What the clerk photographs before anything else

Start with the mechanism, because it decides the money. When you moved in, an inventory clerk walked the cottage and wrote down every surface, usually with photos, often with the listing description bolted on because so much of the village core is protected. That report is the benchmark. At the end of the tenancy a clerk walks it again and compares, line by line, and anything worse than the day you arrived, past fair wear and tear, comes off your deposit. On a £1,800 cottage the five-week cap under the Tenant Fees Act 2019 is well over £2,000 sitting on that comparison.

Listed stock stacks the odds. A standard crew walks into a timber-framed cottage on Mill Lane, runs the same kitchen and bathroom routine they would use on a new-build off the A12, and gets a fair bit of it wrong. Lath-and-plaster walls lift if you wet-wipe them. Flagstone floors etch under a strong alkaline. The beam tops and the lime-washed inglenook surround need a dry method, not a scrub. Get any of those wrong and the clerk’s torch finds it that evening.


Why it is Colchester that sets the rules, not Tendring or Suffolk

Dedham trips people up because the river is right there. Cross the Stour at Flatford and you are in Suffolk, in Babergh district, and a mapping pin dropped a hundred metres the wrong way will tell you the village belongs to a Suffolk council. It does not. The village itself is a civil parish inside Colchester, in the Rural North ward, and the authority for anything to do with your let is Colchester City Council, with Essex County Council sitting above it as the upper tier of a two-tier county. Not Tendring, which starts further east, and not Babergh across the water.

That matters for licensing. Colchester runs the national mandatory HMO scheme only, for larger houses in multiple occupation, and states plainly on its HMO licensing pages that it does not operate additional or selective licensing and that there are no Article 4 directions for HMOs in the city. So most Dedham lets sit outside any licence. That does not soften the clean. A period cottage still hands back to a clerk working off the inventory plus the listing notes, and the listing notes make the bar higher, not lower.

This is the part a generic clean misses. Oak ceiling beams get a soft-brush vac through the chamfers and a dry cloth across the faces, no oil, no wax, no water. Lath-and-plaster walls are dry-dusted, and a scuff is feathered with a putty rubber, not a melamine sponge that pulls the skim off. What hard Essex water does to old glass and chrome

Dedham is not on the Anglian supply most of Colchester sits on. The village falls in the old Tendring Hundred zone now run by Affinity Water, and it is hard chalk-derived water, classed towards the very hard end of Affinity’s range on its published water hardness figures. In practice that means a chalky film on chrome inside a fortnight and a tide line on glass that you cannot see at midday with the sun on it, but which a clerk’s torch picks out at dusk.

Limescale on original glazing is the trap. The sum people leave too late is the carpet one. How do you deal with soot bloom on an open inglenook?

The hearth is swept and dry-vacced, and the bloom on the lime-washed surround is feathered with a soft-brush vac and a dry technique so the soot is not pushed further into the porous lime. Where one face above the lintel needs re-lime-washing to come back, we tell the landlord in writing rather than scrub through it.

Does the cottage need to be empty, and do I need to be there?
