What 1 May 2026 and the new licence changed

Two things shifted around Lancaster Gate, and neither one changed the clean itself. The first is the law. The Renters’ Rights Act 2025 brought its main reforms in on 1 May 2026. Section 21 no-fault evictions are gone and the old assured shorthold tenancies have rolled into periodic ones, so a tenant can give two months’ notice at any point. Two things give a Lancaster Gate flat its own failure profile, and the first is the water. Bathrooms and en-suites

This is where these flats lose deposits, so it gets the time. Shower screen and tracks descaled, tile grout scrubbed joint by joint on the wet wall, taps and rainfall heads brought back to chrome, mirror polished without a smear, the extractor vent dusted, the toilet inside and out including the cistern lid and the fixings behind the seat, the bath sealant cleaned along its run, towel rails wiped, floor mopped into the corners and behind the pedestal. Bedrooms and reception rooms

Two jobs often want their own pass. Can you do the carpets at the same time?

Yes. It is £36 a bedroom or £43 a reception room, or a flat £115 for the carpeted area of a whole two-bed. We use hot-water extraction, and the carpet team works alongside the cleaners rather than after them, so the whole job is done in one visit. Most floors are dry in four to eight hours depending on the pile and the airflow through the flat.

What happens if there is still furniture in the flat?

We cannot clean inside a cupboard with things still in it and we will not shift heavy items, so the flat needs to be empty when we arrive or the inventory points behind that furniture cannot be checked anyway. If you have a sofa to take out or a bed to break down, book our removals team on the same day and we handle the move and the clean together.

How do I actually get my deposit back after the clean?

The clean is the part you control. Once we have worked the checklist and emailed you the before-and-after photos, you or the agent run the check-out against your move-in inventory. If it matches, the agent tells the deposit scheme to release the money, usually inside about ten working days.
