‘Three years on a Hillside detached, two academics, one stair-runner the dog had pulled apart on the second turn — the agent told me on the Wednesday and the inventory was on the Friday’ — Helena, ex-tenant. That is the shape of the Hillside hand-back: the cul-de-sac is short, the houses are old, the agents are local and the deposit is real money. We clean the road and the four cul-de-sacs that drop off Ridgway between the Dog & Fox and the Crooked Billet, and we know what the Robert Holmes clerk will photograph first.
Last updated April 2026. Hillside SW19 4 falls inside Merton’s West Wimbledon Conservation Area; the Renters’ Rights Act 2025 is now in force on all assured tenancies. We update pricing every quarter and we publish a quarterly pass-rate figure on the home page.
“We had three years on a five-bed period detached on Hillside, both of us academics at Roehampton, one Tibetan terrier who had spent the third winter chewing the second turn of the stair runner. The agent at Robert Holmes told me on the Wednesday morning that the check-out clerk was booked for the Friday at 11. I had two days. The runner pet stain was the headline issue — Edwardian wool, original to the house on the inventory photos, and I had been spot-cleaning it with the wrong product for eighteen months. Monster came on the Thursday at 8, four cleaners, took the runner off the brass rods, lifted the stain with a wool-safe foam over two passes, dried it with a fan upstairs while the rest of the house was being walked, put it back on the rods at 4pm. The clerk arrived at 11 on the Friday, knelt on the second turn, ran a torch under the rod fitting, photographed it and signed off. £4,200 of deposit back on the Tuesday. The runner had been the thing I was going to lose the deposit on. It was not.” — Helena, Hillside SW19 4, March 2026.
Why Hillside deposits get deducted
Three reasons, in the order the inventory clerks write them up. One: the original sliding sashes on the front elevation are part of the conservation-area listing on most of Hillside, and the painted glazing bars get flagged for paint flake and dust line on the reveals. Two: the picture rail dust above the dado run on the principal staircase is the second photograph in the Robert Holmes inventory schedule on every house I have walked on the road, because the rail itself is original and the dust line shows up on a torch from below. Three: the stair runner. Half the Hillside detached houses have an Edwardian wool runner on brass rods up the principal staircase, original to the property on the 1980s inventory schedules, and any pet, paint or shoe-polish mark on it is a deduction the agent will read off the schedule rather than negotiate.
Renters’ Rights Act 2025 in plain English
The Renters’ Rights Act 2025 abolished the no-fault Section 21 notice and converted every assured shorthold tenancy into a periodic assured tenancy from October 2025 onwards. For Hillside the practical effect is that landlords have to give a real reason for repossession (sale, family use, breach), and check-out cleaning standards now sit inside Schedule 1 ground 8A material as a recoverable element of damages. In plain English: if the inventory says the picture rails were dust-free in 2022 and they aren’t in 2026, that’s a recoverable cost. The clerk writes the cost from the original quote on file, not from a reasonable-wear discount.
Merton council and West Wimbledon Conservation Area in 2026
Hillside is a numbered sub-area inside the West Wimbledon Conservation Area (Sub-Area 25 in the council’s character assessment, alongside Thornton Road and Berkeley Place). Selective licensing does not currently apply to Hillside the way it does to a Mitcham or Colliers Wood postcode, but Article 4 directions on external alterations are tight: replacement front-elevation glazing has to match the original profile, satellite dishes are excluded from the front facade, and the brick boundary walls on the cul-de-sac are protected. None of that is a cleaning issue. What is a cleaning issue is parking. Hillside sits inside Merton CPZ zone VOn (Wimbledon Village South-West), Monday to Saturday 8.30am to 6.30pm, and the cul-de-sac has eight resident bays, no shared bays, and one disabled bay. We park on Ridgway and we walk in.
