Where the torch goes first in a W4 house

Start with the mechanism, because it explains everything else on this page. On the day you moved in, a clerk walked the property and wrote a report describing every surface, usually with close photographs, usually with the word “clean” against the kitchen, the bathroom and the joinery. That was true that morning, because the place had just been professionally done. At check-out a clerk walks it again with that report in hand and compares it line by line. Anything materially worse than the entry, past fair wear and tear, is chargeable against your deposit. You are marked against a professional clean. That is why a mop and a free Saturday so rarely gets a W4 property over the line.

What makes Turnham Green different is where the gap opens up. In a modern block the argument is about the oven and the shower screen and that is roughly it. Here the clerk has another category: original joinery. Picture rails at head height and above. Coving with a real profile to it. Ceiling roses. The dust ledge on top of a window architrave, which no tenant has ever cleaned, in any house, ever, because you cannot see it without standing on something. There is no selective licensing anywhere in Hounslow, so an ordinary family let in W4 needs no licence at all. Shared houses are a different story now. The council designated a borough-wide additional HMO licensing scheme on 11 September 2025, it came into force on 11 December 2025, and it runs until 10 December 2030. It catches smaller shared houses, three or more people in two or more households, that sat outside mandatory licensing before.

Plenty of the bigger Bedford Park and Chiswick houses are let room by room, so a good number now hold a licence that did not exist two years ago. The knock-on effect is the part nobody warns tenants about. A landlord with an open council file runs a tighter inventory than one without, because the paperwork has to stand up if anyone asks to see it. Same house, same rooms, stricter clerk. What chalk in the tap water does to a Chiswick bathroom

Chiswick is supplied by Thames Water, which says plainly that all the water in its region is hard, because it passes through chalk on the way to the tap. On the company’s own scale that means somewhere between 200 and 300 mg of calcium carbonate per litre. In a bathroom that translates into a chalky film on the chrome and a permanent haze on the shower glass, and it builds much faster than people expect.

The trouble is that it is invisible to you and obvious to a clerk. You look at the screen head-on every morning for two years and it looks fine. The clerk looks at it edge-on against a bright light, which is the only way anyone ever sees limescale properly, and photographs a cloudy panel. Same glass. Different angle. That single photograph is one of the most common cleaning deductions in W4.

So we soak rather than wipe. Scale set into chrome does not come off with effort, it comes off with dwell time and the right product, and the fittings in older Chiswick bathrooms are often original chrome or brass, which rules out the aggressive stuff a new-build would shrug off. Grout gets scrubbed back as far as honest work takes it. High Road to Bath Road: the stock changes in half a mile

Turnham Green is small but not uniform, and the job changes depending on which side of the railway you are on. Walk it and you see two halves.

North of the station is Bedford Park. Jonathan Carr bought 24 acres of orchard here in 1875 and had Richard Norman Shaw setting the style; by 1883 the estate ran to roughly 500 houses around Shaw’s church of St Michael and All Angels, where The Avenue, Woodstock Road and Bath Road meet. In 1967, 356 of those houses were individually Grade II listed, and the estate straddles a borough line: Ealing made its side a conservation area in 1969, Hounslow followed in 1970. What that means for a clean is simple. The joinery is not going anywhere. Red brick, tall rooms, deep coving, original timber windows with paint-clogged channels, and a kitchen refitted three times into a room that was never the right shape for one. Nothing aggressive goes near any of it, so the work is slow and done by hand.

South and east of the station it flattens out. Later Chiswick terraces, Edwardian streets running towards Acton Green Common, and above the shops on Chiswick High Road and Turnham Green Terrace, flats carved out of buildings never meant to be flats. Those are the high-churn ones. Short professional tenancies, mostly one-beds and two-beds, awkward stairs, kitchens shoehorned into what used to be a back bedroom. Christ Church, George Gilbert Scott’s 1843 building on the eastern half of the green, is the thing everybody gives directions by.

Two local things worth planning around. The first is the station, a genuine trap on a moving day. Turnham Green opened on 1 January 1869 and the District line serves it all day, but the Piccadilly line only stops early and late: before 06:50 on weekdays and Saturdays, before 07:45 on Sundays, then from 22:30, running straight through the rest of the time. Anyone organising a key hand-back around a Piccadilly connection at three in the afternoon finds that out on the platform. The second is parking. Chiswick is controlled-parking territory and the bays around the green and the Terrace are tight, so tell us the arrangement when you book.

The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 is gone, existing assured shorthold tenancies have converted to periodic ones, and notice can be given at any point in the year rather than at the end of a fixed term. None of that changed what you have to clean. What it changed is when: move-outs are more frequent and land on dates nobody would have picked, which has spread the month-end crush out a little and made booking early more sensible, not less.

Is the water in Turnham Green hard?

My Chiswick house is a shared HMO. Does the December 2025 licence change my clean?

Not the work itself. It changes who is watching. Hounslow designated a borough-wide additional HMO licensing scheme on 11 September 2025, in force from 11 December 2025 until 10 December 2030, so many shared W4 houses that needed no licence in 2024 now hold one. A landlord with an open council file runs a tighter check-out inventory, because the paperwork has to survive being looked at. We clean to that standard by default.

Does the Renters’ Rights Act 2025 change what I have to clean?
