In a Ruscombe house the inventory clerk goes for the shower glass first. On the limescale you get off the chalk-fed Twyford supply, a screen that looked fine to live with reads as a cloudy haze the moment the light catches it, and that single surface decides more deposits out here than anything else in the property. So that is what an end of tenancy clean in this village has to beat, against the check-in report the clerk wrote on day one, at £30 per hour per cleaner with a 48-hour re-clean guarantee. Ring 0333 555 2076 for a price.

Last updated June 2026. We cover Ruscombe and the lanes around it across RG10 9, plus the adjoining Twyford and Hare Hatch streets. This page sits inside the county directory at End of Tenancy Cleaning Berkshire.

Why does the clerk start in the bathroom here?

Because that is where the local water shows. Ruscombe sits in the Loddon valley east of Twyford, and the mains supply that Thames Water runs into RG10 reads around 272 parts per million of calcium carbonate. Anything past 200 counts as hard. At 272 the scale sets on shower screens, taps, the kettle element and the toilet waterline far faster than tenants expect, and an inventory clerk who works the Twyford and Wargrave patch knows exactly where to look for it.

This is the trap. A property can be spotless to live in and still fail at check-out, purely on scale that has built up over a two- or three-year let and never been properly shifted. The mineral does not wipe off. It has to be dissolved, with the right product and enough dwell time to lift it from the chrome rather than smear it, which is the bit a tenant doing the clean themselves almost always gets wrong. They scrub, it looks clear for an hour, then the film comes back as the surface dries, because the deposit was loosened and not removed. The clerk runs a thumbnail down the tap and finds it in a second.

A property can be spotless to live in and still fail at check-out, purely on scale.

After the water, the recurring deductions on Ruscombe hand-backs follow the stock. These are mostly detached and semi-detached family houses, period brick-and-flint cottages along the older lanes, and a layer of newer executive homes on the closes, so the grease bakes hard in the bigger kitchens, dust gathers on the picture rails and the deep window reveals of the older houses, carpets wear at the door thresholds, and the garden room or conservatory gets left out of the clean entirely because nobody counts it. The high ceilings and panelled internal doors in the cottages hold dust in places a tenant on a stepladder never reaches, and the tops of the door frames are exactly where the clerk’s torch goes.

The kitchens out here are worth a line on their own. A four-bed family let in the village usually has a proper range cooker, a double oven, or both, and on a long tenancy the grease behind the burners and baked onto the door glass is the second thing the clerk pulls a tenant up on after the bathroom scale. Range cookers take longer than a single oven and they reward being stripped rather than wiped, which is why we quote them by the cooker and not by guesswork. The bigger houses also tend to have a utility or boot room off the kitchen, and those rooms collect the muddy, dusty, real-life mess that a tenant cleans last and a clerk inspects first.

What 1 May 2026 changed for a Ruscombe move-out

The Renters’ Rights Act 2025 came into force on 1 May 2026. Section 21 no-fault evictions have gone, and every existing assured shorthold tenancy in England has converted to a periodic one, so a tenant can now give two months’ notice at any point instead of waiting for a fixed term to run down.

Here is the part that catches people. The cleaning side of a move-out did not change at all. Your landlord still cannot bill you for fair wear and tear, only for cleaning that returns the house to its check-in condition, and the deposit is still capped at five weeks’ rent where the annual rent is under £50,000. The check-in inventory remains the document that settles any argument. If a dispute goes to the scheme adjudicator, they line up the check-in photos against the check-out photos, and a professional clean with a dated receipt is the evidence that wins it.

What did change is the timing. Tenants now leave on dates that do not line up with a tidy quarter-day, which in a commuter village like this one, where so many moves are job-driven and run to a fixed relocation date, makes the clean harder to slot in. Book it earlier than you would have a year ago.

The village, not the town: where we actually work

Ruscombe is small. The 2011 census put it at 1,094 people, and the rented share of that is tight enough that the local letting agents know the houses one by one. There is none of the anonymity you get in a Twyford block of flats or a Wokingham new-build estate, which means the check-outs are personal and slow. We work the whole village and the streets that run into it: Ruscombe Lane and Ruscombe Road, the period-cottage spine; Castle End Road and Southbury Lane by the church and the old Penn manor land; Northbury Lane and Northbury Avenue around RG10 9LQ; London Road, the A3032 toward the station; and Waltham Road out toward the vineyard. If your address is in RG10 9 and within a mile or so of the church, we cover it, and we will confirm an adjoining Twyford or Hare Hatch postcode if you ask.

