An inventory clerk on a Westbourne Park handover heads for the bathroom first, because the white-stucco terraces run on Thames Water at around 300 parts per million of calcium carbonate, and a furred showerhead in a converted flat off Westbourne Park Road is the surest deduction on the street. So this is what end of tenancy cleaning here has to be: built for the person writing the report, checklist-led, deposit-first, £30 per hour per cleaner, with a 48-hour re-clean guarantee measured against the check-out itself. Ring 0333 555 2076 for a price in about three minutes.
Last updated June 2026. We cover the whole of W2 plus the W10 and W11 streets along the Royal Borough boundary: Westbourne Park, Royal Oak, Westbourne Green, Westbourne Grove and the canalside toward Golborne. This page sits inside the borough directory at End of Tenancy Cleaning Westminster.
How the check-in report quietly decides your deposit
Start with the document, because the whole thing turns on it. When you moved in, a clerk walked the flat and wrote a report describing every surface, almost always with photographs, usually with “good” or “as new” against the kitchen and bathroom. Those words were fair on the day, because the flat had just been cleaned to a letting standard. At check-out a clerk walks it again and compares, line by line, photo by photo. Anything materially worse than the check-in entry, beyond fair wear and tear, is chargeable against your deposit. You are being marked against a professional clean, which is exactly why a Sunday with a sponge rarely lands it.
The money is real, and on this patch it falls in a pattern. On the Westbourne Park DIY check-outs we get called in to rescue, the scale on the taps and shower screen, the film baked onto the oven glass, the grease behind a freestanding cooker in an estate kitchen and the traffic grime in the window runners on the Westway side are the usual suspects. Put those against a flat carrying a deposit that is legally capped at five weeks’ rent, which around here is not a small sum, and the arithmetic makes itself. Most tenants only run it after they have tried, failed the check-out, and lost the first round.
Your deposit is held in a government-backed scheme, and the landlord cannot keep a penny of it without your agreement or an adjudicator’s decision. If you end up disputing, the scheme’s own process is the route, and the free guidance from Shelter on tenancy deposits walks through it plainly. Cleaning is the most common deduction in those adjudications, and it is also the easiest to defeat, because it is the only check-out failure you can remove completely before you hand back the keys. Damage you argue about. Dirt you delete.
Damage you argue about. Dirt you delete.
Westminster licensing, the RBKC line, and what changed on 1 May 2026
Most of Westbourne Park sits in the City of Westminster, spread across the Westbourne and Bayswater wards, and both of those wards now fall inside Westminster’s selective licensing scheme, which went live on 24 November 2025 and runs for five years. Westbourne is in the designation aimed at poor housing conditions; Bayswater is in the one aimed at conditions and anti-social behaviour. In practice that means more of the private lets on these streets need a licence, landlords are under more scrutiny about the state of a flat, and a clean that clearly meets the standard helps rather than hinders. Mandatory HMO licensing applies to the larger shared houses on top of that, and Westminster runs an additional HMO scheme borough-wide. The council pages block automated readers, so I will not send you round in circles to a link that fails; ring us with the postcode and we will tell you which side of what you are on.
The boundary matters here more than in most areas. Walk west past Great Western Road toward Golborne Road and Portobello and you cross out of Westminster into the Royal Borough of Kensington and Chelsea. Oddly, Westbourne Park Underground station, on the Hammersmith & City and Circle lines, is itself just over the line in W10, in RBKC, even though the neighbourhood it names is mostly Westminster. If your flat is on the RBKC side, the licensing regime is different, but the clean is not, and neither is the price.
The Renters’ Rights Act and the churn it brought
The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 no-fault evictions are gone, and every existing assured shorthold tenancy has converted to a periodic one, so a tenant can give two months’ notice at any point in the year. Here is the part people get wrong: the cleaning side of a move-out did not change at all. An adjudicator still sets the check-in report against the check-out report and asks whether the difference is fair wear or something you owe for. What changed is timing. On a patch this transient, full of one-year professional and international lets, more people now leave on a rolling notice, the check-outs land less predictably, and the sensible move is to book the clean earlier than you used to.
The 57 things we work through, room by room
Every booking here runs to a 57-point agent-approved checklist, tuned to what clerks on the Westminster and Royal Borough border actually flag. The full list comes with the job, or we walk you through it first. This is the shape of it.
The kitchen, where most of these deposits go
The oven is stripped, not wiped. Racks go in a soaking tank, the door glass is split apart so the brown film between the panels comes out, and the interior, fan, element and seals all get done. Then the rest of the room: the hob lifted where it lifts, burners and knobs off and washed, the extractor or hood degreased inside and out and the filter soaked or swapped. Every cupboard, inside and out, including the tops of the wall units where cooking film and dust bake on in a high-ceilinged flat. Fridge and freezer cleaned through once defrosted. Washing machine and dishwasher: drawer, door seal, filter and visible body. And the spot the estate kitchens fail on most, the wall, gap and floor a freestanding cooker hides, which is the first place a clerk pulls the appliance out to check, so we move it every time. Worktops, sink, tap and drainer descaled, because the hard supply never gives that a miss.