The local quirk: the escarpment and the rear-gardens drop
Hillside and Berkeley Place are cul-de-sacs because of the escarpment. Ridgway runs east-to-west along the top of a chalk-and-clay ridge, and to the south the land falls away into the Wandle valley. On Hillside the back gardens drop steeply between three and seven metres over the length of the plot, which means most of the period detached houses have a half-level rear extension and a basement-level utility room or scullery off the kitchen. The Robert Holmes inventory schedule on every house I have walked has the basement utility-room floor, the basement extractor vent and the rear-extension dwarf-wall window in the first ten photographs, because they are below the kitchen sightline and tenants forget them. We do those three first on a Hillside clean, before the principal staircase, before the kitchen, because they are the things the inventory clerk looks at while the agent is still on the phone in the hall.
Coverage — streets and zones in Hillside
We work all of the Hillside cul-de-sac SW19 4NH proper, the matching parallel cul-de-sac at Berkeley Place (where Nos. 1 to 10 are 1879 locally listed and Nos. 13 and 14 are Grade II listed at the eastern end), the Ridgway run from Lansdowne Road in the west to The Downs in the east, Thornton Road, Wimbledon Hill Road from the High Street up to Hillside Mews, Calonne Road on the Common side, and the lower-Common cluster around the Crooked Billet. If your address is inside the West Wimbledon Conservation Area we are within twenty-five minutes of the front door from our SW14 8QS base in East Sheen. The 93 bus from Putney Bridge stops on the Ridgway and the 200 from Mitcham terminates on the High Street, both within five minutes’ walk of Hillside.
What is included in a Hillside end of tenancy clean
End of tenancy is the hand-back clean. Deep is for staying. Regular is for keeping it tidy. The work below is the first one — the schedule we run when the agent has booked a check-out clerk for the Friday and you are out by the Monday.
Kitchen
Inside the oven (manual, not chemical-bath, because the original 1980s built-in ovens on most Hillside houses cannot take a dip), the hood filter degreased to the cassette, the splashback grout brushed not just wiped, the integrated fridge-freezer pulled and the seal cleaned, the basement-utility extractor vent at the rear-extension dwarf-wall, the cabinet door tops dust-free (the clerks check at eye-level standing on a stool, every time), the kettle and toaster bases descaled, the chrome tap run polished out of haze.
Bathrooms
Chrome run polished, glass screen squeegeed and re-polished, descaler applied to the shower head and the basin spout (we use a soft scale-remover paste on Wimbledon Village’s hard water, then rinse), grout brushed, behind-the-pan and behind-the-pedestal floor done, extractor vent cover off and washed, the towel-rail valve descaled at the joint where the chalk haze settles. We do the en-suite first because the principal en-suite on a Hillside detached is the longest sightline from the door, and the clerk’s torch lands there before anything else.

Bedrooms and living areas
Picture rail dusted with a damp microfibre on a step (a dry duster lifts the dust and drops it on the floor; we dampen and lift), original parquet swept then dry-mopped (we do not wet-mop original parquet because the wax finish lifts), bay-window reveals dusted including the original window-furniture catches, fireplace surround vacuumed if there is an open hearth, behind the freestanding wardrobes if the inventory schedule has photos of the back wall (Robert Holmes does, Hawes & Co usually does not). Stair runners on brass rods get lifted off the rods, vacuumed both sides, spot-cleaned with a wool-safe foam if the inventory shows them in original condition, then refitted on the rods.
Throughout the house
Skirting wiped not vacuumed, switch plates and socket faces wiped, internal door tops dusted, glazing-bar runs on original sashes hand-wiped on both sides where the sash slides safely, banister and balustrade hand-wiped (no spray-mist on the timber), basement utility room floor mopped, basement extractor cover off, hall coir mat lifted and the run beneath it vacuumed because that is where the inventory clerk lifts the corner first.
