, the Overground and National Rail; Stratford International, a little north, runs the high-speed line to St Pancras in seven minutes. There is no kerb parking on the cultural-quarter side, so our crews use the podium and resident bays at the blocks, cleared with the concierge on the day. The Park roads are adopted by Newham now, but building managers still decide who lifts the barrier on a given morning.
For the streets next door, the family Chobham Manor townhouses sit immediately north-east, and the wider Stratford lets run off the south side of the Park. The agents are consistent across the quarter, Foxtons and JLL near the station, Knight Frank on the prime Park-side lets, Romans & Partners and Felicity J Lord on the day-to-day Glasshouse Gardens business, so the inventory bar barely moves from block to block.