The bathroom, the other place it goes wrong
Scale comes off the taps, showerhead, screen and tiles first, worked back to the actual metal rather than smeared over. Grout scrubbed as far as honest effort takes it, and photographed first where it is clearly past saving in a long tenancy, so nobody bills you for wear that was there at check-in. Then the rest in plain order.
- Toilet done properly: pan, under the rim, cistern, hinges, seat and the floor behind the pedestal where nobody looks but the clerk
- Shower screen both sides, the track and the sealant bead included
- Bath and basin, taps and the underside of the taps, overflow and plughole
- Mirrors, cabinets and the wall behind them where they come away
- Extractor vent wiped and the sealant cleaned to a usable state
- Floor into the corners, behind the loo and under the basin
Bedrooms, living rooms and the period detail
Inside every wardrobe, drawer and built-in cupboard, because a clerk always opens them. Skirting, deep original cornicing and picture rails, done by hand, not skimmed, since these houses carry a lot of moulding and a finger run along the top of a rail is a favourite check. Doors, frames, handles and finger plates, both faces. Switches, sockets, light fittings and shades. Radiators front, top and the gap behind. Window sills, reveals and the frames on the inside, the original timber in the conversions and the uPVC in the estate flats. Walls spot-cleaned for marks where the paint allows, with a realistic line drawn, because nail holes are a decorator’s bill and not yours to scrub away. Hard floors washed with the right product for the material, carpets vacuumed to the edges and under what moves. Cobwebs out of the tall corners a stucco flat hides. Then a final walk against the check-in report so the flat matches the document the clerk arrives holding.
Two jobs often need their own pass. A worn carpet written into the tenancy is what the carpet cleaning add-on covers on the same visit, and a range or built-in double beyond a degrease is the specialist oven cleaning job. Anything past a scrub, like original timber floors, sits with the floor cleaning team.

One tenant off Tavistock Crescent put it simply after a check-out last winter.
They cleaned the flat the clerk was going to inspect, not the flat I could see.
Stucco and estate: the stock changes street by street
Westbourne Park is two housing markets pressed together along the A40. On one side, the grand mid-Victorian stucco terraces, the tall white-fronted houses on Westbourne Park Villas, Westbourne Park Road, Alexander Street and the streets running down to Royal Oak, nearly all long since split into flats. On the other, up toward the Westway, the post-war ex-council blocks, the Brunel and Westbourne Estate maisonettes, and pockets of newer infill. A deposit dispute looks different in each, and one method does not pass both, so we work the area in bands rather than pretending it is uniform.
The terraces and garden flats
In the stucco flats the recurring trouble is age plus that very hard water. Conversions of houses built in the 1860s and 1870s, deep cornicing, tall skirting, picture rails, original bathrooms re-tiled around rather than replaced. Scale builds fast, the mouldings hold dust above eye level, and the internal staircase up to an upper-floor conversion is part of the let and gets cleaned. The streets: Westbourne Park Villas, Westbourne Park Road, Alexander Street, Tavistock Crescent and the white terraces toward Royal Oak and Westbourne Grove. It is a mix of professional and international tenants, a fair few sharing, so the shared kitchen usually takes the beating.
The estate blocks and the canalside
Up against the Westway the problem shifts to kitchen build-up and tired uPVC: grease behind a freestanding cooker, a hob wiped but never lifted, window frames and runners that have not been washed in a tenancy and are packed with traffic film off the A40 and Great Western Road. The Brunel Estate and Westbourne Estate blocks and maisonettes sit here, along with the streets toward Lord Hill’s Bridge, Royal Oak and the Grand Union Canal at Westbourne Green. Cross Great Western Road and you are onto the Golborne and Portobello fringe in the Royal Borough, where the stock mixes again. We work the whole of it, W2 through the W10 and W11 edge, at one price.
What 300ppm water does to a period bathroom
Thames Water supplies this part of London, and it is very hard, around 300 parts per million of calcium carbonate on the company’s own figures. That one detail loses more deposits on these streets than almost anything except the oven. The scale sets on taps, showerheads, screens and tile joints faster than tenants expect, and a wipe with a cloth does nothing to it. The clerk knows exactly how to check: a thumbnail down the tap, the screen edge read against the light, the showerhead pulled in close. In the period flats the fittings are often original or older chrome, which rules out the brute-force approach a newer flat would shrug off, so it is slower, careful work to take the deposit off the metal without marking it.
