Your deposit was mostly decided on the day you moved in

Start with the mechanism, because it explains everything else on this page. The money involved is not theoretical. Ealing’s average private rent was £2,060 a month in May 2026 according to the ONS rent figures for the borough, which puts a five-week deposit somewhere near £2,375 before anyone argues about a grill pan. What 1 May 2026 changed, and what it left exactly where it was

The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 no-fault evictions are gone. Every assured shorthold tenancy in England has converted to a periodic tenancy, so a tenant gives notice when they want to rather than waiting for a fixed term to expire.

Timing is the bit that bites in a ward like this one. What that means on the day is simple enough. Calcium sets into chrome. It does not wipe off, and the clerk knows it does not wipe off, which is why they look at the shower screen edge-on against the window rather than face-on, and why they run a thumbnail down the tap neck. The oven is stripped rather than wiped. Scale comes off first, because everything else is quicker once it has gone. Then the rest, in plain order.

Bedrooms, living rooms, halls and stairs

Inside every wardrobe, drawer and built-in cupboard. Skirting, door frames, doors, handles. Light fittings, shades, switches. Window sills, reveals and frames on the inside, and the bay windows on the inter-war semis have more internal frame than people expect, so they take longer than a flat’s. Radiators behind, under and on top. Walls spot-wiped for marks with an honest line drawn, because nail holes and scuffs are a decorator’s bill and not something you can scrub away. Hard floors washed with the right product for the material. Upholstery hoovered through. Stairs and bannisters where there are any. Cobwebs out of the ceiling corners. Then a walk-through, photographed before and after, every room. That photo set is the evidence you keep, and it is the reason our disputes tend to end quickly.

The garage, the side passage and the bit outside

Back to where this page started. Garages and side passages on the semis get swept, cobwebbed and cleared of the things a tenancy leaves behind; a genuine garage clear-out is quoted separately at the hourly rate, because it is not cleaning. The inter-war semis

The 2011 census put Greenford Green at 39.1% semi-detached, which is the single thing that separates it from its neighbours on paper: Greenford Broadway is half flats, North Greenford leans terraced. Ours is the semi ward. Bay fronts, side passages, garages or hardstanding, gardens that need to read as gardens when the clerk walks through, and enough of them owner-occupied that the rented ones are scattered rather than clustered. A three-bed semi off Whitton Avenue West is a six to seven hour job for two cleaners and the time goes on the bay frames, the kitchen gaps and the garage, roughly in that order.

The canal side and the Quay

Greenford Quay sits on Berkeley Avenue and Oldfield Lane North, on the old GlaxoSmithKline and Sunblest Bakery ground, seven buildings from Greystar running to 2,118 homes with 1,439 of them built to rent. Modern stock, so no period detail and no bay frames, but it has its own list: the balcony door track, the utility cupboard, the induction hob that shows every mark, and the ventilation grilles. Do you clean the garage and the side passage on the semis?

Sweep, cobweb pass and a clear of what a tenancy leaves behind, yes, and it is included. A real garage clear-out, where there is furniture or building waste in there, is quoted separately at the hourly rate. It is a removal job wearing a cleaning hat and we would rather price it honestly.

How long does a three-bed semi actually take?

Six to seven hours with two cleaners. Add an hour if the bay frames have not been touched in years, or if the garage is fuller than the photos suggested. We would rather you told us on the phone than we found out at nine in the morning.
