A Leadenhall end of tenancy is not the kind of clean a generic outer-London team gets right. The residential stock around Leadenhall Market and Leadenhall Street is overwhelmingly post-2010 luxury – The Heron on Moor Lane, the north and south wings of One Crown Place near Sun Street, Roman House at the western edge on Wood Street, plus a thin run of warehouse-conversion lofts above the older shopfronts on Eastcheap and Lime Street. Why Leadenhall deposits get deducted

Average private rent across the City of London local authority sat at £3,386 in March 2026, up 2.1% on the year and the highest median rent recorded for any London borough (ONS Private Rent and House Prices, March 2026). On the Leadenhall slice of the City – the streets that radiate out from Leadenhall Market towards Lime Street, Gracechurch Street and the base of the Cheesegrater – a typical 1-bed in one of the post-2010 resi towers lets at £3,200 to £3,900 a month. A two-bed at The Heron with a city view runs £4,800 to £5,800. A three-bed at One Crown Place can clear £6,500. The deposit cap under the Tenant Fees Act 2019 is five weeks’ rent, so the figure sitting in protection on a £3,800-a-month let is around £4,380. That is a larger sum than most outer-London tenants ever post. A single failed line on the inventory walk hits the take-home figure proportionately harder than it would on a Croydon let.

The City worker is not the only tenant type here. A lot of Leadenhall stock turns over on weekday-only or pied-a-terre arrangements – bankers and consultants who keep a family home in Surrey or Buckinghamshire and use the City flat Monday to Thursday. Those tenancies are short, the wear is concentrated, and inventory clerks have learned to look hard at what weekday tenants neglect: the extractor never pulled down, the rainfall shower that runs ten minutes a day but builds chalk overnight, the picture-rail tops nobody is home to notice. Pied-a-terre lets are structurally high-failure at handover, and we price for that.

Water is the third factor. Thames Water supplies the whole Square Mile, and the central London hardness reading sits between 270 and 300 mg per litre as calcium carbonate (Thames Water hard water guidance). That puts EC3 firmly in the very-hard band. Chrome rainfall shower heads, kettle bases, washing-machine drawers, integrated kitchen mixer taps and Quooker spouts build chalky scale within a fortnight if descaling is skipped. The integrated boiling-water tap is fitted in roughly half the Leadenhall luxury 1-beds we have walked. Inventory clerks lean specifically on those four points – shower head, screen runner, kitchen aerator, Quooker base ring – because they fail more reliably than anywhere else on the inventory.

The Renters’ Rights Act 2025 and what it changes for Leadenhall handovers

The Renters’ Rights Act 2025 received Royal Assent on 27 October 2025 and Phase 1 commenced on 1 May 2026, abolishing Section 21 no-fault eviction and shifting all assured shortholds onto rolling periodic tenancies (Renters’ Rights Act 2025). The official information sheet covers the practical detail (Renters’ Rights Act information sheet, gov.uk 2026). Three things matter at end of tenancy in Leadenhall. First, you give two months’ notice rather than waiting out a fixed term, which means clean dates get booked tighter. Second, the deposit-return route is the cleanest exit, so the inventory walk has to land first time. Third, the dispute alternative is unchanged: tenants who get hit with a deduction they consider unfair go to the protection scheme that holds the money – the Tenancy Deposit Scheme, mydeposits, or the Deposit Protection Service – and lodge a free dispute. City of London Corporation licensing

The City of London is its own local authority. The Corporation runs a discretionary additional HMO licensing scheme rather than a borough-wide selective scheme, and a property let to three or more unrelated sharers anywhere in the Square Mile needs the licence (City of London Corporation, HMO and additional licensing). Single-household lets and couples do not need a licence. What does affect the Leadenhall stock heavily is the Article 4 direction the Corporation made in 2021 and reviewed in 2024, which removed permitted development rights for new office-to-residential conversion across most of the Square Mile. The blocks already standing – The Heron (completed 2014), One Crown Place (completed 2020), Roman House (refurbished 2018) – are unaffected, and they make up the bulk of what we clean here. Practical effect at handover: the building lease on most of these towers binds the leaseholder to a specific cleaning standard before key return, and the building manager attends the inventory walk alongside the letting agent. We coordinate with the concierge or building manager directly on the day, not just the agent.

