"We were on a sixteen-month corporate let in a three-storey 1970s Wates townhouse on a Featherbed Lane cul-de-sac, single-tenant single-let, junior at a tech firm in central Croydon, in by myself, out by myself. The pre-checkout sheet from Bairstow Eves was a single page. Why Forestdale deposits get deducted

Three things drive most CR0 9 deductions, in the order they cost cleaners time on a Wates townhouse exit. The Forestdale layout is unusual because the whole estate was built in one go between the late 1960s and the mid 1970s by Wates, on cul-de-sacs running off four main roads, with each cul-de-sac subdivided into a named ‘neighbourhood’ of around 20 to 50 houses. Every house inside a cul-de-sac is the same style – same brick colour, same weatherboarding pattern, same stair layout – but the neighbourhood next door is deliberately different. Newlands Wood off Bardolph Avenue is brown brick with weatherboarded gables. Friars Wood and Inglewood off Pixton Way are paler brick with different fenestration. Hartscroft and Hollywoods sit further west off Courtwood Lane. The repetition makes inventory work fast for a clerk who has done one cul-de-sac before, because the failure points are predictable.

Asking rent on a three-bed Wates townhouse in Forestdale ran at around £1,750 to £1,900 a month through the first quarter of 2026. A two-bed maisonette on Pixton Way sat at around £1,300 to £1,600. Sold prices on a typical three-bed townhouse on Pixton Way or Bardolph Avenue cleared somewhere between £337,500 and £415,000 in 2026, with a four-bed townhouse on Hartscroft pushing closer to £475,000. Most of the rented stock is private right-to-buy resales rather than corporate buy-to-let, which means inspection is personal and the clerk knows the family who own the freehold next door. The next tenant is usually a young family, a downsizing empty-nester from a larger Selsdon detached, or a corporate-relocation single tenant on a six-to-eighteen-month let.

The housing stock is the second factor. Forestdale is a Wates private estate of around 2,000 homes laid out between 1965 and 1979. The dominant archetype is the three-storey townhouse – integral garage on the ground floor, kitchen and dining at the front, living room at the rear opening onto a small garden, two or three bedrooms on the upper floors, family bathroom on the top half-landing. Wates won an industry award in 1972 for installing solar heating panels on three of the houses, which gives a sense of how the estate was sold at the time. There is some 1970s and 1980s right-to-buy semi stock on the fringes of the estate towards Selsdon Park Road, and a small parade of shops at the junction of Featherbed Lane and Selsdon Park Road – the Forestdale Centre, with The Forum community centre on Pixton Way, the Forestdale Arms pub, and McDermott’s chippy still trading. The estate was deliberately laid out as an isolated planned community: there is no railway station inside Forestdale itself, and the nearest stops are West Wickham two miles north or Sanderstead three miles south-west. End-of-tenancy expectations are dictated by the townhouse archetype, but the same clerk handles the maisonettes above the parade and the right-to-buy semis on the fringe in the same week.

The third factor is the water. SES Water supplies CR0 9 and reports total hardness around 285 to 300 mg/l of calcium carbonate, which is hard by any sensible measure. Chrome shower fittings, kettle elements, mixer taps and washing-machine drawers all build a chalky film inside two weeks. On a Wates townhouse the family bathroom is up on a top half-landing with a small openable window in an original aluminium frame, and the steam from a hot shower hits the cold aluminium and condenses straight onto the bottom rubber. Inventory clerks for Bairstow Eves and Streets Ahead’s South Croydon office know this. They look for the tide line on every showerhead, and they run a finger along the inside bottom edge of the bathroom-window aluminium frame.

Renters’ Rights Act 2025 – what changed on 1 May 2026

Section 21 no-fault evictions ended one week ago. The Renters’ Rights Act 2025 received Royal Assent on 27 October 2025 and the headline reforms commenced on 1 May 2026: rolling periodic tenancies replace fixed-term assured shortholds, Section 21 is gone, and any Section 21 notice served on or before 30 April 2026 has to be acted on with a possession claim by 31 July 2026 or it is deemed invalid. From a tenant’s point of view the deposit-return process is now the cleanest exit route. From the landlord’s side, the inventory carries more weight than ever, because the deposit dispute is the lever that remains.

Clerks are stricter than six months ago.

