The photograph from move-in day is the whole argument

Every Dartford tenancy starts with a clerk walking the flat with a camera, and most check-out disputes trace straight back to those photos. The check-in report says the oven, the grout and the shower screen were “new” or “as new” on the day, because a professional clean had just been through. At check-out a different clerk compares the flat against that same report, line by line. Anything worse than fair wear and tear against those original photos is chargeable. You are being marked against a professional standard set on day one, which a Sunday afternoon with a supermarket spray rarely reaches.

The deductions follow a pattern we see on the DIY check-outs we get called in to rescue after the fact: £70 to £120 on the oven, £70 to £140 on grout and limescale, £60 to £100 on the gaps behind the fridge and washing machine, £100 to £300 on carpets, £60 to £180 on wall and skirting marks. Some of that gets misread locally. The clean you are held to on the way out has not moved an inch. The Tenant Fees Act still stops a landlord writing professional cleaning into the contract as a condition. The check-in benchmark is unchanged. What shifted is only the calendar: fixed end dates used to bunch Dartford check-outs into a handful of predictable weeks each summer, and a rolling notice period spreads them out and shortens the warning tenants get.

The kitchen, where most Dartford deposits are lost

The oven is stripped rather than wiped: racks soaked separately, the door glass split apart so the film between the panes comes out, interior, fan and seals all done by hand. On the Temple Hill stairwell flats built around Temple Hill Square in 1947, the cooker hood is almost always a retro-fit added decades after the block went up, and the baffle behind the front grille collects a brown grease film nobody has touched between tenancies. We pull the grille, soak the baffle, hand-clean the housing, and dry the duct outlet so it does not streak. On the newer riverside flats around the Bridge development and the Ebbsfleet fringe, the job runs the other way: integrated appliances with a silicone bead behind the hob that traps grease if it only gets wiped instead of worked with a soft brush.

After the oven, the rest of the room follows the same logic. Hob rings and control knobs off and washed. Extractor hood degreased inside and out, filter soaked or swapped. Every cupboard, inside and out, including the deep corner units that turn up in the older West Hill and Priory terraces. Fridge and freezer cleaned through once defrosted, integrated units pulled forward on their runners so the plinth gets done too. Appliances pulled out for the gaps behind and under the fridge, dishwasher and washing machine, then put back exactly where they were. Washing machine drum, drawer and door seal, which is where Dartford’s hard water leaves its clearest grey ring. Sink, taps and drainer descaled properly rather than sprayed and wiped over. Tiles and grout scrubbed. Bins emptied and washed. Floor mopped last and left dry.

Bathrooms, the other place it goes wrong

Scale comes off taps, shower head, screen and tiles first, with a gentler approach on any original chrome or brass fittings in the West Hill and Priory conversions. Grout gets scrubbed as far as honest effort takes it, and photographed first where it is clearly past saving.

  • Shower screen both sides, tracks and the sealant bead
  • Bath, taps, overflow and plughole; period baths in the older terraces get their feet and underside done too
  • Mirrors and cabinets, and behind them where they pull away from the wall
  • Extractor fan vent wiped, sealant cleaned to a usable state
  • Floor into the corners, behind the loo and under the basin pedestal

Bedrooms, living rooms and everywhere else

Wardrobes, drawers and built-in storage, inside and out. Skirting, door frames, handles and finger plates. Light fittings, switches and any ceiling rose in the older stock, which holds years of dust in a West Hill terrace and always gets checked. Window sills, reveals and frames on the inside. Radiators behind, under and on top. Walls spot-wiped for marks, with a realistic line drawn, because nail holes and scuffs are a decorator’s bill, not yours to scrub away. Hard floors washed with the right product for the material. Upholstery hoovered through.

Then everything else: switches, sockets, thermostats and entryphones; internal doors both sides with handles and hinges; stairs and bannisters where the property has them. Chalk in the pipes: what Thames Water’s hard water does here

Thames Water supplies DA1 and DA2 from chalk aquifers under the North Downs, and its own postcode data puts Dartford firmly in the hard water band, comfortably over 200 parts per million calcium carbonate (Thames Water hardness guidance). That is not the most extreme reading in the region, but it is enough to build a visible ridge on chrome inside a few months, and Dartford’s clerks know exactly where to look for it.

