Two Stanways, one check-out report
Stanway is two places sharing a name, and that is the first thing that decides a check-out here. There is the old village: the parish that gave its name to the A12, the Roman stone way, with the 12th-century church of St Albright (the saint is usually taken to be Ethelbert, and Roman bricks sit reused in the heads of some of its windows) on Church Lane, the period cottages and houses strung along London Road, and Stanway Hall with the ruined All Saints church beside it on the Maldon Road, now inside the Colchester Zoo grounds. Then there is the other Stanway, the one that has roughly doubled the parish this century: the run of 2000s to 2020s estates off the Western Bypass towards the A12 and A1124 junction. Lakelands. Berryfields. Stanway Green. The land west of Lakelands now going up for hundreds more homes. Most of the rented stock the Tollgate agents handle sits on those estates, two, three and four-bed family houses fifteen years old at most, with a thinner band of older cottages in the core.

The work folds together room by room rather than as a tick-list. In the kitchen every cupboard and drawer comes out and is cleaned inside and out, fronts and handles degreased, the tops of the wall units done where dust and grease settle unseen. The oven gets an internal valet, racks and the door glass between the panes split where it comes apart, so it reads clean when the clerk opens it. The hob and surround are degreased, the extractor canopy cleaned and the metal filter degreased rather than rinsed. Splashback tiling and grout are worked, the hard-water film cleared instead of smeared, the sink and taps descaled and rinsed bright, and the silicone line where the worktop meets the wall cleaned and checked, which is a common new-build flag. Bath, basin, shower, screen, tiling and chrome all descaled and cleared, the seal lines cleaned and any mildew spotting treated, the toilet done inside, behind and at the base including the cistern and hinges, the glass and mirrors brought to a streak-free finish. Then the rest of the house: white gloss skirting wiped its full height with scuffs and shoe marks worked off, including behind the doors; painted stair strings, spindles and the handrail cleaned of the marks MDF picks up; window trickle vents, reveals and sills cleared of dust and condensation marks; doors, frames and architraves wiped both faces; switch plates, sockets and the wall round them cleaned; radiators done including the tops and the gap behind; built-in wardrobes and the under-stairs cupboard emptied and wiped inside; all hard floors vacuumed and washed with edges done by hand; carpets vacuumed throughout, with shampooing on offer as a priced add-on; and cobwebs and high corners cleared. In the older London Road cottages the picture rails, deeper skirtings and original floors get the extra attention a period property needs on top of all that. We finish with a walk-through against the checklist, photographed, before we leave.

Colchester City Council, the deposit and 1 May 2026
Stanway sits inside Colchester, which became a city in 2022, and the authority is Colchester City Council. There is a local point worth knowing. The council runs only the mandatory HMO licensing scheme, for larger houses shared by five or more people from two or more households. It does not operate any additional or selective licensing, and it states plainly that there are no Article 4 directions relating to HMOs in the city. So a normal Stanway family let, the bulk of the stock out on the estates, carries no extra council licence. The hand-back standard is set by the inventory you signed and the deposit scheme rules, not by a local licensing inspection.
The deposit rules themselves have not loosened. Your money is held in a government-backed scheme, and a landlord or agent can only keep an amount for genuine, evidenced cost set against the inventory. One change does touch Stanway, though not the clean. Oven valeting, if it is not already in your package, is £77 for a single, £110 for a double, and £114 for a 90cm range cooker. Everything is agreed before we start, so the figure you hear on the phone is the figure on the invoice.
