Why Grange Road deposits get deducted
The average private rent in Southwark hit £2,388 a month in February 2026, up 1.7% on the £2,349 figure twelve months earlier (ONS Private Rent and House Prices, February 2026). The borough average house price for January 2026 was £589,000, up 1.2% year on year. Grange Road itself sits between two values: the Bermondsey Square end transacts at the conservation-area premium because numbers 8, 9, 10 and 11 were folded into the Bermondsey Street Conservation Area on 12 January 2010, and numbers 44 and 45 carry Grade II listings; the Tower Bridge Road end is closer to the borough median, with shop-with-flat-above stock built between 1880 and 1910. A one-bed above a Bermondsey Square cafe lets at £1,950 to £2,250 a month; a Pages Walk terrace upper-floor split lets at £1,650 to £1,850. Five to six weeks of rent on the deposit. Housing stock is the second factor. Grange Road runs east from Tower Bridge Road, hits Bermondsey Square at the south side of the abbey footprint where the Friday antiques market has traded since 1947 (the New Caledonian moved south of the river in that year), and continues to Spa Road and on to the Old Kent Road junction. The street sits on land that was Grange Farm of the Cluniac Bermondsey Abbey, founded in 1082 and dissolved 1538. The current frontages are mostly 1880-1910 four-storey shop-with-flat-above terraces in yellow stock-brick, with shop windows at ground level and two or three flats above. The corner of Grigg’s Place still has the inscribed stone of the Bermondsey United Charity School for Girls from the 1830s. Numbers 44 and 45 are Grade II listed. The east end of the road shades into the Tabard Garden Estate fringe – the LCC mid-rise built between 1910 and 1933 in red brick around a central garden, seven storeys at Geoffrey House and lower across the rest of the scheme. Behind Spa Road sits the Bermondsey Spa regeneration, a 20-hectare 2003-onwards Levitt Bernstein and Hyde scheme that has delivered over 2,000 new homes, more than 40% of them affordable; the new-build studios and one-beds are honest modern stock with no period detail.
Hard water is the third factor. Grange Road sits on the Thames Water network. South London water tests at around 296ppm calcium carbonate, classified very hard (Thames Water hard water guidance). Calcium scale climbs back inside two weeks on shower heads, kettle elements, mixer taps and washing-machine drawers. The Grange Road-specific issue is the kitchen-extractor cowl over a gas hob – cafe-below ventilation chases run through the building, the cowl over a domestic hob in a flat above pulls extra warm air, and the grease cools into a varnish on the cowl underside far faster than in a quieter block.
Renters’ Rights Act 2025 – what changed on 1 May 2026
Section 21 no-fault evictions were abolished one week ago. The Renters’ Rights Act 2025 received Royal Assent on 27 October 2025 and Phase 1 commenced on 1 May 2026. Fixed-term ASTs are replaced by rolling periodic tenancies. Any Section 21 notice served on or before 30 April 2026 has to be acted on with a possession claim by 31 July 2026 or it lapses. The deposit walk-out is now the cleanest exit on the books, and the inventory carries more weight than ever. Southwark Council’s selective licensing regime
Southwark’s second selective licensing scheme started on 1 November 2023 and runs five years to 31 October 2028. The scheme covers nineteen of the borough’s twenty-three wards – one of the largest selective designations in the country – and London Bridge ward (which contains the Tower Bridge Road end of Grange Road, Bermondsey Square, Bermondsey Street and the SE1 3 conservation area extension) is one of those nineteen, alongside West Bermondsey, South Bermondsey, Rotherhithe, Surrey Docks, Chaucer, Camberwell Green, Peckham Rye, Rye Lane and others (Southwark Council selective licensing scheme). Any private landlord renting out a single-household or two-sharer property in London Bridge or West Bermondsey ward needs a licence. Failure to license is a civil penalty offence under the Housing Act 2004.
Practical effect on cleaning: licensed flats on Grange Road get inspected more closely than they used to be. Communal stairs, hallway carpets, the cafe-side stair runner, the front door from the street and the bin store get walked separately on a licensed let. What’s particular about cleaning shop-with-flat-above stock on Grange Road
Three things, in the order they cost cleaners time. First, the kitchen-extractor cowl over a gas hob. Most Grange Road flats above shops have a small four-burner gas hob and a recirculating or external-vent cowl that pulls warm air from a building-wide ventilation chase. Daily cooking over a gas flame puts more grease into the air than an induction hob; the cowl underside, the back of the impeller and the gap above the cowl where greasy dust settles all collect more residue than in a quieter modern block. We pull the filter, soak it in a degreaser bath, scrub the cowl, clean the back face of the impeller, and wipe down the building-side flue exit where it is accessible. Second, the stair carpet between street door and flat. If the building has a cafe at ground level, footfall through the street door from suppliers and bin men leaves grit on the carpet that vacuuming alone does not lift. Black mould forms along the silicone bead corners and up the bottom of the frame. A spray-and-wipe will not lift it. Common reasons we get re-called
Even on the 3% of jobs that do not pass first time, the re-clean is covered free under our 48-hour re-clean guarantee. The patterns we see most often on Grange Road and the Bermondsey Square shop-flat stock:
- Extractor cowl back face. Forty per cent of cafe-above shop-flat cowls have a grease film on the back of the impeller. Pull the filter, scrub the cowl, but if you do not turn the impeller and clean the back face the inventory clerk will lift the cowl themselves and find it. The gas-hob warm-air pull makes this worse than on an induction setup.
- Stair-carpet wear strip. The street-door-to-first-floor run on a cafe-below building gets supplier and bin-collection grit on it daily. A vacuum lifts the loose dust; the embedded grit needs a shampoo pass. If the carpet is on the licensed common-parts list, this is the cleaner’s job, not the landlord’s.
- Bathroom-window condensation rim. If the trickle vent is left painted shut after the move-out, the mould rim re-forms in three weeks. We always clear the vent slot during the clean. If the landlord paints over it again, that is a disrepair complaint, not a clean issue.
- Kitchen tile grout greying. Hard water plus oil mist from the gas hob turns the splashback grout grey faster than on an induction-hob flat. A grout brush and a dilute scale solution restores it. A cloth alone does not.
- Sash and casement frame channels on the 1880-1910 fronts. The original timber casement runners on Grange Road shop-frontage flats collect black grime in the parting bead and the bottom drain hole. A toothbrush and a scale solution lift it; a sponge does not.

Do I need to be there?
No. Most of our Grange Road clients drop a key with the letting agent at Daniel Cobb on Bermondsey Street, Foxtons on Tower Bridge Road, Acorn on Tower Bridge Road, Cluttons or Pedder, or use a key safe. We send a written check-out report by email when we leave.
Do you bring all the cleaning products?
Yes. Everything from the scale remover we use on Thames Water hard scale to the degreaser bath the kitchen cowl filter goes in and the fungicidal wash for bathroom-window condensation rims. You do not need to leave anything behind.
What if my landlord uses a specific inventory company?

Can you clean a flat that is still partly furnished?

South London water tests at around 296ppm calcium carbonate – very hard. Chrome shower heads, screen runners, mixer taps and kettle elements need a dilute weak-acid soak with proper dwell time, then a polish. Our team carries all of it. If your previous cleaner has been using a generic kitchen spray, the scale will not lift; that is why hard-water inventory failures are so common across SE1.
What’s the 48-hour re-clean guarantee?