Croydon Council’s licensing position in Forestdale

Croydon ran a borough-wide selective and additional licensing scheme between 2015 and 2020 – one of the largest schemes in London at the time. After the original scheme ended, the council ran a public consultation between 21 October 2025 and 12 January 2026 on a new designation. The new Croydon Selective Licensing Scheme 2026 commences on 1 September 2026 and runs five years; it covers 14 designated wards across central, north and east Croydon. The Selsdon Vale & Forestdale ward is not inside the final 14-ward designation, even though it was discussed at consultation stage. The wards in the new scheme are concentrated on the higher-HMO postcodes: Addiscombe East, Addiscombe West, Bensham Manor, Broad Green, Fairfield, Norbury and Pollards Hill, Norbury Park, Selhurst, South Croydon, South Norwood, Thornton Heath, Waddon, West Thornton and Woodside. So a private Wates townhouse let on Pixton Way or Bardolph Avenue in CR0 9 will not need a Croydon property licence under the new selective regime; mandatory HMO licensing still applies separately to qualifying five-or-more-occupant houses anywhere in the borough, and the national Private Rented Sector database under the Renters’ Rights Act rolls out from late 2026. Always cross-check the live designation map for a particular CR0 9 address on croydon.gov.uk landlord licensing. If you are leaving a licensed HMO room rather than a single-occupancy let, the licence-holder has standing to deduct for shared-area condition that would not be flagged in a single let. We price HMO common parts as standard rooms; you are not paying double.

What is particular about cleaning a Forestdale townhouse

Three things matter most.

First, the central stair-carpet tread on a three-storey Wates townhouse. The integral-garage layout means every trip from the front door to the kitchen, every trip from the kitchen to the bedrooms, every trip from the bedrooms to the bathroom on the top half-landing runs over the same single spine of stairs. On a sixteen-to-thirty-six-month tenancy that wears a visible track down the middle of the loop-pile carpet, even on tenants who never wear shoes inside. A standard vacuum will not lift it; a wet shampoo with a counter-rotating brush at the right dwell time will, but it has to be done so the carpet dries before the clerk’s walkround. Second, the built-in airing cupboard interior on the first-floor landing. Every Wates townhouse on Pixton Way or Bardolph Avenue has a tall built-in airing cupboard on the first-floor landing, with the boiler at the bottom and slatted shelves above for towels and bedding. The interior is rarely cleaned by tenants because the boiler engineer’s last visit is the only time anything gets pulled out. Dust crust builds on the slat tops, on the boiler casing top, and on the back wall where the pipe runs disappear into the loft. The clerk opens it on every walkround. Third, the original aluminium-framed bathroom window on the top half-landing. Most Forestdale houses still have the original 1970s aluminium frames in the bathroom and the kitchen, and the cold metal condenses steam straight onto the bottom rubber gasket. After a couple of years that gasket goes black with mould and the clerk photographs it on every exit. The fix is a barely-damp cloth with a mild anti-mould wash, dry-buff with a soft cloth, then leave the window propped open until the gasket is bone dry.

End of tenancy is the hand-back clean. Deep is for staying. Regular is for keeping it tidy. The work below is the first one. Every line is on the 57-point agent-approved checklist.

Kitchen

Oven full strip, racks soaked separately, door inner glass between the panes. Hob, freestanding cooker or built-in, splashback, all degreased. Where the kitchen has an integrated extractor, the canopy and baffle filter are pulled and soaked off the unit. Behind a freestanding cooker on a Wates townhouse galley layout – the gap between the back of the unit and the wall where oil pools after sixteen months of frying. Inside, outside, top, behind and underneath every cupboard and drawer. Fridge and freezer fully defrosted, washed inside and out, seals scrubbed where mould blooms. Washing-machine drawer and door seal where the SES Water hard supply leaves grey scale on the rubber gasket. Sink, taps and waste descaled with a weak-acid soak then polished dry. Tile grout brushed, splashback polished, bin washed inside and out. The kitchen window in its original aluminium frame is wiped inside and out with a dedicated cloth, the bottom rubber gasket cleaned with a mild anti-mould wash and left to dry.

Bathrooms

Bath, shower tray, screen and tiles, with an acid descale on the showerhead and the screen runner, rinsed twice. WC bowl, rim, hinge, base, behind the pan. Sink, taps, plug, overflow, with the chromework polished after descaling. Mirror, cabinet, shaver socket, extractor grille pulled and brushed. Tile grout scrubbed where shower water hits, towel rail and radiator behind. The original 1970s aluminium-framed bathroom window on the top half-landing gets the dedicated pass: anti-mould wash on the bottom rubber gasket, dry-buff the frame, leave it propped open until the rubber is bone dry. Where the bathroom still has the original Wates-spec coloured suite (avocado, mint or pampas – some Forestdale houses still do, especially the right-to-buy resales), we treat the original chrome and glaze with a non-abrasive cleaner so we do not chip.

Bedrooms and living areas

Wardrobes inside and out, drawer runners, rails wiped, hanging-rod top edges dusted. The first-floor-landing built-in airing cupboard on a Wates townhouse – boiler casing top, slatted shelves, back wall, pipe runs – all wiped clean and dust-crust lifted. Light fittings and pendant tops. Behind sofas, beds and freestanding furniture. Do I need to be there?

The original 1970s Wates-spec chrome on the airing-cupboard pipe runs is more delicate than modern spec-grade, so we use a softer cloth and a shorter dwell.