What an end of tenancy clean costs in Hillside
Wimbledon Village is a London-premium tier on our schedule because the houses are larger than the Wimbledon Town Centre stock and the inventory schedules are stricter. A studio is £156 (rare on Hillside; we have done two in the last year, both in the converted coach-house behind one of the larger period detached houses). A one-bed flat in a period conversion is £175. A two-bed flat is £243. A three-bed house, which is the most common Hillside instruction, is £245. A four-bed period detached is £345. Five-bed and six-bed Hillside detached houses (the larger plots at the east end of the cul-de-sac) are quoted on a walk-around because the basement-level utility and the half-level rear extension change the floorplate and we will not quote those without seeing the schedule. Hourly is £30 per cleaner if you would rather book us by the hour for a partial. Carpet shampoo on a stair runner is £36. Carpet shampoo on a principal bedroom is £36. Whole-house carpet on a four-bed is £225. Single oven is £77. Double oven is £110. Range 90cm is £114. Stair-runner removal-and-refit is included in the carpet figure where the rods are brass and the runner is original.
| Property | Hillside / Wimbledon Village price |
|---|---|
| Studio | £207 |
| 1-bed flat | £207 |
| 2-bed flat | £243 |
| 3-bed house | £339 |
| 4-bed period detached | £345 |
| Hourly per cleaner | £30 |
| Carpet add-on per room | £36 |
| Single oven add-on | £77 |
What your Wimbledon Village agent will actually check
Robert Holmes on the High Street, Hawes & Co at 47 High Street and Savills on the corner of High Street and Homefield Road run roughly the same inventory order on a Hillside check-out, give or take the photo count. The clerk will check, in order:
- Front-elevation original sash glazing-bar runs and the painted reveals
- The picture rail dust line above the principal staircase dado
- Stair-runner condition and the second-turn step (the highest-wear step on a period staircase)
- Original parquet wax finish in the front reception
- Bay-window reveal and the original window-furniture catches
- Kitchen oven inner glass and the hood filter cassette
- Integrated fridge-freezer seal and the cabinet door tops at eye-level
- Principal en-suite chrome run and the towel-rail valve joint
- Basement-utility floor and the rear-extension dwarf-wall window
- Hall coir mat lifted, run beneath vacuumed
- Internal door tops and the architrave dust line above 1.9m
That is the eleven-point order. The 57-point agent-approved checklist we run is the union of that order with the eight inventory schedules we hold on file from the Wimbledon Village agents, plus the Merton-specific items (CPZ permit code, refuse collection day, conservation-area satellite-dish exclusion). We work the eleven first because they are the ones that drive the deduction, and we do not skip any of the other forty-six.
How booking a Hillside clean works
- Call 0333 555 2076 or email [email protected] with the address and the agent name.
- We pull the schedule from our agent file (or ask you to forward it) and quote against the property type and the floor plate.
- You book the slot. Tuesday and Friday mornings are our Wimbledon Village run, but we will fit a Saturday for an end-of-month check-out where the agent has compressed the window.
- We clean the house in one pass. Four cleaners on a four-bed period detached, six hours on average. A two-bed flat in a period conversion is two cleaners, three to four hours.
- You walk the property with the check-out clerk. If anything fails the schedule we re-clean it inside 48 hours at no extra cost — that is the 48-hour re-clean guarantee.
Related services and neighbouring areas
Most Hillside hand-backs need a carpet add-on (stair runner plus principal bedroom is the common pair) and an oven add-on (single oven for the period kitchens, double for the rear-extension kitchens). Our carpet cleaning service is wool-safe foam on Hillside originals; our oven cleaning service uses a manual non-caustic method on the older built-in ovens we see on the cul-de-sac. The parent borough hub is at end of tenancy cleaning across Merton, and the closest sibling page on the same Wimbledon Village run is end of tenancy cleaning Dundonald. We have recovered £1.2m in deposits across more than 300+ letting agents on our books since 2014, and the Hillside houses are inside that figure.
Frequently Asked Questions
How much does end of tenancy cleaning cost on Hillside?
From £207 for a one-bed flat in a period conversion, £339 for a three-bed house, £425 for a four-bed period detached. Five-bed and larger detached houses are walk-around quotes because of the basement-utility and half-level rear extension on the cul-de-sac stock.
