The first thing the inventory clerk does in a Maple Quays flat is open the shower screen and run a thumbnail down the chrome. Where a new-build deposit actually goes

Maple Quays is not period stock, so forget the things that lose deposits in an old conversion. No picture-rail dust, no original skirting to argue over, no draughty box bay full of cobwebs. The Barratt blocks here went up in the middle of the last decade as the first big residential piece of the Canada Water regeneration, designed by Glenn Howells Architects around the dock, and most flats are still on their second or third tenant. They look almost new. The clerk treats them that way, and that is the trap.

When a flat reads as new, the benchmark is brutal. The check-in report said “as new” against the kitchen and the wet-room because the place had just been handed over spotless, and your check-out is marked against exactly that line. So the deductions cluster on a short, specific list: the limescale on the shower screen and the mixer, the grease pad in the extractor hood, the rubber gasket on the integrated dishwasher, the detergent drawer in the washer-dryer, the runner channel under the integrated fridge, and the kick-board where the floor meets the kitchen units. Each one is its own photographed line item. Miss three small ones and you are down a few hundred pounds before your money has left the deposit scheme.

That is the pattern on these blocks. The flat looks fine to you and fails on five small things the clerk is trained to find. The clean has to be built around that list, not around a general idea of tidy.


Southwark licensing, and what 1 May 2026 changed

Maple Quays sits in the Surrey Docks ward, on the Rotherhithe peninsula, inside the London Borough of Southwark. That matters for landlords, because Southwark’s second selective licensing scheme runs from 1 November 2023 to 1 November 2028 and names both Surrey Docks and Rotherhithe in its list of wards. In plain terms, a standard private let here, a single household or two sharers, needs a selective licence. On top of that the council runs a borough-wide additional HMO scheme from 1 March 2022 to 1 March 2027 for the shared, multi-household flats. Most Maple Quays one and two-beds are let by single households or large portfolio landlords, so the everyday case is the selective licence rather than the HMO one, but it is worth knowing which box your flat sits in before a re-let.

The council also cares how a flat is handed back at the block level, beyond the front door. Building managers on these developments note bin-store presentation and balcony storage when a property changes hands, and a stuffed bag left in the chute room or a dirty mop bucket on the balcony gets flagged back. We bag waste and take it off site, never left for the next tenant to inherit. (Southwark’s own licensing pages tend to block automated access, so we keep the scheme dates on file rather than linking out to a page that will not load.)

The Renters’ Rights Act, and why it is about timing

The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 no-fault evictions are gone, and every existing assured shorthold tenancy in England has converted to a periodic one, so a tenant can give two months’ notice at any point rather than waiting out a fixed term. Here is the part people get wrong: the cleaning side of a move-out did not change at all. The check-in benchmark still stands, the deposit rules are the same, and a deposit scheme adjudicator at tenancydepositscheme.com still wants dated check-in photos before signing off a cleaning charge. What changed is rhythm. Canada Water is a high-churn corner of London, full of one and two-year professional lets, and rolling notice makes the move-outs more frequent and far less predictable. The practical takeaway is dull and it pays for itself: book earlier than you used to.

The evidence test cuts both ways, and it is the tenant’s friend more often than not. If the check-in report shows the oven was already greasy on day one and the check-out shows it the same, that charge does not stand. If it shows a clean oven going in and a half-clean one coming out, the deduction is yours. The thing the hard water does to these flats

Canada Water sits in Thames Water‘s supply, which averages around 300 parts per million of calcium carbonate across its region and rates as very hard. You feel it within a fortnight of moving in. The wet-room screen, the chrome mixer in the kitchen, the rainfall head and the thermostatic valve in every en-suite all scale up faster than the floor planks ever wear. So that is where most of our descaling time on a Maple Quays job goes: the glass screen and its track, the silicone bead at the floor, and the chrome.

The method matters more than the muscle. We use a mild acid solution and a soft pad on those chrome fittings, never a green scourer, because the plating on these mixers and shower heads marks within two passes and a scratched mixer is a deduction in its own right. The screen glass gets descaled and then polished so it reads clear against the light, which is exactly how the clerk checks it, edge-on. Where the silicone bead at the base of the screen has gone milky we strip and clean it back to a usable state; re-sealing itself is a handyman job, not a cleaning one, and we will say so rather than fudge it.

