Which Northolt this page is about

Northolt is two wards, and they are not the same place. This page is West End, the western half: the land around Northala Fields, the run of West End Road, and the historic village green where St Mary’s church sits on its little hill. The other ward, Mandeville, is the eastern side closer to the tube and Mandeville Road. People muddle the two constantly, agents included, so it is worth being plain about it. If your flat is on the green side, the Northala side, or anywhere off West End Road, you are reading the right page.

Why does that matter for a clean? It does not change the work. It changes the stock. The West End end holds the older village core, the interwar semis, and a good deal of post-war and ex-council housing, and each hands back differently. We have done a 1930s bay-fronted semi near the green and a tired ex-council maisonette off Eastcote Lane in the same week, and the route to a full deposit was not identical on the two jobs.

Northolt is two wards, and they are not the same place.

One landmark anchors the area. The four conical hills of Northala Fields, banked up beside the A40 Western Avenue and opened in 2008, were built from the rubble of the old Wembley Stadium, knocked down in 2003, with spoil from Heathrow Terminal 5 and the White City works thrown in. Half the tenants we clean for have walked the tallest mound for the view east toward the city. Nearly every West End round we run is a short hop from those hills.


How the check-in report decides the money

Start with the document, because almost nobody does, and it is the whole game. When you moved in, an inventory clerk walked the flat and wrote down the state of every surface, usually with photographs, often with the word “clean” or “as new” against the kitchen and the bathroom. Those words were true that day, because the place had just been done professionally. At the end of the tenancy a clerk walks it again and compares, line by line. Anything materially worse than the check-in entry, past fair wear and tear, can come off your deposit. You are marked against a professional clean. A mop and a spare Saturday rarely reach that bar.

The money is not vague. On the UB5 DIY check-outs we get called in to rescue, the deductions fall in a familiar shape: the oven, scale on the bathroom fittings, the gaps behind appliances, kitchen cupboard interiors, the extractor filter, carpets. None of those are wear and tear. All of them are cleaning, and all of them are chargeable. Most tenants only run the sums after they have failed the check-out, which is a shame, because the first round is the cheap one to win.

The deposit on an assured shorthold tenancy has to sit in one of the three government-backed schemes, so when there is a dispute an adjudicator reads the check-out report against the check-in one. A clean done to the clerk’s standard, with a dated photo set to back it, is the cheapest dispute insurance going. There is one timing point worth a line. The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 no-fault evictions are gone, and existing assured shorthold tenancies have converted to periodic ones, so a tenant can give two months’ notice at any point in the year. The cleaning side of a move-out did not change at all. What changed is timing: more frequent, less predictable hand-backs, which means the slot you want goes sooner. Book earlier than you used to.


Ealing licensing, and why it tightens the hand-back

This one is specific to the borough and it matters more than tenants expect. Northolt West End sits inside Ealing Council’s second selective licensing designation, which runs from 3 January 2023 to 2 January 2028. It covers a list of wards on the pre-2022 boundaries, Northolt West End and Northolt Mandeville among them, alongside Greenford, Perivale, Hobbayne and others. On top of that, Ealing runs a borough-wide additional HMO licensing scheme, in force from 1 April 2022 to 31 March 2027. So a let in this ward is very likely to be a licensed property, one way or the other.

Why does a cleaning firm bring it up? Because a licensed landlord has the council’s property-condition standards sitting over the tenancy, the check-out tends to be run tighter, and a flat handed back short on cleaning is more likely to turn into a formal, documented deduction than a quiet word. What Affinity Water does to a UB5 bathroom

Northolt is supplied by Affinity Water, not Thames Water, and the water here is hard, around 275 milligrams of calcium carbonate a litre, drawn off the chalk. You can see it. Cloudy shower screens, a white crust on the kettle, rings around the basin taps and the worst of it baked onto the chrome where the shower mixer sits. In a flat where the bathroom has gone two years without a proper descale, this is the single biggest reason a check-out comment becomes a charge.

