How do you walk a Brunel student-share three-bed off Hillingdon Road back through a Coopers inventory clerk on the Friday the lease ends, when the kettle has not been descaled since freshers’ week and the cooker hood is bonded shut? You stop guessing and book a crew that already knows what UB8 inventory clerks check first. Uxbridge South is the southern half of Uxbridge town centre – the stretch running from the Underground station at The Pavilions south through Cowley Road toward Hillingdon Hospital and the Brunel campus. The housing is overwhelmingly 1930s semis on side streets off Hillingdon Road and Cleveland Road, post-war low-rise blocks on the Cowley fringe, and 2010s and 2020s purpose-built rental flats in the new clusters near The Pavilions and the Underground. Phone 0333 555 2076 or email [email protected]. Two-bed flat from £243, full agent-approved.
Last updated April 2026. We cover UB8 in full plus the Cowley and Hillingdon Hospital fringes south of the High Street. See the full Hillingdon end of tenancy hub for the wider borough, and our sister page on Hillingdon Village end of tenancy for the listed-cottage UB10 9 conservation pocket.
Why Uxbridge South deposits get deducted
Uxbridge South rents track the borough mean. Average private rent across Hillingdon was £1,548 a month in January 2026, up from £1,509 a year earlier on ONS data (ONS Private Rent and House Prices, January 2026). A 1930s three-bed semi on a side street off Hillingdon Road runs £1,950 to £2,400 a month. A 2010s two-bed flat behind The Pavilions clears £1,750 to £2,100. A Brunel-let four-bed share split four ways often passes through £2,600 a month total. Deposits sit between £2,250 on a sharer flat and £3,200 on a refurbished family semi. The biggest deduction lines we see in UB8 are oven and hood, hard-water mineral residue on chrome, and carpet pet stains in the family lets behind Hillingdon Road.
The stock is not period. Most of Uxbridge South was built between 1928 and 1939 as Metropolitan Railway suburban semi-detached for the new Piccadilly and Met line commuters. Pebbledash render fronts on the Cleveland Road and Cowley Road side streets, brick fronts on the slightly later 1936 to 1939 streets nearer Hillingdon Hospital, original tiled porches with terrazzo or quarry tile, leaded upper-pane bays on a fair number, and a pebble or red-tile hipped-roof line. Behind the station, behind The Pavilions and along the line of the old gasworks, the build is post-war: 1950s and 1960s LCC and council low-rise blocks with shared landings, then a thick band of 2010s and 2020s build-to-rent and L&Q purpose-built rental in the regeneration around the Underground station and the Civic Centre. Brunel-let rentals sit mainly in the 1930s semis subdivided to four or five sharers and in some of the post-war low-rise stock. The water is the same across all of it: Affinity Water at 270 mg/L of calcium carbonate, hard to very hard, drawn from the Colne valley chalk beneath the Chilterns (Affinity Water hardness checker).
Renters’ Rights Act 2025
Section 21 no-fault eviction was abolished a fortnight ago. The Renters’ Rights Act 2025 received Royal Assent on 27 October 2025 and Phase 1 commenced on 1 May 2026. Rolling periodic tenancies have replaced fixed-term assured shortholds. The deposit-return route is now the cleanest exit for a tenant moving out of a 1930s semi off Hillingdon Road or a 2010s flat behind The Pavilions. The Act stopped landlords requiring a paid-for professional-clean receipt as a tenancy clause, but deductions for a dirtier-than-inventory return are still allowed. Disputes go to the relevant scheme: Tenancy Deposit Scheme, mydeposits, or the Deposit Protection Service. Free tenant advice sits with Shelter.
