On a Gascoigne hand-back the clerk slides out the cooker-hood panel before anything else. The extractor on these flats hides inside the wall cabinet over the gas hob, behind a panel most tenants never open, and the filter cassette behind it is where three years of frying quietly lives. That is the thing the IG11 7 inventory writes up first, so it is the thing we build the clean around. Why the check-in report, not the clerk, decides your deposit
Start with the mechanism, because the Gascoigne neighbourhood makes it sharper than most patches we work. Almost every flat here is new. The 1960s towers that used to stand between St Paul’s Road and the River Roding came down in stages, and what replaced them is the Be First regeneration: brick-clad apartment blocks and three-storey townhouses, most of them finished inside the last five years. That word on the report is the whole game. At check-out a clerk walks the flat again and reads line by line against what was written on day one. Anything materially worse than the check-in entry, past fair wear and tear, comes off the deposit. On a five-year-old flat the bar is high, because there is no decade of grime the clerk has to discount as “previous tenant”. The surfaces were photographed clean and recent, and you are marked against that photograph.
The money is not abstract. IG11 sits at the top of the Barking and Dagenham rent table, a 2-bed apartment here lets at around £1,591 a month and the wider IG11 mean runs near £1,720, so deposits on the market-rent units are real sums somebody has to account for. The clerk is paid to find faults, not to wave you through. That is not unfair, it just means you arrive with evidence rather than optimism.
The hood panel and the cupboard nobody empties
Three things drive most Gascoigne deductions, and two of them are specific to how these flats are built.
First, that integrated extractor. The East and West phases both came with handle-less fitted kitchens and the cooker hood tucked inside the wall cabinet over the four-burner gas hob, on a slide-out panel. Tenants almost never open it. Pull the panel and the filter cassette behind it, the underside of the canopy, and the duct flange are coated. We lift the cassette out, soak it in an alkaline degreaser, hand-wipe the recess and the duct, then refit the panel without scoring the cabinet face. Three years of cooking lifts in one pass.
Second, the Heating Interface Unit cupboard, which is the part no inventory in a normal flat has. Every home across the regeneration is plugged into the Barking Town Centre district heating network, fed from the Gascoigne East energy centre and a 1,750 kW heat pump that pulls warmth out of the River Roding to the south. What that means on the floor is a small cupboard in the hall or kitchen holding a manifold and a heat meter. The clerk does not want it scrubbed. They want it empty, dust-cleared, and the meter dial visible. Tenants stack shoes, suitcases and old paint tins in there, the clerk photographs the lot, and that is an easy mark against you. We empty it, hoover it, wipe the meter face, and do the same for the riser cupboard where the soil stack comes up.
Third, the hard-water film on the bathroom glass, which has its own section below because it is the one most people underestimate.
The clerk does not want the heating cupboard scrubbed. They want it empty, and the meter dial showing.
One more that catches the river-side flats: the balcony door gasket. The Juliette-rail apartments looking over the central park grow a thin moss line on the rubber seal after a damp winter on the Roding side. We clean it with a mild detergent and clear the track, and we keep solvent off it, because solvent perishes the rubber and that turns a clean job into a replacement bill.
What very hard water does to a five-year-old bathroom
Barking sits in Thames Water’s very hard zone, north of 300 ppm calcium carbonate, and a new bathroom is no defence against it. The Phase 2 bathrooms run a fixed glass screen on the bath edge, a polished chrome rain head, and glossy white tile. Scale builds in the corner where the screen meets the bath, the rain-head plate dulls, and the chrome ring around the basin tap clouds over. A clerk checks for it the way they always do, a thumbnail down the tap and the screen held edge-on to the light.
We hand-buff the glass and the chrome with a mild descaler and dry it the same day. What we never do is take acid to the grout. The grout on these flats is new and porous, and an aggressive descaler etches it grey, which a clerk reads as damage rather than a clean. So the scale comes off the hard surfaces by hand and the grout is brushed, not burned.

The order a Gascoigne clerk works the flat

Licensing, the 2026 rule change, and where the clean sits
Two bits of law sit behind a Gascoigne move-out, and tenants get both slightly wrong.
The first is local. Barking and Dagenham brought in borough-wide selective licensing on 6 April 2025, running five years, on top of an additional HMO scheme that started on 9 January 2025. It covers privately-rented homes let to a single household or two sharers, right across the borough, the council-owned social and affordable units sit outside the licence requirement. People assume passing that inspection settles the hand-back. It does not. The licensing inspector checks the property as a place to live, the inventory clerk checks it against a photograph from your first day. Two different bars, and only the second one touches your deposit. We work to the inventory.
The second is national. The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 no-fault evictions are gone and assured shorthold tenancies have converted to periodic ones, so a tenant can give notice and leave at any point rather than waiting out a fixed term. The cleaning side did not change one inch. Your protected deposit still has to come back, and any deduction still has to be evidenced and photographed, the same as the week before. What changed is timing: more moves, less predictable, landing whenever notice runs out. The practical lesson is dull and pays for itself, book the clean earlier than you would have, because the slot you want goes first.
Passing the licensing inspector is not passing the clerk. Only one of those two bars decides your deposit.
What it costs, and the sum worth doing before you DIY it
Pricing is a flat outer-London rate-card, fixed in writing before we arrive. The Gascoigne stock runs heavy on 1-bed and 2-bed apartments, with a thinner band of three and four-bed townhouses on the West and Phase 3 edges, so the most-booked job on this patch is a 2-bed apartment going back at the end of a two or three-year let.

Hourly cover, for when you only need a top-up rather than a full hand-back, is £30 per cleaner per hour with a two-cleaner minimum. Those figures assume a flat in normal lived-in shape. A long let with a heavy hallway carpet line, a pet, or a kitchen nobody has touched the hood on in three years takes longer, and we say so on the phone, not after.
Run the sum the deposit makes you run. A 2-bed at £243 against a deposit north of £1,800 is not really a decision, it is arithmetic. Most tenants only do that sum after they have tried the DIY clean, failed the check-out, and lost the first round, which is a shame because the first round is the cheap one to win. That is a fair example of the pattern here. A newish flat, an owner who had genuinely tried, and two or three jobs that need professional kit and the right product rather than more effort. Yes. A couple of years with children usually leaves a darker tracking line down the hall from the front door. We bring a hot-water extractor and a low-foam detergent on request and quote it as a £36 carpet add-on for a single hallway-and-bedroom run.
How long does a 2-bed apartment take?
Roughly five to six hours with two cleaners. The 2-beds here run a single bathroom, a kitchen-living strip and two bedrooms. The hood pull and the bathroom glass tend to set the tail of the job.

Usually, especially Tuesday to Thursday. End-of-month and Friday slots fill first, so two or three days’ notice is sensible on this patch if you can give it.
Do you handle the south-facing floor-to-ceiling glazing on the taller blocks?
Yes, on the inner face. The taller blocks toward Abbey Road have floor-to-ceiling units onto the park route. We clean the inner glass and the frame channel, leave the outer pane to the building’s abseil contractor, and keep wet methods off the seal between the glass and the reveal.
What happens if my landlord disputes the clean?
