How a Lampton deposit actually goes, kitchen then bathroom

Start with the document, because almost nobody does and it is the whole game. When you moved in, a clerk wrote an inventory describing every surface, usually with photos, usually with the kitchen and bathroom logged as clean or as new because the place had just been done professionally. At check-out a clerk walks it again and compares line by line. Anything materially worse than the check-in entry, beyond fair wear and tear, is chargeable against your deposit. You are not being marked against tidy. You are being marked against a professional clean, which is why a mop and a spare Sunday rarely gets you there.

The money is not abstract. What Affinity Water leaves on a TW3 bathroom

Lampton is supplied by Affinity Water, which draws on chalk and runs genuinely hard across this part of west London. That one detail loses more deposits in TW3 than almost anything except the oven. Calcium sets onto taps, shower heads, screens and tile joints faster than tenants expect, and a wipe with a cloth does nothing to it. The clerk knows how to check: a thumbnail down the tap, the shower screen edge-on against the light, the shower head pulled in close, and the grey tide line under the toilet rim. Scale bonded to chrome is not a quick job, and on the older fittings in the Lampton Road terraces it rules out the brute-force descalers a brand-new flat would shrug off.

So we take scale off with the right remover for the finish, not by scouring it bare. Kettle, mixer spouts, the shower screen both sides, the tile grout, the toilet pan under the rim. Where a fitting is genuinely past saving, which happens in a long tenancy, we photograph its state before we touch it, so a clerk cannot bill you for wear that was already in the check-in pictures. The other one is the bathroom mould. A converted terrace with a poorly ventilated bathroom grows it on the ceiling, in the grout and along the sealant bead, and it is the classic Lampton write-up alongside the scale. We treat surface mould back rather than paint over it, because painting over it is the first thing a clerk catches. Re-sealing a bath is a handyman job and not a cleaning one, and we will say so plainly rather than pretend a bead of perished silicone will clean up.


Hounslow’s new HMO rules, and why a share is stricter now

This matters more in Lampton than most areas, because a large share of the Lampton Road and Cromwell Road terraces run as licensed houses in multiple occupation. From 11 December 2025 the London Borough of Hounslow brought in borough-wide additional HMO licensing, so more shared houses than ever now sit under a standard the council can enforce. For a sharer that has two consequences at check-out.

First, a licensed share is inspected harder. The managing agent has to re-let it quickly and keep it compliant, so the hand-back clean is held to a tighter line than a single private let. Second, and this is the unfair part, the deposit is usually split across everyone on the agreement. A greasy kitchen and a damp bathroom do not come out of whoever caused them. They come out of everyone with a name on the tenancy, including the people who kept their own rooms spotless.

The Heathrow pattern: keys back Tuesday, flight Thursday

Lampton’s other defining feature is the airport. Heathrow is a short run west on the Piccadilly line from Hounslow Central and Hounslow West, both a few minutes from Lampton Park, and a real slice of the rental market here is aviation people: airline crew, ground and engineering staff, freight and logistics workers, often on shared lets where colleagues split a terrace and rotate as postings change.

That gives the end of a tenancy a particular rhythm. Move-outs happen fast and often, when a posting ends and someone has to be airside two days later, with rarely a free weekend for the clean. Bathrooms, the other front

Lampton street by street, and how the stock changes

Lampton sits on the Great West Road between Hounslow town centre and Heston, and the housing changes as you cross it. One method does not pass all of it, so we read the property before the checklist. The streets are not really the point. The deductions are.

The terraces and shares around Lampton Road and Cromwell Road

This is the core of the work: long Edwardian and Victorian terraces, many split into flats or run as licensed shares, near Lampton School on Lampton Avenue and the green space of Lampton Park, which opened in 1930 with its playing fields, tennis courts and memorial garden. The clerk here goes to the kitchen first and the bathroom second, every time, because that is where a shared house takes its beating. Grease behind the hob and on the wall-unit tops, scale across the bathroom, mould on a badly ventilated ceiling. We win these on the dull, slow work, not on anything clever.

The 1930s semis toward Spring Grove and Heston

Cross toward the Osterley and Heston side and the stock turns into larger 1930s semis, family lets where a tenancy runs for years. The clerk spends longer on these: the airing cupboard, the insides of fitted wardrobes, the picture rails, and the garden or side return, which has to come back clear. The kitchen often has that freestanding range cooker, with decades of build-up in places nobody cleaned between tenants. Osterley Park and its National Trust house sit just east along the A4, a reminder of how fast this stretch shifts from suburban semi to grand estate.

Flats above the High Street and the new blocks by Lampton Park

Closer to Hounslow town centre the stock is flats above shops on the High Street, ex-local-authority blocks, and new-build. The biggest single change here is the housing on the old civic centre site: the 1970s Hounslow Civic Centre on Lampton Road was demolished in 2019, the council moved to Hounslow House on Bath Road, and a large mixed-tenure scheme of apartments, terraces and villas has gone up in its place, keeping a restored Victorian building as a community facility. No period detail in those flats, but the agents turn them around quickly and the clerks are strict on integrated appliances, the oven and internal glass. Why does hard water matter so much on a Hounslow check-out?

Lampton is on Affinity Water, a hard chalk-fed supply, so scale builds fast on kettles, screens, taps and the grey ring under the toilet rim. The clerk flagged mould in the bathroom at the mid-term inspection. Can you deal with it?

A clerk who noted it mid-tenancy walks straight back to that spot at check-out. We treat surface mould off the ceiling, grout and sealant line rather than painting over it, which a clerk spots in seconds. If it has gone deeper into the plaster, that is a landlord repair.

Does the Renters’ Rights Act 2025 change cleaning deductions in Lampton?

It changed how tenancies end, not the deposit position. From 1 May 2026 Section 21 no-fault evictions are gone and assured shorthold tenancies converted to periodic.