Hillingdon Council Article 4 and additional licensing 2026
Hillingdon Council adopted a borough-wide Article 4 direction at the Full Council meeting on 27 November 2025 (Hillingdon Council Article 4 directions register): converting a Use Class C3 dwelling to a small Use Class C4 HMO of three to six unrelated sharers now needs full planning permission across UB8. The borough-wide additional licensing scheme starts on 24 August 2026 and runs for five years, with applications opening on 20 May 2026 and all due by 23 August 2026. Licences cost £1,401, with a 10% reduction for accredited landlords. The route is on the Hillingdon private rented housing pages. Uxbridge South is HMO-heavy because of Brunel: a 1930s three-bed semi off Cleveland Road split between four sharers will fall inside the licensing scheme. Licensed properties get walked closer at check-out because the licence creates a paper trail the council references in any later dispute.
The Brunel sharer-flat problem
About a third of our Uxbridge South work is Brunel sharer turnovers. The shape is familiar. A 1930s pebbledash semi off Cleveland Road or a four-bed Cowley Road semi has been let to a four or five-strong sharer group on a single AST. They check out within a fortnight of the academic year ending. Nobody has descaled the kettle in nine months. The cooker hood baffle filter has not been pulled in eighteen. The bath has limescale on the lower screen runner that has set hard. Three of the four bedrooms have carpet that needs shampoo for marker pen, ring stains and a fair amount of human-scale wear. The communal kitchen has soft-stacked dishes from the night before. Coopers and Cameron Green clerks know exactly what to look at first – hood baffle, kettle, oven inner glass, shower runner, carpet at the threshold of every bedroom door. Standard outer-London cleaning crews undercharge for these and miss the hood. We do not. The team brings a hot alkaline degreaser bath for the racks, a measured scale solution for the chalk-water tideline, and an extractor pull for the hood baffle. Three cleaners on a four-bed Brunel-let semi runs a full day.
“Three years on a four-bed 1930s pebbledash semi on Cleveland Road, four of us on the share, all of us Brunel finals, all packing the same week. The cooker hood was the panic. None of us had ever pulled the baffle filter. It would not budge – we tried prying it with a butter knife the night before the inventory walk and gave up. Coopers had us pencilled in for a deduction on the kitchen alone before they had even walked through. Monster came on the Wednesday morning, three cleaners, full day. Team leader pulled the hood baffle in five minutes, dropped it in a hot degreaser bath, came back when it was clear and refitted it. Inventory clerk passed the kitchen first time. Full £2,800 deposit back the following Tuesday and we had to split it four ways while one of us was already on a coach to Bristol.” – Megan, Cleveland Road four-bed Brunel sharer let, UB8
Streets and zones we cover across Uxbridge South
We work the whole UB8 footprint south of the High Street, plus the immediate Cowley and Hillingdon Hospital fringes. The streets and zones we book most often:
- Hillingdon Road: the spine running south from The Pavilions, with 1930s semis on every side street feeding it
- Cleveland Road: 1930s pebbledash and brick semis, heavy Brunel sharer-let footprint
- Cowley Road: 1930s semis running south to the Cowley village edge, mixed family and sharer lets
- Belmont Road and Sefton Avenue: 1930s pebbledash semis with original tiled porches, family-let bias
- The Pavilions cluster: 2010s and 2020s purpose-built rental flats in the regeneration around the Underground station
- Civic Centre side streets: 2010s and 2020s build-to-rent flats and L&Q rental blocks
- Vine Street and the High Street southern end: 2010s flats above retail and a band of older first-floor conversions
- Cricketfield Road: 1930s semis running toward the Brunel campus boundary
- Park Road and Whitehall Road: 1930s and inter-war semis on the Hillingdon Hospital fringe
- The post-war low-rise blocks behind the gasworks line: 1950s and 1960s council and former-council blocks on shared landings
- Hillingdon Hospital staff lets: a band of NHS-anchored rentals, mainly 1-bed and studio
- The Brunel campus periphery: Kingston Lane and the streets feeding the south gate, sharer-let dense
If your address sits a few streets outside this list, ring the office. We almost certainly cover it.

What is included in our Uxbridge South end of tenancy clean
The 57-point agent-approved checklist runs underneath every clean. Below is the customer-facing summary as a single tight list with the UB8 specifics flagged where they apply.
