Floor-to-ceiling glazing, balconies onto the river, integrated kitchens, engineered timber underfoot, a concierge at the door. That kind of flat is judged on a check-in report that said “as new” against every surface, because on the day it was photographed it had just been professionally cleaned.
That report is the whole game, and almost nobody reads theirs until it is too late. When you moved in, a clerk walked the flat and wrote down every surface, usually with photographs. At check-out a different clerk walks it again and marks you against those photographs, line by line. Anything materially worse than the move-in entry, past fair wear and tear, comes off the deposit. You are being held to a professional standard, which is exactly why a mop and a free Saturday rarely gets a river-facing flat over the line.
The money is not abstract on this stretch. Rents around Kew sit well north of the London average, deposits are capped at five weeks’ rent under the Tenant Fees Act, and a five-week deposit on a Kew Riverside two-bed is real money the agent has to account for to a scheme. Calcium sets on shower screens, on the chrome of a rain head, on the inside of every kettle, and on a balcony screen that catches spray and dries in the sun. A wipe with a cloth does nothing to set scale, and the clerk knows it. They run a thumbnail down the tap and they look at the screen edge-on against the light.

We take it off with a non-abrasive descaling cream on chrome and a phosphoric scale remover on tile and toughened glass, never a brute-force acid on a finish that will mark. The taller riverside blocks sometimes run a softener on the riser, so we ask the concierge before we descale; if the building feeds soft water the chemistry is different and the wrong product can haze a screen. The Richmond side only, and where the boundary actually runs
The Kew side of Kew Bridge sits in the London Borough of Richmond upon Thames, and the river is the border. Cross the 1903 span north and you are in Brentford, the London Borough of Hounslow, TW8, a different council with a different parking regime. The Brentford bank is where the landmarks people picture actually are. The London Museum of Water and Steam, the old Kew Bridge waterworks with its tall standpipe tower, stands on the north side, as does the Musical Museum on Brentford High Street. So does Kew Bridge railway station, which despite the name is on the Brentford side in Hounslow, zone 3. The newer towers, Kew Bridge Rise and the older Berkeley scheme, are Brentford too. This page is the Richmond side. Kew Pier, where the Thames River Boats run down to Westminster, is on our bank. Postcode-wise it is almost all TW9 3, with a thin sliver of TW8 on the immediate north side of the water that belongs to Hounslow.
On council policy, Richmond keeps things simpler than some London boroughs. There is no borough-wide selective licensing scheme here as of June 2026, and no additional HMO scheme either.
