Why does the check-out bite harder on Liverpool Road?

Because of what you are being marked against. When you moved in, a clerk walked the flat and wrote every surface down, usually with photos, usually with “new” or “as new” beside the kitchen and bathroom. Those words were true, because the place had just been professionally cleaned. At the end a clerk walks it again and compares line by line. Most of the residential strip sits inside the Barnsbury conservation area, and the listed frontages between Theberton Street and Barnsbury Street carry original moulded plasterwork, tall front-parlour ceilings and cast-iron detail. What 1 May 2026 changed, and what it did not

The Renters’ Rights Act 2025 came into force on 1 May 2026. Section 21 no-fault eviction is gone, and existing assured shorthold tenancies have converted to rolling periodic ones, so a tenant can give two months’ notice at any point in the year.

Here is the part people trip on. The cleaning side of a move-out did not change at all. The check-in benchmark still stands. The deposit is still capped at five weeks’ rent for an annual rent under £50,000, protected inside 30 days. What shifted is timing.

Liverpool Road was already high-churn: media and creative renters, young professionals, families cycling through the period conversions. The Barnsbury squares, top to bottom

Five different stocks sit within five streets of each other here, and each fails the inventory walk on its own short list. Knowing which one you are in tells us what the clerk will reach for.

The listed Georgian squares and terraces

Cloudesley Square, Gibson Square, Milner Square and the frontages between Theberton Street and Barnsbury Street are the grand end. The Cloudesley Estate grew from a 1517 bequest, with the square laid out from the 1820s and Holy Trinity church (Charles Barry, 1828) as its anchor. Milner Square is the stern 1840s Roberts and Chermayeff design people either love or find forbidding. These are three-storey-and-basement townhouses, mostly carved into upper-and-lower or three-way splits, with original cornice, ceiling roses, tall parlour ceilings and old floorboards. Nothing abrasive goes near any of it. We hand-wipe the cornice, soft-brush the rose, and keep plain water on the boards.

The conversions, the mansion flats and the ex-council pockets

Off the squares, the early-Victorian terraces towards Highbury run to period conversions and the odd mansion block. Down the Angel end, around White Lion Street and Tolpuddle Street, there is 1980s ex-local-authority stock and later infill. Near the Business Design Centre, the 1862 Royal Agricultural Hall that held the first Crufts in 1891 and reopened as an exhibition centre in 1986, sit the newer flats. Those modern kitchens and bathrooms get judged against a near-show-flat standard; the period splits get judged on their original detail. One method does not pass both, so we work to whichever bar the clerk brings.

The letting agents change their tune by stock too. Currell built its name on the Barnsbury and Liverpool Road squares, and its clerks tend to walk the listed frontages on a softer template that expects original detail rather than a factory finish. On the modern flats near the Business Design Centre the same firms bring a stricter, near-show-flat template. We ask which agent and which clerk before the day, because a Currell walk on Cloudesley Square and a walk on a new-build studio are two different exams.

Access is its own puzzle. Angel is eight minutes south, Highbury & Islington six north, Caledonian Road & Barnsbury two streets west, with the 4, 19, 30 and 43 buses down the spine. Crews usually come in off the Caledonian Road or Pentonville Road and use the visitor permit the agent emails the day before, because the Barnsbury controlled-parking zone runs 8.30am to 6.30pm on weekdays. What hard water does to an N1 bathroom

Islington sits in London’s hard-water zone, and that one fact loses more deposits here than anything except the oven. Thames Water puts the supply firmly in the very-hard band, around 295 to 300 ppm calcium carbonate, and calcium builds on chrome faster than tenants expect. The clerk checks for it deliberately. They run a thumbnail down the tap, look at the screen edge-on against the light, pull the shower head in close.

Scale that has set into chrome is not a wipe-off job. It needs a weak descaling soak with proper dwell time, then a polish. On the older Barnsbury flats the fittings are sometimes original chrome or brass, which rules out the brute-force descalers a modern bathroom would shrug off, so we go gentler and slower. The cast-iron radiators in the period flats get the same care: we work behind them and between the fins by hand, because a spray-and-run leaves the back untouched and that is exactly where the clerk looks.

Grout is the other one. Kitchen and bathroom grout is the line between a pass and a deduction more often than carpets are.