- Kitchen: Oven full strip, racks lifted out and soaked separately in a hot alkaline degreaser bath, door inner glass cleaned between the panes
- Hood and hob: Cooker hood baffle filter pulled and soaked (the Brunel sharer-let priority), hob gas rings or induction surface degreased, splashback de-greased
- Cupboards and drawers: Inside, outside, top, behind and underneath every cupboard and drawer; drawer runners hand-wiped, soft-close hinges checked
- White goods: Fridge and freezer fully defrosted, washed inside and out, door seals scrubbed where mould blooms; dishwasher filter pulled and body wiped; washing machine drawer and gasket descaled
- Sink and taps: Stainless or composite sink, taps and waste descaled with a measured scale solution and rinsed twice (the chalk-water step that UB8 inventory clerks check first)
- Behind the cooker: Cooker pulled out, floor and side of unit cleaned, gas hose checked clear, slid back
- Kitchen floor: Vinyl in the 1930s semi extensions hand-mopped, engineered-oak in the 2010s flats microfibre-mopped with manufacturer-safe wood polish
- Bathroom descale: Bath, shower tray, screen and tiles – measured scale solution on the chrome rainfall head and screen runner, rinsed twice, dry-buffed
- WC: Bowl, rim, hinge bolts, base, behind the pan; the brown chalk-aquifer tideline under the rim is the UB8 inventory tell
- Sink and chrome: Sink, taps, plug, overflow – chromework polished separately after the descale
- Bathroom fittings: Mirror, cabinet, shaver socket, extractor grille pulled and vent housing wiped
- Tile grout: Brushed clean where shower water hits, mould-spot patches treated where present
- Towel rail: Hand-wiped on the back face where dust collects out of view
- Bathroom floor: Mopped last after dust settles, edges done by hand
- Wardrobes and storage: Inside and out, drawer runners, rails wiped; under-stair cupboard cleared and wiped on the 1930s semis
- Skirtings and rails: Skirtings, picture rails and dado where present, top edges where dust collects
- Windows: Inside-glass on every window, frames wiped, locks dusted; leaded upper-pane bays on the 1930s semis hand-wiped pane by pane on a damp microfibre – no spray on the lead came
- Internal doors: Both sides, hinges, handles, top edge, kickplates
- Carpets: Vacuumed in two directions; threshold strip at every bedroom door worked separately because that is where Brunel sharer wear shows
- Hard floors: Mopped, edges hand-wiped, finished dry; original tiled porch on the 1930s semis hand-cleaned with a pH-neutral solution
- Light fittings: Switches, sockets, thermostat, smoke and heat alarm housings – faceplates cleaned, finger-marks removed
- Stairs and hallways: Main staircase, banister, spindles, hallway and stairwell skirtings
- Loft and lofts: Loft hatch where present, dust-removed underside
- Final walk: Low-angle torch sweep to catch what daylight hides on skirting tops, picture-rail edges and bathroom floor edges
It is the small things.
Common reasons we get re-called
Three to four out of every hundred jobs get a 48-hour re-clean call. The pattern across UB8 is consistent and worth flagging up front:
- Hood baffle re-grease: A baffle filter that was pulled and soaked but refitted while still warm bonds back to the trim within hours. We now refit cool and dry.
- Chalk-water tideline returning under the rim: If the WC has not been flushed for 48 hours after our visit, hard supply settles and a faint brown ring re-forms. We brief the client to flush before the inventory walk.
- Carpet threshold strip on Brunel sharer lets: Wear at the bedroom door threshold sometimes does not lift on first pass and needs a second shampoo head. We carry one.
- Original tiled porch staining on the 1930s semis: A porch worked with the wrong cleaner can flash-stain on the next rain. We use pH-neutral only and now leave a note for the agent.