Leadenhall Market and the architectural setting

Leadenhall Market itself is a Grade II* listed covered market designed by Sir Horace Jones (the Billingsgate and Smithfield architect) and finished in 1881. The roof is painted green, maroon and cream. The market matters to the cleaning job for two reasons. First, the surrounding stock includes a thin layer of upper-floor flats above the period shopfronts on Lime Street and Whittington Avenue – small lateral conversions, mostly two upper floors, lift-free. Second, the flagship office cluster around the market – the Cheesegrater at 122 Leadenhall Street (Rogers Stirk Harbour, 2014), Lloyd’s of London on Lime Street (Richard Rogers, 1986), the Walkie-Talkie at 20 Fenchurch Street, the Gherkin at 30 St Mary Axe – all radiate reflected solar load and channel diesel particulate down onto the residential glazing on the upper floors. The amber film on south elevations is a measurable thing, not a stylistic complaint.

End of tenancy is the hand-back clean. Different from a deep clean (which is for staying), different from a regular clean (which is for keeping it tidy). Kitchen

The Leadenhall luxury 1-bed kitchen is overwhelmingly an open-plan island layout with an induction hob, a Bora-style downdraft cassette or a flush-canopy integrated extractor, integrated Miele or Siemens appliances, a Quooker boiling-water tap in maybe 50% of fitouts, and a single mixer at the sink. We strip the lot. Behind the cooker, hood filter or downdraft cassette degreased in a separate bath, oven racks soaked separately, oven door inner glass cleaned between the panes (the bit a clerk always opens first), induction hob surface and surrounds, all cupboards inside and outside and on top, all drawers including the soft-close hinge mechanism, fridge and freezer defrosted and seal scrubbed, dishwasher filter pulled, washing-machine drawer pulled and rubber gasket cleaned, Quooker spout descaled with proper dwell, every tap aerator descaled. The kitchen is the longest single section of the day. On a 1-bed at The Heron we run two cleaners on the kitchen for two and a half hours from cold.

Bathrooms and en-suites

Rainfall shower head acid-soaked with extended dwell, head face polished, hose and arm descaled. Shower screen and runner track scale-cleared and polished dry to stop the chalk return overnight. WC bowl, rim, hinge bolts, base, behind the pan, cistern lid, including the rimless flush type detail-cleaned underneath. Basin and pedestal, plug, overflow, mixer chrome polished. Mirror, cabinet, shaver socket, extractor grille hand-wiped. Heated towel rail descaled where wet hands touch it daily. Underfloor-heating thermostat panel finger-marks lifted. Tile grout brushed where mould has crept in along the wet-zone edge. Most Leadenhall en-suites are wet-room style with linear drainage and a screen rather than a tray; the linear drain channel under the cover plate is a regular line item and a regular re-clean trigger if missed.

Bedrooms and living spaces

Wardrobes inside, outside, drawer runners, rails, picture-rail tops where they exist in the Roman House and Eastcheap loft stock. Windows and frames glass-cleaned both sides where reach allows. Skirtings and architrave tops dusted, lengths wiped. Light fittings, switches and sockets including the inside dome of pendants, thermostat panel and video-entry handset. Floor-to-ceiling glass on south and east elevations gets a neutral surfactant wash to lift the amber City film. Juliette balcony bottom rails wiped down inside to lift soot. Final torchlight walk-through to catch what daylight hides on skirting tops, behind fitted wardrobes and inside the linear drain channel. Where the building lease binds the lift or stairwell finishes to your demise, we wipe the service-lift control panel buttons and door frame as part of the move-out.

Why does Leadenhall cost more than other London areas?

