How the check-in inventory quietly decides your deposit

Start with the mechanism, because hardly anyone does, and it is the whole game. Inside every wardrobe, drawer and built-in cupboard. Skirting, door frames, doors, handles and finger plates. Light fittings, shades, switches and sockets. Window sills, reveals and frames on the inside. Radiators behind, under and on top; the older cast panels take longer than a modern one. Walls spot-wiped for marks, with a realistic line drawn, because nail holes and a thinly painted scuff are a decorator’s bill and not yours to scrub away. Hard floors washed with the right product for the material. Then the carpet, which in a Jubilee house is everywhere: hoovered properly including the edges and under where furniture stood, and the full run of the stairs.

Unlike parts of inner London, Brentwood Borough Council does not run a borough-wide selective licensing scheme covering the private rented sector, so a normal family let is judged at check-out against your inventory and the deposit scheme rules, not a council inspection.
