What the Renters’ Rights Act changed, and what it did not

The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 no-fault evictions are gone, every existing assured shorthold tenancy in England has rolled over to a periodic tenancy, and a tenant can now give two months’ notice at any point rather than waiting for a fixed term to end.

The part people get wrong is the cleaning. None of it changed. Your deposit still sits in a government-backed scheme, your landlord still cannot keep money for fair wear and tear, and the operator can still charge for handing the flat back below the standard it was let at. A flat lived in for eighteen months is allowed to look lived in. What changed is timing. A building full of corporate lets and short postings now turns over on rolling notice rather than neat fixed dates, so move-outs here land less predictably and the slot you want goes sooner.

The fixed glass shower screen is the line that fails most wet rooms in this building, so it gets the most time. The dried spotting comes off both faces, the channel drain is cleared and the chrome brought back. We descale the taps, the rose and the controls without leaving a haze, scrub the tiling and grout, and finish the mirror so it is clear under the lights rather than smeared. The toilet, cistern, hinges and the floor around the pan are done properly, because that is a photographed area on the report.

Bedrooms, living areas and the winter garden

The curved floor-to-ceiling glazing is the headline job in every room it appears in. Each pane is cleaned on the inside to the move-in standard, then checked along the bow of the glass under the room lights for any dried bloom. Frames, trickle vents and reveals are wiped. The winter-garden glazing and its door runner are cleaned because the report scores them as part of the room, runner channel included, which is the bit almost nobody does. Built-in wardrobes are done inside and out. Skirtings and the floor edges along them are detailed. The stone or engineered floor is cleaned and finished so the contact patches where furniture stood are evened out as far as the material allows, rather than left as obvious squares.

Two jobs sometimes need their own pass. Where the inventory pack actually asks for it, professional carpet work is what the carpet cleaning add-on covers on the same visit, though most flats here are hard floor so it rarely applies. What hard water does to glazing that is barely a year old

London Bridge sits in Thames Water‘s hard-water area, the supply drawn through chalk and limestone and running around 293 milligrams of calcium carbonate per litre, which is firmly into the hard band. You have already seen what that does, because it shows on the glass before it shows anywhere else.

Shard Place changes the usual rules in one way: the fittings are new. Residents only started moving in during 2025, so the building is barely a year old, and the scale has not had time to set into the crusted ridges you find on a tired old bathroom tap. It sits instead as a fine film, on the glass, the wet-room screen and around the tap bases, and on the curved panes it is brutal to hide. Light bends through the bow of the glass and every dried droplet is lit from within, so one evening of condensation wiped off with a dry cloth leaves a cloudy bloom you can read clear across the room.

The film comes off cleanly with the right method and a little patience.