The residential stock here is overwhelmingly luxury fit-out, the building handovers run heavier than a standard lettings handover (concierge sign-off, service-lift booking sheets, building manager attending the inventory walk), and the integrated kitchen extractors and Bora cassettes take ninety minutes properly versus ten minutes superficially. The price difference reflects the time difference, not a postcode premium for its own sake.

How long does the clean take?

A 1-bed luxury at The Heron or One Crown Place takes us five to six hours with two cleaners, mostly because the integrated extractor or downdraft cassette and the floor-to-ceiling glass each need their own pass. A two-bed lateral at Roman House runs seven to eight. A three-bed at The Heron or a duplex runs nine to ten. We do not rush by the clock; we work to the checklist.

Do you guarantee my deposit back?

We can’t guarantee the deposit because the inventory has many lines we do not touch (paint, scratches on integrated panels, the landlord’s furniture). Are you insured?

Yes. Public liability cover is in place at £5m. We are Monster Cleaning Ltd, Companies House number 9919639, trading since 2014. Insurance certificate available on request. Most City building managers ask for it before letting the team into the goods lift at The Heron, One Crown Place or Roman House.

Do I need to be there?

No. Most Leadenhall clients drop a key with the letting agent at Hudsons or Hamptons or pre-clear access with the concierge. We send a written check-out report by email when we leave.

Do you bring all the cleaning products?

Yes. Everything from the neutral surfactant we use on the floor-to-ceiling glass to the acid descaler for the 280 mg/l Thames Water scale on the rainfall shower head, the Quooker tap and the kitchen aerator. We also bring the panel-release tool for integrated extractor canopies and the cassette-lift tool for Bora downdrafts. You do not need to leave anything behind.

Can you book around the building’s service-lift schedule?

Yes. The Heron, One Crown Place and Roman House all run a service-lift booking sheet, and the concierge will only let cleaning teams in via the goods lift outside specific lobby hours. Tell us at booking which building you are in and we will coordinate the slot directly with the concierge.

Does City of London Corporation licensing affect my Leadenhall clean?

The City of London does not run a borough-wide selective licensing scheme. It runs a discretionary additional HMO scheme, which only applies if the property is let to three or more unrelated sharers. Single-household lets and couples do not need a licence. The Article 4 direction the Corporation made in 2021 and reviewed in 2024 affects new conversions, not existing ones, so it does not change the cleaning standard at end of tenancy in The Heron, One Crown Place or Roman House.

What about hard-water scale on the rainfall shower head?

Thames Water central London tests at 270-300 mg per litre as calcium carbonate, putting EC3 firmly in the very-hard band. Chrome rainfall heads, screen runners, mixer taps and Quooker spouts need a dilute acid soak with proper dwell time, then a polish dry. Our team carries the lot. If your previous cleaner has been using a generic kitchen spray, the scale will not lift; that is why hard-water inventory fails on this point.

Do you cover the Bora downdraft cassette problem specifically?

Yes – it is the line item that defines The Heron and One Crown Place open-plan kitchens. The cassette housing under the worktop has to come down with the proper lift tool. We drop the cassette, lift the grease tray, soak it in a separate degreaser bath, wipe the duct interior, then reseat the panel dry. Ninety minutes done properly. A surface wipe takes ten minutes and fails the inventory.

What about the amber film on south-elevation glass?

That is the City pollution and reflected-heat layer. Particulate from City diesel and laminated solar load reflected off the Cheesegrater, the Walkie-Talkie and the Gherkin builds a thin amber sheet on the inside of the glass over a year or so. We lift it with a neutral surfactant wash, not vinegar, because vinegar leaves a smear that returns within a week. Tell us at booking which elevation faces south or east and we will brief the team to spend an extra pass on it.

What’s the 48-hour re-clean guarantee?

If the letting agent or inventory clerk flags any cleaning issue within 48 hours of our visit, we send a team back at no extra charge to put it right.