It helps to know what kind of place this is, because it shapes who rents here and how the houses are checked. The Church of St James the Great anchors the village, with a Norman chancel from the late twelfth century, a brick nave and west tower rebuilt in 1638, and later changes in the 1800s. It has been Grade I listed since 1967. William Penn, who founded Pennsylvania, lived at the manor of Southbury here from 1710 until he died in 1718, though the house itself was pulled down in 1829 and only the lane and field names carry that history now. None of this is trivia for its own sake. It is why the village stayed low-density, why the houses are detached and period rather than packed terraces, and why the tenants tend to be relocating professionals and families on company moves who give notice, book a removals firm, and need the clean to land on a fixed day.

The other thing a clerk keeps in mind is the river. The Loddon runs along the edge of the parish, the water table sits high in this stretch of the valley, and ground-floor rooms, utilities and any below-ground storage in the older houses can carry a musty edge that a tenant stops noticing but a clerk records on the first sniff. We treat the ground-floor airflow and the utility properly rather than masking it, because a clerk who writes “musty” on a check-out has effectively written a deduction.

Trains matter here too, because they explain the tenants. Twyford station is a short hop down the A3032, with Great Western Railway running the fast services to Reading and London Paddington and the branch line up to Henley-on-Thames, and the Elizabeth line calling through to Reading and out across London to Abbey Wood. People pay to commute from somewhere like this, the housing stays expensive, and expensive stock means engaged landlords and thorough check-outs. We work to that, and to the clock when a relocation date is fixed.

In a village this small, the agents know the houses one by one. The check-outs are personal and slow.

The 57 things, room by room

Every Ruscombe booking runs to a 57-point agent-approved checklist, built over a decade of local check-outs and tuned to what the clerks out here actually flag. It is the full hand-back clean, not a tidy, and the list comes with the job. Here is the shape of it.

  • Kitchen. Oven stripped inside, including the door glass split apart so the brown film between the panels comes out, racks, trays and trim done; hob, extractor and filter degreased; fridge and freezer emptied, defrosted and wiped; every cupboard cleared and cleaned inside and out; sink and taps descaled hard, because the lime sets on the chrome out here; splashbacks, tiling, skirtings and floor finished.
  • Bathrooms. The room that decides it. Shower screen, glass and tiles taken back to clear with the scale lifted from the enclosure, taps and showerhead; toilet descaled inside and out, under the rim and along the waterline mark the hard water leaves; bath, basin, chrome, grout, extractor and mirrors cleaned and finished, grout scrubbed as far back as it honestly goes.
  • Bedrooms and living rooms. Every room dusted from the picture rails and coving down, which the older houses near the church genuinely need; skirtings, sills, doors and frames wiped; fitted wardrobes and storage cleaned inside; marks lifted off paintwork where they shift without damage; carpets vacuumed with the edges and worn thresholds done by hand; hard floors washed.
  • Throughout. Internal glass and the inside of the windows; switches, sockets and frames wiped; cobwebs cleared from ceilings, corners and stairwells; banisters, spindles and stair-carpet edges done by hand, because a three-storey house collects dust the length of the run; internal doors cleaned both faces and along the top edge where the clerk runs a finger.
  • The bits tenants forget. Conservatories and garden rooms where they are part of the let, and a boot room or utility off the kitchen gets the same treatment as the kitchen itself rather than a token wipe. On Ruscombe houses these are exactly the rooms a tenant skips and a clerk always checks.

That checklist is built around the clerk’s own order of work, which is why our 97% first-time pass rate holds up on village stock where the check-outs are anything but casual.

The licence question, and what it does to a hand-back

One Ruscombe-specific point worth knowing before you hand keys back. Wokingham Borough Council has not brought in any selective or additional licensing, so a standard single-household let in the village needs no property licence at all. The only homes that must be licensed are larger houses in multiple occupation, broadly five or more people from two or more households sharing facilities, which fall under the national mandatory HMO regime. The council keeps the public HMO register online.