Are you on the list at Robert Holmes and Hawes & Co?
Yes. Both Wimbledon Village High Street agents have us as an approved cleaner. We run their schedule order in our 57-point checklist and we hold copies of the inventory templates on file. Savills on the corner of High Street and Homefield Road is the third agent we work with regularly on Hillside.
What is the 48-hour re-clean guarantee?
If the check-out clerk flags anything from the inventory schedule that we missed, we come back inside 48 hours at no extra cost and re-clean it. We hit a 97% first-time pass rate on Wimbledon Village over the last twenty-four months, but the 48-hour cover is in writing on every quote.

Do you clean the original parquet differently?
We do not wet-mop original parquet on Hillside. The wax finish on the front reception parquet is on the conservation-area inventory and a wet mop will lift the wax in patches. We sweep, dry-mop with a microfibre, and we tell you on the quote if a section needs a wax top-up before the clerk arrives.
Do you do the stair runner?
Yes. Most Hillside detached houses have an Edwardian wool runner on brass rods on the principal staircase. We lift the runner off the rods, vacuum both sides, spot-clean with a wool-safe foam where the inventory shows the runner in original condition, and refit on the rods. The carpet add-on figure of £36 covers the runner; if there is a separate principal-bedroom carpet, that is a second £36.
What about the picture rail dust above the dado run?
That is the second photograph in the Robert Holmes inventory on every Hillside detached we have walked. We dust the rail with a damp microfibre on a step, not a dry duster from below. The dust line on the reveal above is also done on the same pass.
Do I need to be on site during the clean?
No. We run a key-handover from the agent on the morning and we hand the keys back to the agent on completion. We have a written report at the end of the clean with photographs of the eleven priority items above, signed off by the team lead.
How long does an EOT clean take on a Hillside three-bed?
Six hours, three to four cleaners. A four-bed detached is six to seven hours, four cleaners. A two-bed period-conversion flat is three to four hours, two cleaners. We start at 8 most mornings and we are off site by 4 on a four-bed.
Is Hillside inside the Merton selective licensing scheme?
No. The Merton selective licensing pilot covered specific Mitcham and Colliers Wood wards in 2024–25, not the West Wimbledon Conservation Area. The Article 4 direction on external alterations is the tighter constraint on Hillside, but it does not affect the cleaning schedule.
Do you handle the basement-utility floor and the rear-extension extractor?
Yes. Both items are in the first ten photographs on every Robert Holmes Hillside inventory we hold. We do them before the principal staircase, because they are below the kitchen sightline and tenants miss them.
Will the clean affect my deposit return?
Cleaning is one of the four most common deduction grounds on a Wimbledon Village check-out, alongside garden, replacement-glazing flake and stair-runner damage. We have recovered £1.2m in deposits across the corpus of clients since 2014. If the clean fails the schedule we re-clean inside 48 hours at no extra cost.

Do you provide a written report after the clean?
Yes. The team lead signs off a one-page report at the end with photographs of the eleven priority items in the inventory order. You forward it to the agent or the landlord. If the agent flags anything inside 48 hours we come back at no extra cost.
Can I pay after the agent has signed off?
Yes for our regular agent clients. For first-time direct-tenant bookings we ask for a 50% deposit on the quote and the balance on completion. Bank transfer is preferred; we do not take card on the day.
Do you cover Berkeley Place and the rest of the Ridgway run?
Yes. Berkeley Place is the parallel cul-de-sac one road west; Nos. 13 and 14 are Grade II listed and the others are 1879 locally listed. We run Hillside and Berkeley Place as a single morning route. The Ridgway run east of Lansdowne Road and west of The Downs is the same Tuesday-or-Friday slot.
Do you work weekends on Hillside?
Saturday yes, for end-of-month check-out windows where the agent has compressed the schedule. Sunday on request only, and at a 25% premium on the figures above. We do not work Bank Holidays.
How do I book?
