Why a Garden Suburb deposit slips where a new-build’s holds

Squirrels Heath is not one kind of house, and the kind you are handing back decides where the deductions land. East of Balgores Lane and south of Main Road sit the original houses of the 1911 House and Cottage Exhibition, the estate that put Gidea Park on the map. One hundred architects built 159 fully furnished houses and cottages here for a competition judged on, of all things, economy of upkeep, in the Arts and Crafts and Art Nouveau styles of the day. Heath Drive, Meadway, Reed Pond Walk and Risebridge Road went in to the north of what is now Main Road; Balgores Lane, Squirrels Heath Avenue and Crossways to the south. The whole thing has been a conservation area since 1970, and six of the 1911 houses are Grade II listed. Walk those roads and you find deep moulded skirtings, picture rails, leaded casements, tiled hearths and original parquet.

None of that hands back like a flat off the high street.