The mistake the quick cleans make is wiping scale rather than removing it. A descaler swiped on and rinsed off looks fine while the surface is wet, then hazes over as it dries, and the clerk runs a thumbnail down the tap or looks at the screen edge-on against the light and there it is. We work an acidic descaler and give it the time it needs on the taps, the screen, the tiles and the showerhead, until the haze has actually gone, not merely dulled. On the older fittings you find in the village-core houses we go gently, because brute-force products can mark original chrome.

The village core around St Mary’s

The oldest part sits around the green. St Mary’s church, built around 1290 and added to over the centuries, stands on a small rise above Northolt Village Green, reached by a walk lined with lime trees. Behind Court Farm Road are the earthworks of the moated medieval manor, dug over by archaeologists in the 1950s and 60s. The green and the streets off Ealing Road and Eastcote Lane sit inside the Northolt Village Green conservation area, designated back in 1969. The houses here lean older and more characterful, with the odd cottage and period feature, and an inventory on one of these names those details individually, so the clean has to match them without anything aggressive going near old paint or plaster.

The interwar semis

North and west of the core you get the 1930s speculative semis, bay fronts, picture rails, the occasional original tiled hall, and kitchens that are either six months old or untouched since the Thatcher years. Long tenancies in these mean build-up in the places nobody cleaned between tenants: behind the cooker, under the fridge, into the grout of that hall tile. We win these on the dull, slow work, not on anything clever.

The post-war and ex-council housing

A big share of West End is post-war estate housing and ex-local-authority maisonettes, many sold on and now let privately, around the parades at Oldfields Circus and the roads off West End Road. The extractors in these kitchens run hard, the units are older, and the metal filter above the hob is the thing most quick cleans skip entirely. It pulls out in ten seconds. We degrease it in the sink every time.

One genuinely useful thing about moving day out here: parking. The estate roads and the streets off West End Road are far easier to get a van onto than almost anywhere else we work in the borough, so the day tends to run smoother than a central job. The bathroom, the other place it goes wrong

Scale comes off first, worked with an acidic descaler on the taps, screen, tiles and showerhead until the haze is gone. Then the rest in plain order: the toilet inside, under the rim, around the base, the cistern and the handle; the shower screen both sides with its tracks and the sealant bead; the bath and basin scrubbed, with blackened sealant flagged if it has gone past saving; mirrors and any cabinet, and behind them where they come off the wall; the extractor vent wiped; the floor into the corners, behind the loo and under the basin.

Bedrooms, living rooms and the rest

Inside every wardrobe, drawer and built-in cupboard, the airing cupboard the clerk always opens included. Skirting, architrave, door faces, tops, handles and finger marks. Light switches and sockets, the grey halo taken off the switches. Radiators wiped, the dust pulled from the fins and the top. Window glass cleaned both sides where access is safe, sills and frames wiped, and the tracks vacuumed where the grit collects. Walls spot-cleaned for marks with a realistic line drawn, because nail holes and genuine scuffs are a decorator’s bill, not yours. Cobwebs taken down at picture-rail height and out of the ceiling corners. Carpets vacuumed thoroughly throughout, with shampoo extraction available as a priced add-on. Hard floors vacuumed and mopped, edges by hand. Then a final walk-through, a second pair of eyes over the whole flat against the checklist, photographed before and after, every room. That photo set is your evidence pack if the check-out pushes back.

What we get re-called on, and rarely do

We do not get many re-clean callouts. When we do it is almost always one of a small set: scale that hazed back on the bathroom fittings, brown streaking left between the oven door panels, the extractor filter left in and tacky, or sticky rings inside kitchen cupboards. Those are exactly the four a clerk checks hardest, which is why the checklist puts them front and centre. Do I need to be there when you clean?

No. Most tenants leave access with the agent or a key, we clean the empty flat, and you or the agent run the check-out afterwards. An empty flat is quicker and more thorough to clean to standard than a part-furnished one, so handing back empty works in your favour.
