How do you hand back a Kew Green flat without losing £200 to picture-rail dust and a smeared range hood? You stop guessing, and you put the right team in for half a day before the clerk arrives. That is the rest of this page.
Last updated April 2026. Pricing reflects standard Tier 3 rates for Kew Green TW9 and the streets around the Royal Botanic Gardens; Crown Estate-let villas on the Green itself are not surcharged.
We are Monster Cleaning, a London-based end of tenancy specialist trading since 2014, and on Kew Green we cover the Georgian villas around the Green perimeter, the Edwardian semis on Mortlake Road, the Victorian terraces on Kew Road and Lichfield Road, and the 1930s mansion-block flats backing onto the District line. Studios start at £156. One-beds £207. Two-beds £243. Three-beds £339. Four-beds £425. Hourly cover, where you only need a kitchen and a bathroom blitz, runs at £30 per cleaner. We turn up with our own kit. You do not need to be there.
That is the price list.
Why Kew Green deposits get deducted
The deductions on Kew Green are not random. They follow patterns the inventory clerks at Antony Roberts, Hamptons Kew and Knight Frank Kew see every week, and they cluster around five things: range hoods and extractor grilles in the long galley kitchens, original sash furniture on the Georgian villa flats, picture-rail and cornice dust in the high-ceilinged reception rooms, river-fog mildew in the airing cupboards north of the Green, and the cast-iron grates in the period fireplaces. A clerk reading down a check-in inventory is not looking for sparkle. The clerk is looking for a delta against the move-in photographs, and any delta that costs the landlord more than £40 to put right ends up on your itemised bill.
Renters’ Rights Act 2025
The Renters’ Rights Act came into force in October 2025 and it changes the conversation. Section 21 no-fault evictions are gone, periodic tenancies replace fixed-term ASTs by default, and rent increases have to follow a published process. What it does not change: the Tenant Fees Act 2019 still caps deposits at five weeks’ rent for a tenancy under £50,000 a year and six weeks above that, and the deposit schemes still arbitrate on the same evidence: the inventory, the photographs, the receipts. You can read the Act on legislation.gov.uk and Shelter has a plain-English summary at shelter.org.uk. The cleaning standard the clerk applies is still the one the inventory describes. Get the cleaning right and the new Act protects you. Get it wrong and the Act will not save you a penny.
Richmond upon Thames licensing
Kew Green falls under the London Borough of Richmond upon Thames. There is no borough-wide selective licensing scheme for private rentals as of April 2026, but additional licensing applies to HMOs of three or more unrelated occupants in shared accommodation. The council publishes its scheme details on richmond.gov.uk. For a single-household let on Lichfield Road or Mortlake Road none of this applies to your check-out clean. For a four-bed share on Kew Road that the landlord has split into rooms, it does, and the clerk will read the inventory more strictly because the licence depends on the property meeting a defined standard.
The Crown Estate freehold and the Royal Botanic Gardens factor
This is the bespoke piece. A handful of the large 18th-century villas fronting Kew Green are still owned by the Crown Estate, leased on long terms to private occupiers, and let on regulated tenancies through specialist agents. The check-out paperwork on those properties is stricter than a private freehold and the inventory contains line items most tenants never read until check-out. The river fog from the Thames at Kew Bridge drifts across the Green most autumn mornings, settles on the original glazing, and leaves a calcium bloom that a normal kitchen spray will not touch. Across the road, the UNESCO-listed Royal Botanic Gardens means the conservation area planning controls run tighter than the rest of TW9 and any visible alteration shows up on a clerk’s photograph. None of this means a Kew Green clean is impossible. It means it has to be done in the right order with the right kit. Plain water on the period windows, a soft brush on the picture rails, a proper degreaser on the range hood, a bicarbonate paste on the kitchen mortar joints. We do this every week.