What it costs in Uxbridge South

What your Uxbridge South letting agent will actually check
The walk-through inside a UB8 1930s semi or a Pavilions cluster flat follows a pattern. We have watched clerks rotating across Coopers on the High Street, Cameron Green on Vine Street, Andrews on Belmont Road, Hunters Uxbridge near the station and the Brunel-affiliated independents do it for over a decade. They tend to check, in roughly this order:
- Cooker hood baffle filter – they lift it. Amber grease bonded to the slats is the Brunel sharer-let fail.
- Lower edge of every shower screen and the chrome rainfall head – the 270 mg/L Affinity Water tideline is the UB8 hard-water tell
- The kettle. Always the kettle. UB8 sits on hard supply, every time.
- The oven door inner glass – the gap between the panes where grease seeps in and bakes
- The toilet rim and hinge bolts – chalk-aquifer water leaves a brown line under the rim within ten days
- Carpet threshold at every bedroom door on the sharer lets – that is where wear shows
- Original tiled porch on the 1930s semis – terrazzo or quarry tile staining from a wrong cleaner
- Leaded upper-pane bays on the older semis – condensation tideline along the lower edge of every leaded pane
- Skirting tops, picture-rail dust on the front-room ceiling, top of the door frames
- Plug sockets, switches and door tops – finger-marks under faceplates, dust on flat upper edges
- Modern flats: the integrated AEG or Bosch fridge fascia and dishwasher front – finger-marks and food-splash haze
- Behind the cooker – the gap is the first place the clerk looks if the kitchen is otherwise clean
How booking works
- Phone 0333 555 2076 or email [email protected]. Tell us the postcode, the bedroom count, the property type (1930s semi, post-war low-rise, 2010s Pavilions flat) and your move-out date.
- We confirm a fixed quote on the call. Carpet add-on, oven type, leaded-pane count on the older semis, sharer-let head count and any access quirks (key handover at Coopers on the High Street, parking on Cleveland Road during term-end peak, the lift access on the Pavilions cluster blocks) get talked through then.
- We email a written confirmation with the start time and the team lead’s name.
- The team arrives – usually two to three cleaners depending on size. They work to the 57-point checklist. Photos are taken on completion if you want them for the deposit file. Five to six hours for a 2010s two-bed flat behind The Pavilions, a full day with three for a four-bed Brunel sharer semi.
- Inventory clerk attends within 48 hours. If they flag anything that is on our checklist, we come back free under the 48-hour re-clean guarantee. If they flag something outside the checklist – a pre-existing chip in the porch tile, a yellowed lampshade, a hairline crack in the ceiling that pre-dates our visit – that is an inventory dispute and we back you up with our photos.

Frequently Asked Questions
How much does end of tenancy cleaning cost in Uxbridge South?
From £156 for a Hillingdon Hospital staff studio, £207 for a one-bed flat in the post-war low-rise or 2010s Pavilions cluster, £243 for a two-bed in the modern Pavilions blocks or a smaller 1930s semi conversion, £339 for a 1930s three-bed semi off Hillingdon Road, Cleveland Road or Cowley Road, and £425 for a four-bed Brunel sharer semi or a larger family let. Carpet shampoo and double-oven add-ons are priced separately. Uxbridge South is base outer-London pricing.
How long does the clean take?
A 2010s two-bed flat behind The Pavilions runs five to six hours with two cleaners. A 1930s three-bed semi off Cleveland Road takes us six to seven. A four-bed Brunel sharer let on Cleveland Road or Cowley Road is a full day with three cleaners. We do not rush by the clock; we work to the checklist.
Are you insured and do I need to be there?
Public liability cover £5m. Monster Cleaning Ltd, Companies House 9919639, trading since 2014. Insurance certificate sent on request. You do not need to be at the property – most clients drop a key with the agent (Coopers on the High Street and Cameron Green on Vine Street both run secure key handover) or use a coded key safe. We send a written check-out report by email when we leave.
Do you bring all the cleaning products?
