An 18-month corporate let on a 41st-floor 1-bed at Pan Peninsula East ends differently to a 2-bed Discovery Dock hand-back, and we have done both this month. End of tenancy cleans on the Heron Quays peninsula are almost always a story about handle-less integrated kitchens, full-height river-facing glazing, and the chrome run in the bathroom that the hard water has fogged. “Eighteen months on a 41st-floor 1-bed in the East Tower at Pan Peninsula. I work in equity research at Canary Wharf and the let was a corporate relocation that ran October 2024 to April 2026. The headline issue at check-out was the integrated AEG kitchen — flush handle-less doors front the oven, the dishwasher and the fridge-freezer, and in eighteen months I had lifted the oven door off its hinges to clean behind exactly never. The grease was cooked onto the inner glass and the inside of the door panel was stained brown around the seal. Secondary worry was the floor-to-ceiling glass on the river side and the Juliette-rail balustrade glazing, but the agent’s main warning back in February was the kitchen. Monster came on a Wednesday morning, two cleaners on a full day. The lead pulled the AEG door, ran the inner glass through an alkaline degreaser bath in the kitchen sink, took the hood mesh out of the Bosch canopy and bathed that as well, then re-hung the door before lunch. Garton Jones at Pan Peninsula Square walked the flat the next afternoon and signed off with no cleaning deduction. Full £3,150 deposit returned by the scheme eleven days later. Why Heron Quays deposits get deducted

The peninsula has its own pattern of deductions. Not the same as Whitechapel. Not the same as Mile End. Three things drive almost every dispute we see on the patch.

First, the integrated kitchen. AEG flush-front oven doors at Pan Peninsula. Bosch hood canopies at Discovery Dock East and West. Siemens hobs at Landmark Pinnacle. Wardian London ran with a different appliance package again. None of them have the look-at-me oven door of an older flat — the door is a panel that matches the cabinetry, and the previous tenant has almost never lifted it off. Grease cooks behind the seal and onto the inner glass. The clerk opens the door, runs a finger along the rim, writes a number.

Second, the glazing. Heron Quays is post-2002 stock, every flat. Floor-to-ceiling glazing on at least one elevation, often two, and a fair chunk of the inventory has Juliette balustrade glass on the river or dock-facing side as well. The morning sun on a south-facing pane shows a chalk haze the moment the agent’s clerk arrives. Standard glass cleaner with a soft microfibre will smear it; a Thames-fog night between cleans puts it back.

Third, the bathroom chrome. Thames Water at the postcode runs about 293 ppm calcium carbonate, which is hard. On polished chrome shower runs, basin spouts and the underside of a thermostatic mixer the chalk ghosts overnight if the previous resident has not been wiping the run after every shower. Most have not. Clerks find it because the shower head and the mixer are the first things they pick up.

Renters’ Rights Act 2025 in plain English

The Renters’ Rights Act 2025 ended assured shorthold tenancies for new lets in England and replaced them with rolling assured periodic tenancies. It also tightened the rules on rent increases, fixed-term notice periods, and discrimination against tenants with children or on benefits. For check-out hand-back the practical change is small but real: the deposit is still held under TDS, mydeposits or DPS, the burden of proof on cleaning deductions still sits with the landlord, and the inventory check-out report is still the hinge of any later adjudication.

Tower Hamlets council licensing in 2026

Heron Quays is not in the Selective Licensing scheme. Tower Hamlets’ selective scheme covers Whitechapel, Spitalfields and Banglatown, and Weavers in the west of the borough, and runs to 30 September 2026 with a renewal under consultation. Canary Wharf and the Isle of Dogs are not in that designation. What does apply across Heron Quays is the borough-wide Additional Licensing scheme that started on 1 April 2024 and runs five years. It catches HMOs of three or more unrelated tenants. Most Pan Peninsula and Landmark Pinnacle stock is single-let or couple-let on assured periodic tenancies, so the scheme rarely bites — but it is the framework an agent has to work inside if a flat is being shared. Licensing fees were updated for applications received on or after 1 April 2026.

The local quirk: integrated handle-less kitchens at altitude

The bit you do not get in the rest of the borough. Heron Quays is entirely post-2002 BTR and luxury leasehold. Every flat we have worked on the peninsula has the same handle-less integrated kitchen architecture — the oven door is a flush panel matching the cabinets, the hood is hidden behind a soffit, the dishwasher and the fridge-freezer are paneled the same. None of those are obvious to a tenant who has never lifted the door, and the clerks know that. Pan Peninsula East and West tend to be AEG. Discovery Dock East and West run with Bosch. Landmark Pinnacle’s stock is mixed. Wardian London is a different package again. We carry an alkaline degreaser bath in the kitchen sink and we pull the door — the seal cleans on the bench, the inner glass cleans on the bench, the door re-hangs before the rest of the team has finished the bathroom. That is a different rhythm to a Mile End oven where the door comes off in five minutes and goes back on in five.

Kitchen

Inside the oven door, glass and seal, baking trays, racks and grill. The hob, surround and any extractor canopy with the filter pulled and bathed in alkaline degreaser. Behind the appliance line if the gas certificate allows the unit to be moved. Inside cabinets, including the bin housing and the cutlery insert. The handle-less front edges and the soft-close mechanism above the oven. Splashback and grout. Sink, taps and waste with the chrome descaled in a weak acid solution. Fridge and freezer defrosted, washed and switched off if requested. Dishwasher inside, including the spray arms and the door seal. Floor mopped and grout edges hand-detailed.

Bathrooms

Bath, walk-in shower screen, taps and shower head all descaled. Tile grout brushed. Toilet inside and out, including the cistern hinge and the floor flange. Mirror, glass shelving and cabinet fronts polished with a streak-free finish. Extractor cover off, fan blades cleaned, cover refitted. The Heron Quays water (Thames Water serves the postcode at around 293 ppm calcium carbonate) leaves a chalk haze on chrome inside a fortnight, and we go after it as a separate pass. Wet-room schist tile in the Pan Peninsula stock takes a pH-neutral wash rather than a strong acid because the stone will etch.

Bedrooms and living areas

Skirting hand-wiped. Inside and outside of every wardrobe and drawer. Carpets vacuumed in the direction of the pile and edge-detailed against the gripper. Engineered oak floors mopped with a damp microfibre and not a wet mop, because the planks at this price point are real veneer over ply and a wet mop will lift a seam. Window glass inside on every reachable elevation, sills, and the track. Floor-to-ceiling pane on the inside face cleaned top-to-bottom, edge-to-edge, with the deionised-water rinse on the bottom 600mm where the Thames mineral fog tends to ghost. Radiator faces and behind. Light switches and sockets. Fitted blinds slat by slat, curtains shaken out.

Throughout the flat

Every internal door, both faces and the top edge. Door frames and architraves. Light fittings and pendant shades. Plug sockets and switch plates. Stair treads if the flat is a duplex. Every reachable bit of glazing, including the Juliette balustrade glass on the inside face. The hallway entry mat lifted and the floor underneath cleaned. Do you do oven and carpet on the same visit?

Yes. The oven add-on (£77 single, £110 double, £114 range 90cm) and the carpet shampoo add-on (£36 per bedroom, £43 living room, £115 whole 2-bed flat) run alongside the EOT scope on the same crew visit.

What about the chalk haze on the bathroom chrome?

That is the Thames Water hardness at the postcode, around 293 ppm calcium carbonate. Standard bathroom cleaner masks it for an hour and the haze is back by the morning. We descale the chrome run with a weak acid solution, rinse with deionised water, and finish with a microfibre buff so the clerk picks up the shower head and sees no ghost.