“Monster came on a Tuesday morning, the day my wife and I handed back our Kew Green flat after eight months. We had taken the second-floor of a Crown Estate villa on the Green, four bedrooms across two reception rooms, while my old college rooms were being refurbished. We were downsizing because I had retired from the Gardens and the staircase had become a problem. The killer for us was the kitchen extractor. The previous tenant had been a serious cook and the grease behind the back panel had a varnish on it that the agent flagged at check-in. We had not touched it. Hamptons sent the clerk at 11am Wednesday and the team had stripped the hood, soaked the baffles overnight, and re-fitted the back panel by 4pm Tuesday. The clerk passed the kitchen first time. We got £2,150 of the £2,400 deposit back through TDS within three weeks. Honest team, no fuss, did not damage the original parquet.” — Margaret, retired Kew Gardens curator, TW9

Common reasons we get re-called on Kew Green
The 48-hour re-clean guarantee covers anything the agent flags within three days. Across the last two years, the things that have triggered a Kew Green re-call have been narrow and predictable, and we have built them into our standard checklist:
- Range hood baffle filters not properly de-greased between the slats — a clerk runs a fingertip down the back vent and it comes out yellow even when the front looks fine
- Picture-rail dust on the long reception walls of the Georgian villas, where rails sit at 2.4 metres and you cannot see the top from the floor
- Calcium bloom on the original glazing north of the Green, especially in the months after autumn river fog
- Mortar joints on the kitchen splashback tiles where a regular spray clouds the grout but leaves the surface looking clean
- Original cast-iron fireplace grates with old soot residue, where the inventory specifically lists “cleaned” but the grate has dulled over the tenancy
What it costs on Kew Green
| Property | EOT clean | + Carpet shampoo | + Single oven |
|---|---|---|---|
| Studio | £156 | £180 | £207 |
| 1-bed | £207 | £200 | £243 |
| 2-bed | £243 | £275 (whole-flat carpet £115 add-on) | £339 |
| 3-bed | £339 | £360 | £425 |
| 4-bed | £425 | £460 | £380 |
Carpet shampoo is £36 per bedroom, £43 for a living room, or £115 for whole-flat in a two-bed. Oven cleaning is £77 single, £110 double, £114 for a 90cm range cooker. Hourly cover is £30 per cleaner with a two-cleaner minimum. We are not the cheapest in TW9. We are the team your letting agent is most likely to nod through on a first walk.
What your Kew agent will actually check
The check-out clerks who work this end of TW9 read the inventory in a fixed order and they linger in fixed places. We have watched them do it. The order, top to bottom:
- Front door, threshold, internal letterbox dust
- Hallway floor, skirting, light switches, bannister rail
- Kitchen: hood and oven first, then under-cooker, then sink, then cabinets, then floor
- Bathroom: shower screen and grout first, then taps, then WC, then floor, then extractor
- Reception room: picture rail, cornice, fireplace, behind sofa line
- Bedrooms: inside wardrobes, behind doors, window sills
- Period windows on the upper floors of the Georgian villas — runners and locks, never just the glass
- Airing cupboard: tank top and floor
- Final walk: balcony, communal hallway mat, bin store
If we know the clerk is from Antony Roberts or Hamptons Kew we tighten the run on points 3, 6 and 7. If we know the property is a Crown Estate let we tighten the run on points 5 and 7. The list is the same; the time we spend on each line item is not.
How booking works
- You call 0333 555 2076 or email [email protected] with the postcode, the bedroom count and the date of your check-out.
- We send a fixed quote in writing the same working day. No site visit needed for a standard Kew Green flat.
- You pay 25% to hold the slot. The balance is due on the day, by card or bank transfer.
- The crew arrives at the agreed time, usually 8am, with their own kit, ladders, descaling agents, oven trays and vacuums.
- We finish, you walk the property, the clerk arrives the next morning. If anything is flagged within 48 hours we come back for free. That is the 48-hour re-clean guarantee.

Frequently Asked Questions
How much does end of tenancy cleaning cost on Kew Green?