Grout is the other one. Bathroom and kitchen grout is the line between a pass and a deduction here more often than carpets are. We scrub it rather than wipe it, and where a long let has left it genuinely past saving we photograph the state before we start, so a clerk cannot charge you for grey that was already grey in the check-in pictures. That dated photo has ended more arguments than any amount of talking.
What it costs, and the maths nobody runs until it is late
Flat rates, by flat size, no hourly surprise on the day. These are the Westbourne Park prices.
| Property | Typical duration | Estimated cost |
|---|---|---|
| Studio (Royal Oak, Westbourne Green) | 3-4 hours, 1 cleaner | £156 |
| One-bed flat | 4-5 hours, 2 cleaners | £207 |
| Two-bed flat or conversion | 5-7 hours, 2 cleaners | £243 |
| Three-bed flat or house | 6-8 hours, 2 cleaners | £339 |
| Four-bed flat or house | 8-10 hours, 2-3 cleaners | £425 |
| Carpet cleaning add-on | Same visit | £36 a bedroom, £43 a living room |
| Oven deep-clean add-on | Same visit | £77 single, £110 double |
If you would rather book by the hour for a part-clean than a full hand-back, that is £30 per cleaner per hour, though for a deposit-critical check-out the flat-rate full clean is the one that carries the 48-hour re-clean guarantee. Carpet cleaning runs at £36 a bedroom, £43 a living room, or £115 for a whole two-bed carpeted area done together. An oven that needs far more than the degrease built into the clean above is £77 for a single, £110 for a double and £114 for a 90cm range. The tight controlled parking and the upper-floor staircases are already in the quote, so the figure we give is the figure you pay. A flat in heavy, long-let or pet condition costs more, and we say so on the phone rather than after.
Run the maths the way the deposit forces you to. A one-bed at £207 to protect a deposit capped at five weeks’ rent is barely a decision on these rents. Every quote carries the 48-hour re-clean guarantee: if a clerk flags a cleaning point inside two days of us finishing, we come back and put it right free, provided you tell us in that window and nobody has moved in. We hold a 97% first-time pass rate on the inspections we attend, we are on the books of 300+ letting agents who recognise our signed checklist, and tenants working this way have recovered £1.2m in deposits that would otherwise have gone on cleaning deductions. That last number is really the whole point of the job.
A Westbourne Grove job from the spring
“We had a two-bed on the top floor of a stucco terrace off Westbourne Grove for just under two years, a couple of us both working odd hospitality hours, so the kitchen and the one bathroom took the brunt. The check-in had flagged the shower screen and a mould spot by the window, and the taps had furred up badly on the hard water. Two cleaners came the day before the inventory, stripped the oven, took the scale right off the chrome and treated the mould properly instead of covering it. The clerk passed it with no follow-up note and the full deposit came back. It cost a fraction of what the agent had hinted they might hold.”
Marta, Westbourne Grove W2, April 2026
That is a fair example of the pattern on the terrace side: a shortish sharing tenancy, hard-water scale on original fittings, a check-in note that had to be answered rather than hidden, and an agent who checks. What turned it was the scrubbing plus the dated photos and the signed checklist that went to the clerk, which is the part most DIY check-outs never have when the agent pushes back.

Booking it, and the parking problem
It is a short process and there is no hard sell.
- Ring 0333 555 2076 or email [email protected] with your W2 postcode, the number of bedrooms and the check-out date.
- Tell us the problem spots and whether you want carpets or a heavier oven clean in, plus anything the check-in report marked.
- We confirm a flat price and a slot, usually the day before or the morning of the inventory check, with a buffer.
- The team cleans the whole flat to the 57-point agent-approved checklist against your check-in report, with photos.
- You or your agent inspects. Anything flagged within 48 hours, we come back and fix it free.
One honest note on parking, because it is the worst part of a move-out day here. The controlled bays on the residential streets off Westbourne Park Road are tight and busy through the day, so we either load in from a permitted bay you arrange or work from the vehicle and carry, and we tell you straight which it is when we quote rather than renegotiating on the doorstep. Tell us the access too: key, key safe, or an agent drop-off. If the move and the clean are landing together, removals on the same booking saves several van trips on these narrow permit streets.
Add-ons, the job next to it, and nearby areas
An end of tenancy clean in a converted period flat often pulls in more than the core job, because a worn carpet, a heavy oven and tired upholstery all read as neglect to a clerk taking them together. Three different cleans get muddled, and it is worth booking the right one.
- Check-in inventory report
- The document the clerk writes on day one, describing every surface with photos. It is the benchmark your check-out is judged against, which is why we clean to it rather than to a general idea of clean.
- End of tenancy clean
- Built to pass that report and get the deposit back, flat empty, at £30 per cleaner per hour with the 48-hour re-clean guarantee on it.
- Deep clean
- A deep clean resets a home you are keeping, with no clerk to satisfy, also from £30 an hour.