Why it matters at the clean: a licensed HMO is inspected against the council’s amenity standards as well as the inventory, so the shared kitchen and bathrooms in one get a tighter going-over than a single-family cottage. We bill both by property size in the same way; we just clean the HMO to the inspection standard it will be held to. In a village of mostly family houses, full HMOs are rare on the ground, but the few shared professional lets and the larger houses split into rooms do exist, and they are the ones where the council standard and the inventory both apply at once.

It is also worth keeping the three jobs people muddle straight, because booking the wrong one is how deposits get lost.

Check-in inventory report
The document the clerk writes on your first day, surface by surface, usually with photos. It is the benchmark your check-out is judged against, which is why we clean to it and not to a vague idea of clean.
End of tenancy clean
Built to pass that inventory and get a deposit back, with the house empty, against the agent’s benchmark, carrying the 48-hour re-clean guarantee, at £30 per hour per cleaner.
Deep clean
A reset of a home you are staying in. Thorough, but not measured against any inventory, which is the difference that bites at a move-out.
Regular domestic clean
Ongoing weekly or fortnightly upkeep, from £22 an hour, a different service again.

What it costs, and the sum nobody runs in time

Flat pricing by the size of the property. No call-out charge, no surprise line added on inventory day.

PropertyTypical durationEstimated cost
Studio3-4 hours, 1 cleaner£156

2-bed cottage or house5-7 hours, 2 cleaners£243
3-bed house (Castle End Road, Ruscombe Lane)6-8 hours, 2 cleaners£339
4-bed detached or executive home8-10 hours, 2-3 cleaners£425

Part jobs, where a full end of tenancy is not what you need, run at £30 per cleaner an hour. Carpet shampoo is an add-on, £36 a bedroom, £43 a living room, or £115 for a whole two-bed carpeted area done together. A standalone oven deep-clean is £77 single, £110 double, £114 for a 90cm range. Most Ruscombe houses are three- and four-bed with carpet upstairs and a range cooker in the kitchen, so ask for the combined figure and we will quote the property in front of us, not a tick-box.

Now run the sum the deposit forces on you. A £339 clean on a three-bed protecting a deposit of several thousand pounds is not really a decision, and yet most tenants only do that arithmetic after they have cleaned it themselves, failed the check-out, and lost the first round. The first round is the cheap one to win. It is also why the agents keep our number.

A note on what the figures assume. They cover a house in normal lived-in shape. A six-year tenancy with heavy wear, a pet household, or a kitchen that has never had a deep clean costs more, and we say so on the phone rather than after the job. There is no padding on the invoice and no inventory-day surcharge. If a couple of photos of the kitchen and the worst bathroom would sharpen the quote, send them, because on the larger detached houses out here the difference between a three-bed and a sprawling four-bed with two bathrooms and a conservatory is real, and we would rather price it honestly up front than guess.

A Castle End Road job from March

“We had a four-bed detached off Castle End Road for nearly six years and moved when my husband’s firm shifted him to Bristol. I was dreading the en-suite, where the limescale on the shower glass and the chrome had gone past anything I could shift with a cloth, and the range cooker had years of baked-on grease nobody had ever properly dealt with. Two of them came on the Thursday, spent the whole morning on that bathroom and the cooker and the rest of the day on carpets. The clerk did the check-out on the Saturday and signed it off with no cleaning deductions. Full deposit back on a house I genuinely thought we would lose money on.”
Helen, Castle End Road RG10, March 2026

End of tenancy cleaning in Wandsworth by Monster Cleaning
Wandsworth: another job wrapped up by our cleaners.

That is a fair picture of the pattern out here: a long family tenancy, a hard-water bathroom, a range cooker nobody had tackled, and an agent who checks properly. What turned it was not the scrubbing alone but the dated photo set that went out with the invoice, which is the thing most do-it-yourself check-outs simply do not have when the agent pushes back.

Booking it around a relocation

Most Ruscombe moves run to a job and a removals lorry, so the order matters as much as the clean. The steps are simple.

  1. Ring 0333 555 2076 or email [email protected] with the postcode, the number of bedrooms, and whether the house is carpeted or furnished.
  2. We send a fixed written quote. No survey visit for a standard cottage or house.
  3. Book the clean for the day the lorry leaves, once the house is empty, so we are working bare rooms and not around boxes.
  4. Have the inventory check-out the next morning. That gap is deliberate: it keeps the 48-hour window open while you are still reachable, and in the rare case the clerk flags something, lets us get back in before the deposit conversation has even started.
  5. We clean to the 57-point checklist, photograph every room before and after, and send a dated invoice naming the property. That photo set is your evidence pack.