Shower screens go first, then the tap collar, then a kettle if anyone has left one behind. On the older West Hill and Priory conversions the original chrome and brass fittings need a gentler approach than a modern mixer tap would take. On the new-build riverside flats the scale shows up faster than owners expect, because floor-to-ceiling glass shower screens make even a light haze obvious under downlighting.

Grout is the other one, and in Dartford it competes with the oven for the single most common deduction line. We scrub it rather than wipe it, and where it is genuinely past saving after years of a long tenancy, we photograph the state before starting so nobody gets billed for wear that was already there at check-in.

Dartford top to bottom: how the stock changes street by street

Dartford sits where the M25 crosses the Thames at the Dartford Crossing, and that single fact shapes the borough more than anything else. It pulls in commuters who want a fast run into London without London prices, and the housing has grown in rings around that idea for the better part of eighty years. A ten-minute walk in almost any direction changes what we are cleaning.

The Temple Hill estate and the town-centre core

Temple Hill was opened on 23 May 1947 by Clement Attlee, then the sitting Prime Minister, on land the council had cleared to answer the post-war housing shortage. Around 1,500 dwellings went up around Temple Hill Square: tile-hung semis and four-storey walk-up stairwell flats with shared landings. Much of it stayed in council or housing-association hands, but a steady share is now privately let, and it is where we do the largest single share of our Dartford bookings.

West Hill and the Priory: the older, denser core

Walk toward the town centre and the stock turns Victorian and Edwardian: terraces around West Hill, inside the Dartford Town Centre Conservation Area, and the streets near the old Priory site off Priory Road, where a manor house associated with Anne of Cleves once stood on the footprint of a 14th-century priory. These flats keep original cornicing, picture rails, the odd cast-iron fireplace surround and sash windows in the front reception, and the clean has to work around that detail rather than through it.

Wilmington and Joydens Wood: the suburban belt

South and east of the centre the housing turns 1930s and post-war: pebble-dash semis toward Wilmington, and the Joydens Wood estate running toward the Bexley border, mostly built from the 1950s onward on land broken up from a larger private estate. Family lets here run longer, and the deductions tend to be a slow accumulation rather than one dramatic miss: an unwiped extractor housing, a hallway carpet worn thin by school-run boots.

The riverside and the Ebbsfleet fringe: what is new

The newest stock sits in two places. The Bridge, a mixed-use regeneration scheme south of Dartford Bridge on former industrial land by the Thames, has been adding homes alongside a primary school and community centre for over a decade. And just south of the borough boundary, Ebbsfleet Central East now has outline planning permission for around 2,100 new homes on 35 hectares of brownfield land around Ebbsfleet International station, with a new primary school due to open there in September 2026. Tenants in both areas tend to be young professionals on shorter lets, and the flats come with integrated kitchens and glass shower screens that show hard-water scale fast.

A Bridge development clean, and what nearly went wrong

Not every riverside job is simple. One family ending an eighteen-month tenancy on a two-bed near the Bridge development had booked through a different supplier who cancelled two days before check-out. We took it on with under 48 hours’ notice.

Two cleaners, six and a half hours. The integrated dishwasher had never had its filter pulled since move-in, the silicone bead behind the hob had a film of grease under it that only showed once we peeled it back to check, and the glass shower screen carried the best part of two years of Dartford’s hard water in a haze that needed two passes of paste descaler to shift. The clerk walked it the next morning and signed off without a query.

Booking around the Crossing: timing a Dartford move-out

Dartford has one traffic problem bigger than anywhere else we work in Kent, and it is not really a Dartford problem at all. The Dartford Crossing backs up hard at peak times, and a crew scheduled from further down the M25 can lose forty minutes to it without warning. How long before check-out should I book in Dartford?