Yes. The proper hard-water descaler for Affinity chrome at 270 mg/L, soft brushes for original 1930s tiled porches, dry microfibres for leaded panes on the older semis, and the pH-neutral solution for terrazzo or quarry tile. You do not need to leave anything behind.
Can you do a Brunel sharer-flat turnover at term-end peak?
Yes. About a third of our Uxbridge South work is Brunel sharer turnovers in the second and third weeks of the academic year ending. We add capacity for the peak window. The work pattern is set: hood baffle pulled and soaked first, oven full strip second, descale across the bathroom and kitchen chrome third, carpet threshold strip at every bedroom door fourth. A four-bed sharer semi runs a full day with three cleaners. Book at least a fortnight ahead at peak; same-week is sometimes possible if a team is finishing a job up at Hillingdon Hospital or Hayes End.
What about hard-water mineral scale on chrome shower fittings?
UB8 sits on the Affinity Water network with published hardness at 270 mg/L of calcium carbonate, classed as hard to very hard. Chrome shower heads, screen runners, mixer taps and kettle elements need a measured scale solution with the right dwell time, then a polish. Our team carries the lot. If your existing cleaner has been using a generic kitchen spray, the residue will not lift; that is why hard-water inventory fails on this point so often.
Has Hillingdon Council introduced selective licensing or an Article 4 in UB8?
Yes to both. Hillingdon Council adopted a borough-wide Article 4 direction at the Full Council meeting on 27 November 2025, so converting a single dwelling to a small HMO of three to six unrelated sharers now needs full planning permission across all of UB8. The borough-wide additional licensing scheme starts on 24 August 2026 and runs for five years, with applications opening on 20 May 2026 and closing on 23 August 2026. Licences cost £1,401, with a 10% reduction for accredited landlords. Uxbridge South is HMO-heavy because of Brunel: most three and four-bed semis off Cleveland Road and Cowley Road let to sharers will fall inside the scheme. The route is on the Hillingdon private rented housing pages.
Do you handle the cooker hood baffle filter on the modern Pavilions cluster flats?
Yes. Pulled and soaked in a hot alkaline degreaser bath, never wiped in situ. The integrated cooker hoods on the AEG and Bosch fitouts in the modern blocks behind The Pavilions and around the Civic Centre have baffle filters that bond to the trim hard within twelve to eighteen months if they have not been pulled. We refit cool and dry to stop the bond re-forming.

Do you clean leaded upper-pane bays on the 1930s semis?
Yes. Leaded panes hand-wiped one at a time with a damp microfibre, never wetter than a wrung-out flannel; no spray on the lead came because spray loosens the putty bead. The lower edge of every pane, where condensation runs and 270 mg/L Affinity mineral residue collects, gets hand-wiped after the rest of the bay is dry.
Do you do the original tiled porches on the 1930s semis?
Yes. Original 1930s terrazzo or quarry tile gets hand-cleaned with a pH-neutral solution and a soft mop, never alkaline, never acidic. Generic floor cleaners flash-stain the porch tile on the next rain – it has happened, we now leave a note for the agent so a follow-up cleaner does not strip the seal.
What is the 48-hour re-clean guarantee and how quickly can you book?
If the letting agent or inventory clerk flags any cleaning issue within 48 hours of our visit, we send a team back at no extra charge to put it right. We have had to use it on roughly 3 in 100 jobs since 2014. Booking is usually 48 to 72 hours’ notice across Uxbridge South, the Hillingdon Road, Cleveland Road and Cowley Road corridor and the Pavilions cluster; same-day depends on whether a team is finishing nearby in Hillingdon Village, Hayes End or Ruislip Manor. Across our books we have helped recover £1.2m in deposits for tenants since 2014, working with 300+ letting agents.
Which letting agents do you work with in Uxbridge South?
Coopers on the High Street, Cameron Green on Vine Street, Andrews on Belmont Road and Hunters Uxbridge near the Underground station are the main four we hand keys to. Our 300+ letting-agent network covers the borough including the Brunel-affiliated student-let independents.