Tenants who clean the night before the lorry comes, around half-packed rooms, are the ones who end up disputing a deduction. We have handed back enough houses in this village to know the sequence is half the job.

A move-out here often pulls in more than the core clean. The common add-ons are a full oven deep-clean for the range cookers in the bigger kitchens and carpet shampooing for the bedroom and stair carpets that take the wear in a family house. We also handle upholstery cleaning on furnished lets and small removals on a relocation timeline. For the streets either side of the village, see our Wokingham page for addresses in the town itself and the Wargrave page for the lanes toward the river, rather than the village.

Questions we get asked

How much is an end of tenancy clean in Ruscombe?

A studio is £156, a one-bed £207, a two-bed £243, a three-bed £339 and a four-bed £425. Most Ruscombe properties are three- and four-bed houses, so the £339 to £425 band is typical, with carpet shampoo on top if the bedrooms and stairs are carpeted.

Do you guarantee the clean will pass the inventory check?

We carry a 48-hour re-clean guarantee. If the inventory clerk flags anything cleaning-related within 48 hours of the clean, we come back and put it right at no cost, as long as nobody has moved in. Our first-time pass rate is 97%.

Is the hard water in Ruscombe really a problem at check-out?

Yes. The Thames Water supply across Twyford and RG10 runs around 272 parts per million, which is well into the hard range. Scale builds quickly on taps, shower glass and the toilet waterline, and clerks who know the area check for it specifically. Proper descaling is built into our clean rather than charged as an extra.

Does a Ruscombe rental need a council licence?

A standard single-household let does not. Wokingham Borough Council has not introduced selective or additional licensing, so only larger houses in multiple occupation, broadly five or more people from two or more households, need a mandatory HMO licence. The council keeps the HMO register online.

Which streets in Ruscombe do you cover?

All of them, including Ruscombe Lane, Ruscombe Road, Castle End Road, Southbury Lane, Northbury Lane, London Road and Waltham Road, plus the closes off them. Adjoining Twyford and Hare Hatch addresses, confirm with us by postcode.

How far ahead should I book?

Two to three days is usually enough, though relocation-driven moves out of the village can be tight, and since 1 May 2026 leaving dates are less predictable. Tell us your inventory check-out date and we will fit the clean the day before so the house is handed back fresh.

Do I need to be there during the clean?

No. Most Ruscombe tenants leave a key or arrange access through the letting agent. We confirm by phone or email when the clean is finished.

End of tenancy cleaning in Kensington and Chelsea by Monster Cleaning
Fresh from a end of tenancy cleaning in Kensington and Chelsea.

Is carpet cleaning included in the price?

Vacuuming and hand-cleaning the carpet edges and thresholds is included. Full carpet shampoo is a separate add-on: £36 a bedroom, £43 a living room, or £115 for a whole two-bed area. Most houses here are carpeted upstairs, so ask for the combined quote.

What if my property is an HMO?

We clean licensed HMOs to the council’s amenity standard as well as the inventory, so the shared kitchen and bathrooms get the tighter clean an HMO inspection expects. The price is still set by property size in the same way.

Do you clean conservatories and garden rooms?

Yes, where they are part of the let. On Ruscombe houses these rooms are exactly what tenants forget and inventory clerks always check, so they are in the standard clean.

Can you do the oven on its own?

Yes. A standalone oven deep-clean is £77 single, £110 double, £114 for a 90cm range. Many of the bigger Ruscombe kitchens have a range cooker, so tell us which one and we will quote it correctly.

The cottage has high ceilings and deep coving. Can you reach it all?

Yes. The older Ruscombe cottages and the period houses near the church have high ceilings, deep coving, picture rails and panelled doors that hold dust where a tenant with a stepladder cannot easily get. Doing those surfaces, the tops of door frames and the coving corners is part of the standard clean, because that is exactly where the inventory clerk’s torch goes.

Are you insured, and how do I get a receipt?

Monster Cleaning Ltd, Companies House 9919639, is fully insured and has been trading since 2014. We invoice on completion with a dated receipt naming the property. Keep it, because if a deposit dispute reaches the protection scheme adjudicator that receipt is the evidence a professional clean was done. We have recovered £1.2m in deposits for tenants and work with 300+ letting agents.
