What the clerk checks first in a St George flat

Start with the mechanism, because it is the whole game and almost nobody runs it. When you moved in, a clerk walked the flat and wrote a check-in report describing every surface, with photos, and against the kitchen and bathroom they almost always wrote “new” or “as new”. Those words were true on the day, because St George hands a flat over professionally cleaned. At check-out a clerk walks it again and compares line by line. Anything materially worse than the check-in entry, beyond fair wear and tear, comes off your deposit. You are marked against a developer-standard handover, which is why a mop and a free Saturday rarely gets you there.

The deductions here land in a familiar shape: the hob trim seal and the integrated appliances catch the most, then the stone or glass in the en-suite, then the painted reveals around that long glazing, then the balcony deck. Put a clutch of those against a deposit north of £4,000 and the maths writes itself. Most tenants only do that sum after they have tried, failed the check-out, and lost the first round, which is a pity, because the first round is the cheap one to win.

Why so pointed here? The deposit is large and the agent is on the hook for protecting it, so the walk-through is genuinely adversarial. That is not unfair. You turn up with evidence, not optimism.

Two things sit behind this in law and pull in opposite directions. The Tenant Fees Act 2019 means your landlord cannot write professional cleaning into the contract as a condition, so nobody can force you to book us. Damp and mould, on the other hand, are a landlord obligation, not a tenant cleaning failure. The 1 May 2026 shift, and the churn it speeds up

The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 no-fault evictions are gone. Every existing assured shorthold tenancy in England has converted to a periodic tenancy, and a tenant can now give two months’ notice at any point in the year rather than waiting for a fixed term to end.

Here is the part people get wrong. The cleaning side of a move-out did not change at all. The Tenant Fees Act, the check-in benchmark and the five-week deposit cap all still apply. The deposit maths is exactly what it was the week before.

What changed is timing. Imperial Wharf was already a high-churn address, heavy with corporate lets and one-year tenancies booked by people who fly in and out. Let them leave on a rolling two months instead of a fixed end date and the hand-backs get more frequent and less predictable. The integrated kitchen is where the money hides

Nearly every flat in the scheme came with the same kit: an integrated oven and induction hob, integrated extractor, integrated fridge-freezer and dishwasher, a washer-dryer in a utility cupboard, and a boiling-water tap at the sink. The larger laterals add a wine cooler. Three things let people down at hand-back, and they are always the same three.

The first is the trim seal under the edge of the glass hob. Grease creeps under it and sets, the clerk lifts the edge with a fingernail, and there it is. The second is the filter cassette behind the extractor hood, which clogs to a brown felt no surface wipe touches. The third is the rubber gasket inside the dishwasher door, the one the clerk opens first. We pull, soak and reseat all three on every clean. The boiling-water tap and the kettle are their own battle, because of the water. The oven gets stripped, not wiped: racks in the soaking tank, the door glass split so the film between the panels comes out, the fan and seals done. The kitchen, beyond the appliances

Once the oven, hob, extractor and dishwasher are done, we work the rest of the room. Control knobs off and washed. Every cupboard inside and out, including the deep corner units. Fridge and freezer cleaned through once you have defrosted them. Appliances pulled so the gaps behind and under get done, then put back. Washer-dryer drum, detergent drawer, door seal. Sink, tap, drainer and plughole descaled. Splashback, bins, and the floor pulled back where it lifts.

The bathrooms and en-suites

Scale comes off the chrome shower head, screen, tap and tile joints first. The stone vanities, a single slab with an integrated basin in a lot of the en-suites, get a pH-neutral stone cleaner and a buff, never acid, because acid leaves a dull patch no clerk lets pass. Then the rest.

The river glass and the balcony

Two features here are not in a normal Fulham flat. The floor-to-ceiling glazing shows every drying streak under afternoon sun, so a cloth and a spray makes it worse; we do the inside face with a squeegee and deionised water, which dries clear, and the exterior above the fourth floor is the building’s job. The balcony is the surprise: the river-facing decks take a film of Thames silt off the spring tides, concrete holds it, and mopping just smears it. We rinse the deck and the underside of the rail, because the clerk lifts a planter or a lounger to check beneath. Where the inventory asks for the outside glass on a low-floor flat, that is window cleaning on the same visit.