A studio is £156, a one-bed is £207, a two-bed is £243, a three-bed is £339 and a four-bed is £425. Carpet shampoo and oven cleaning are added at £36 per bedroom and £77 to £114 per oven respectively. Kew Green is not on our premium-pricing list, despite the address; we charge the same Tier 3 rates as the rest of TW9.
Do you cover the Crown Estate villa flats around Kew Green itself?
Yes. We work the Crown Estate let villa flats on the Green every season. The paperwork is stricter and the inventories are longer, but the cleaning is the same scope. We adjust the time we spend on the picture rails, the original window furniture and the period fireplace surrounds because those are the line items the clerks read most carefully.
Will the clean meet the standard Hamptons Kew, Knight Frank Kew or Antony Roberts expects?
Yes. We work with all three, and with Foxtons Kew, every week. Our 57-point agent-approved checklist mirrors the order an inventory clerk reads a property, and our 97% first-time pass rate is measured against agents in the Richmond, Kew, Chiswick and Mortlake patch.

What happens if the agent flags something after the clean?
You call us within 48 hours of the original clean and we come back for free. That is the 48-hour re-clean guarantee. We have done over £1.2m of recovered deposit work behind that promise across our 300+ letting agents network and we do not argue when an agent flags fairly.
How long does the clean take?
A one-bed is around four hours with two cleaners. A two-bed Edwardian semi on Mortlake Road is six to seven hours with two cleaners. A four-bed Crown Estate villa flat on Kew Green itself is a full day with three or four cleaners. We schedule the slot so the property is empty when the team arrives.
Do I need to be there?
No. Most of our Kew Green clients are already at the new address by the time we work, or they have already left the country on a corporate posting. We collect keys from the agent on the morning, work the property, and return the keys when the agent’s clerk has signed off.
Do you bring your own equipment?
Yes. The crew arrives with vacuums, mops, microfibre cloths, ladders, oven trays, a steamer, descaling agents, glass spray and the rest. The only thing we ask is that water and electricity are still on at the property. If you have already had the meter switched, tell us in advance and we bring a power pack.
Do you clean the kitchen extractor and range hood properly?
Yes, including the back panel where it lifts off, the baffle filters in a degreaser soak overnight if needed, and the duct interior as far as we can reach. Kew Green flats with serious cooks tend to fail on the hood; we know to look there first.
Can you do the carpets, oven and the EOT clean together?
Yes, and you save against booking them separately. Whole-flat carpet on a two-bed is £115 as an add-on rather than £36 per room. Single oven is £77 added on. Range cooker oven is £114 added on. We do everything in one visit.
What about original parquet in the Georgian villa flats?
Plain water destroys old parquet. We use a wood-safe cleaner and never wet-mop. If the floor needs re-sealing or waxing as a separate piece of work, we book it through the floor cleaning service rather than as part of the EOT.
What does the £1.2m recovered figure cover?
It is the running total of disputed deposits where Monster’s clean and our written report have helped tenants either avoid a deduction at first inspection or win the deposit-scheme adjudication. The schemes accept third-party cleaning evidence as part of the dispute paperwork.

Do you have insurance?
Yes. Monster Cleaning Ltd carries public liability cover and the team carries treatment risk cover for the kit they use. Companies House number 9919639. Trading from 255 Upper Richmond Road West, SW14 8QS London, since 2014.
How do I book?
Call 0333 555 2076, email [email protected], or use the booking form on the main contact page. Quotes are written and fixed; no surprises on the day.
What is your Trustpilot rating?
3.1 out of 5 over 128 reviews as of April 2026. Read them honestly before you decide. Most of the negative reviews are timing complaints from years where we ran a smaller team; the clean itself is the reason agents keep us on rota.
Is Kew Green hard water?
Yes. Thames Water classes the TW9 area as hard water with calcium carbonate above 200 mg per litre, which is why mineral deposits are the most common deduction risk on Kew Green sinks, taps, shower screens and the original glazing. The data is on thameswater.co.uk.