That is a typical SE16 result. The scale looks permanent to a tenant with a cloth and a supermarket spray. It is not permanent. It just needs the right solution, the right pad, and the time to do the screen track properly rather than wiping the face of the glass and hoping.


The checklist, room by room in a Canada Water flat

Every booking runs to our 57-point agent-approved checklist. It covers the whole flat, but on these blocks the weight falls on the kitchen and the wet-room, because that is where the deductions land. Here is the working shape of it.

Kitchen

The integrated appliances are the whole game. We pull and clean behind the runners where dust and old detergent collect, do the oven and the hob trim (lifted off where the model allows), and degrease the extractor hood, soaking or swapping the filter pad. Inside the washer-dryer: the drum gasket, the detergent drawer out and scrubbed, the condenser tray emptied. Inside the dishwasher: the filter cage at the base and the spray arms. The integrated bin, scrubbed inside and out. Every cupboard, inside and out, including the high units a landlord forgets exist. The chrome mixer descaled and buffed. Then the floor, pulled back where it lifts, under the kick-board where the grease line sits, hoovered and mopped.

Bathroom and en-suite

This is where the time goes on a Maple Quays clean. The screen track scrubbed, the silicone bead cleaned, the glass descaled and polished both sides. The thermostatic valve and the rainfall head descaled. The toilet done inside, under the rim, around the hinges and behind the pedestal. Vanity drawer rails. Throughout

Switches, sockets, every door handle, the letterbox, the airing cupboard, and the utility cupboard where the consumer unit and the smart meter live. Cobwebs out of the ceiling corners. Bins out of the flat to the chute room, not left in the kitchen. Then a final walk-through, photographed room by room, which is the evidence pack that goes out with your invoice.

Two jobs sit slightly outside the standard clean and are worth booking on the same visit if the inventory asks for them. A few of the older blocks here still carry bedroom carpet rather than vinyl plank, which is what our carpet cleaning add-on covers. And the integrated oven trims, the brown film between the door panels in particular, sometimes need the deeper strip that specialist oven cleaning does as standard.


What the clerk photographs on these blocks

Inventory clerks work to a written report and they tick boxes. Distilled from a run of check-outs on the Canada Water blocks, this is the shortlist they photograph, roughly in order of how often it is flagged:

The clerk photographs each item at check-in and again at check-out. If the app shows a clean image going in and a dirty one coming out, the deduction sticks. That is the whole reason we shoot our own report at the same angles. A timing point matters here too: a flat cleaned three days before the walk-round has a fresh dust film on the high units and the wardrobe tops by the time the clerk arrives. The add-ons stay simple. Carpet shampoo is £36 a bedroom, £43 a living room, or £115 for the whole carpeted area of a two-bed; most flats here are vinyl plank so it rarely applies, but a handful of blocks still carry bedroom carpet and those benefit from it. Ovens are £77 single, £110 double, £114 for a 90cm range cooker, the sort that turns up in a few of the duplex flats. If you only need to top up a partial clean, the hourly rate is £30 per cleaner.

Now run the sum the deposit forces on you. A one-bed at £207 set against a deposit of a couple of thousand pounds is not really a decision. That maths is exactly what most tenants only work out after they have tried a DIY clean, failed the check-out, and lost the first round. Booking it around the basin

Booking is by phone or email, no app, no portal. Five steps.

Empty is strongly preferred. Furniture left behind blocks access and creates grey areas at the check-out. A single piece left for the next tenant can be worked around, but the more that stays, the less complete the clean.

What if the inventory clerk has not been booked yet?

Book the clean first. The clerk’s walk-round takes a couple of hours; the clean takes four to seven on a two-bed. Run the clean, then the clerk on the same day or the morning after. Most agents prefer that order.

Can you do just the kitchen and the wet-room?

Yes, on the £30 per-cleaner hourly rate. A typical partial clean here is two cleaners for a couple of hours. It only makes sense if you have genuinely done the bedrooms and the living space yourself, because the clerk still checks the whole flat.