Bedrooms, reception and the rest

Inside every wardrobe, drawer and built-in. Skirting, door frames, doors, handles and finger plates. The brushed-chrome and brass ironmongery shows fingerprints in any side-light, so it gets a dry microfibre on the way out. Light fittings, shades, switches, sockets and the thermostat. Window sills, reveals and the inside frames. Radiators behind, under and on top. Walls spot-wiped, with a realistic line drawn, because nail holes and scuffs are a decorator’s bill and not yours to scrub away. Engineered and parquet floors damp-mopped with a wood-safe cleaner, never a steam mop, because steam forces water between the planks and they lift. Upholstery hoovered; a hard-used sofa sometimes needs full upholstery cleaning instead. Then the door-entry handset, which a clerk tests connects to the concierge desk, the cobwebs, and a final walk-through photographed before and after. What Fulham hard water does to chrome and stone

Imperial Wharf sits in London’s hard-water zone, and that fact loses more deposits here than almost anything except the appliances. Thames Water runs the SW6 supply at the very hard end of its network, well above 300 milligrams of calcium carbonate a litre, off the chalk the Thames Valley sits on. Scale builds on the shower head, screen, tap and boiling-water tap faster than tenants expect, and a wipe with a cloth does nothing to it.

The clerk checks for it. They run a thumbnail down the tap, look at the screen edge-on, and pull the shower head in close. The boiling-water tap and the inside of the kettle are worse again, because boiling concentrates the mineral. We descale every fixture that was on the property for the tenancy, and keep acid off the stone vanities. The fittings on the river aspect catch the worst of it, because the afternoon sun bakes the last droplets dry on the glass and chrome.

The scheme, block by block, and the boundary muddle

Imperial Wharf is a single St George development, but it does not all clean the same way. It went up from 2004 on the brownfield of the former Imperial Gas Works, the riverside estate the Imperial Gas Light and Coke Company leased at Sandford Manor in 1824, and the name carries that history. Today it is roughly 1,800 flats, penthouses and townhouses along The Boulevard, between Townmead Road, the Overground station, Imperial Park and the Thames. We have worked these blocks since the early lets.

The river towers and the laterals

Waterside Tower and Riverside Tower on The Boulevard, and the high-floor flats facing the water, are where the glazing and balcony work matters most, and where the laterals get big enough that the integrated kit multiplies into two ovens, a wine cooler and a utility room of its own. These come with managed-building rules: concierge sign-in, a service lift you may have to book, an access card and a gym fob that both have to be signed back. A missing fob is usually billed at around £55, straight off the deposit.

The courtyard blocks, townhouses and Chelsea Creek

Mahogany House and the lower courtyard blocks off Lensbury Avenue and Central Avenue are more conventional flats, still integrated throughout, and the townhouses add stairs and more floor. Chelsea Creek, the newer St George scheme just north of the station, is a separate development people fold into Imperial Wharf by habit; its blocks carry their own names, Doulton House, Compass House, Fairwater House, Dockside House, Westwood House and The King’s Tower. We clean those too. East across the boundary lies Chelsea Harbour and the Design Centre, with the King’s Road and the older streets of Sands End just behind.

A Waterside Tower job from February

“We had eight days between landing back from Dubai and the hand-back on our two-bed in Waterside Tower. Twenty months in the flat, river view, and a stone vanity in the en-suite a previous cleaner had left streaked white. The dishwasher seal was black and the hob had that grease line under the glass edge. Two cleaners came on the Wednesday, eight until four, did the lot including the double oven. Our Hamptons clerk released the full deposit on the Friday and wrote ‘returned to specification’ on the report. It cost £243 plus £110 for the oven. We had braced for losing nearly two grand.”

That is a fair example of the pattern in the river towers: an absent tenant, a short window, a stone surface a previous clean had damaged, and an agent who checks against a developer-standard handover.