- Regular domestic clean
- A domestic clean is ongoing upkeep, from £22 an hour weekly.
Furnished lets are judged on the sofa as much as the floor, so hard-used upholstery sometimes needs the upholstery cleaning pass rather than a vacuum. For the streets either side, we also cover Bayswater, Paddington, Notting Hill and Maida Vale, and the wider borough sits at the End of Tenancy Cleaning Westminster hub.
Questions we get asked
How much is an end of tenancy clean in Westbourne Park?
Flat rates by size: £156 for a studio, £207 for a one-bed, £243 for a two-bed, £339 for a three-bed and £425 for a four-bed flat or house. Carpets and a heavier oven clean are priced on top. The tight controlled parking off Westbourne Park Road and the upper-floor conversion staircases are already in that figure, not added on the day.
Will you guarantee I get my deposit back?
No honest cleaner can promise that, because the landlord and the adjudicator decide it on the whole flat, not the cleaning alone. What I can stand behind is the clean: a 97% first-time pass rate on the agent inspections we attend, and a 48-hour re-clean guarantee if a clerk flags a cleaning point. Tenants doing it this way have recovered £1.2m in deposits with us.
Is Westbourne Park in Westminster or Kensington and Chelsea?
Mostly Westminster. The bulk of W2 Westbourne Park sits in the City of Westminster, across the Westbourne and Bayswater wards, and both of those wards are now inside Westminster’s selective licensing scheme that started on 24 November 2025. The western edge, out past Great Western Road toward Golborne and Portobello, shades into the Royal Borough of Kensington and Chelsea. Westbourne Park Underground station itself is just over the line in W10, in RBKC. We clean both sides of that boundary at the same rate.
What is the 48-hour re-clean guarantee?
If the inventory clerk or your agent flags a cleaning issue within 48 hours of us finishing, we come back and put it right at no extra charge. It covers the cleaning scope we quoted. It does not cover damage or anything outside the agreed clean, and it assumes nobody has moved in and the flat is as we left it.
Does the price change for a stucco terrace flat versus an estate flat?
No. The number is set by bedrooms, not the building. A two-bed in a split white-stucco terrace on Westbourne Park Villas and a two-bed in a Brunel Estate maisonette are both £243 for the standard clean. What changes is where we put the hours, not what you pay.
Do you deal with the hard-water scale on the taps and shower?
Yes, and on this patch it is half the job. Thames Water runs very hard here, around 300 parts per million of calcium carbonate, so scale builds fast on taps, showerheads and screens. We take it off the metal properly rather than wiping the surface, which is why the fittings stay clear through the inspection instead of furring over again within days.
There is a mould patch the check-in already noted. Can you sort it?
Yes. A patch that is already on the check-in report has to be treated properly, not painted over, or it fails the re-inspection. We treat it as part of the clean and note it on the checklist we hand the agent, so the clerk can see it was actually dealt with rather than hidden.
How quickly can you get to a W2 flat?
Usually within a day or two, often the same week. There is a van working the streets around Royal Oak and Westbourne Grove most days, so short-notice check-outs are normally fine. If your inventory check is already booked, ring early so we land the slot before the clerk arrives, not after.

Do I have to be there while you clean?
No. Plenty of tenants leave a key or set up access through the agent. If you would like us to meet the inventory clerk straight after and hand over the signed 57-point agent-approved checklist in person, we can do that too, which tends to shorten the conversation about the deposit.
My flat is really Royal Oak or Westbourne Green, not Westbourne Park. Still you?
Same team, same price. We cover the whole of W2 and the W10 and W11 streets along the RBKC boundary, so Royal Oak, Westbourne Green, the canalside around the Grand Union and the stretch toward Golborne all sit inside the rates above. The postcode label on your tenancy does not change the number.
Do you do the inside of the windows and the frames?
Yes. Internal glass both sides where it is safe to reach, plus the frames, sills, runners and trickle vents. On the Westway and Great Western Road side the traffic film that packs into the window runners is a known clerk flag, so it is part of the standard clean rather than an extra.
What actually is the 57-point agent-approved checklist?
It is the line-by-line scope we clean to and hand over signed, built around the order an inventory clerk really inspects rather than a generic tick sheet. 300+ letting agents across London recognise it from us, and a clerk holding a completed one usually releases the deposit without a fight.
Are you a real, insured company?
Yes. Monster Cleaning Ltd, Companies House number 9919639, trading since 2014, fully insured. You are dealing with a registered London firm that turns up on the same streets week after week, not a one-off crew you never hear from again.
Is an end of tenancy clean the same as a deep clean?
It overlaps but it is not the same. An end of tenancy clean is the hand-back clean, scoped against your check-in report and aimed squarely at passing the check-out. A deep clean is for a home you are staying in, with no clerk to satisfy. If you are leaving and the deposit is on the line, the end of tenancy clean is the one to book.
