What does an inventory clerk look at first around here?

On the period stock around the Green, three places, in this order. The tops of the picture rails in the front parlour. The cooker-hood filter over the hob in the back-extension kitchen. The chalky ring where the kitchen mixer meets the sink. Each is a spot a floor-level glance skips and a clerk with a torch does not, and each is the difference between a full deposit and a clipped one.

The reason is the building. Newington Green is the small triangular green where Islington meets Hackney, the boundary line running through the gardens so half the surrounding terraces sit in N1 and half in N16. The frontages are old and tall: late-Georgian on the south side, three storeys over a basement, ceilings running past eleven feet, and the four houses at 52 to 55 on the west side are the oldest surviving brick terrace in London, built in 1658. The report that quietly sets your standard

Almost nobody reads their check-in report properly, and it is the document that decides everything. When you moved in, a clerk walked the flat and wrote a line against every surface, usually with photos, usually with “clean” or “as new” beside the kitchen and bathroom. Those words were true, because the place had just had a professional clean. At check-out a second clerk walks it again and marks each line against the first. Anything materially worse than the move-in entry, past fair wear and tear, is chargeable against your deposit. You are measured against a professional standard, which is why a mop and a spare Saturday rarely clears it.

The deposit is not small money here. Islington private rents ran high through spring 2026, and a two-bed upper on the south side of the Green regularly clears £2,500 a month; a Mildmay Park split or an Albion Road flat sits closer to £2,200; the 1930s mansion flats on Mildmay Grove land nearer £1,900. The statutory deposit cap is five weeks’ rent under the Tenant Fees Act 2019, so the sum in dispute is usually a few thousand pounds. That Act also means your landlord cannot make a professional clean a contractual condition. Nobody can force you to book us. The benchmark is what makes people ring anyway.

The Renters’ Rights Act 2025 commenced on 1 May 2026. Section 21 no-fault evictions are gone, and every assured shorthold on Mildmay Park, Albion Road and the Green has converted to a rolling periodic tenancy. Here is the part people get wrong: the cleaning side of a move-out did not change one bit. The clerk still walks the property against the check-in inventory and still recommends deductions where the cleaning falls short. What changed is timing, and timing is what bites around the Green, because tenants can now leave on two months’ notice at any point rather than at a fixed term end, so move-outs are more frequent and far less predictable.


Mildmay ward, licensing, and why it changes the walk

The Islington side of the Green sits in Mildmay ward, and Mildmay is one of the wards the council has moved to bring under selective licensing. On 23 October 2025 Islington’s Executive approved extending selective licensing to seven wards, Mildmay among them, alongside Barnsbury, Caledonian, Tufnell Park, Highbury, Junction and Laycock. The start date has not been fixed publicly yet, so if you let a whole flat here, check the council position before you renew rather than taking a date from anyone.

What is already live is the borough-wide additional HMO scheme, in force since 1 February 2026 and running to 31 January 2031. Any property on Mildmay Park, Mildmay Grove, Albion Road, Poets Road or the Green let to three or four unrelated occupiers who share facilities needs that additional licence, on top of the mandatory HMO licence for larger shared houses. Failure to license is a civil penalty offence under the Housing Act 2004. Islington runs its own scheme; the Hackney side of the Green sits under Hackney’s separate arrangements, which is worth knowing when a single street straddles the boundary.

The effect at check-out is simple and consistent: a licensed property gets walked closer, because the council has a paper trail and the agent has more riding on the inspection. Communal stairwells inside the demise get looked at too, and some clerks inspect them separately. We price a shared stairwell as a standard area, not an extra.

The 57 things, and the ten that fail most

  • Cooker-hood filter and canopy interior, plus the wall above the hob in the back-extension kitchens, where grease bakes on hardest. This is the single most common miss on the early-Victorian splits.
  • Oven door inner glass, the film that seeps between the two panes and sets. The door comes apart and both faces get cleared.
  • Picture-rail tops in the front parlour, on the eleven-foot Mildmay Park ceilings and the taller late-Georgian rooms on the Green. This is the torchlight failure, worked from a folding stepladder.
  • Cast-plaster cornice runs on the south-frontage flats, dusted soft rather than scrubbed.
  • The lime-plaster ceiling soffit on the 1658 west-frontage houses at 52 to 55. Listed protection means a dry hand-pass only, no steam and no spray.
  • Chalky build-up on the kitchen mixer base, the kettle and the shower head, the Thames Water hard-water mode of failure.
  • Original pine floorboards and their edge dust on the upper-floor splits, washed with a wood-safe pH-neutral cleaner, edges by hand.
  • Original brass door handles, finger-plates and thresholds on the period stock, tarnish lifted with brass polish, not an acid soak.
  • Steel-framed Crittall windows on the 1930s Mildmay Grove mansion flats, which pit if anything acidic touches them and need a different cloth from timber.
  • Fridge and freezer door seals, the rubber where mould gathers, and the toilet hinge bolts and the ground behind the pan.

What Thames Water leaves on the chrome

North London runs on Thames Water’s mains, drawn off the chalk, which puts the Newington Green patch at roughly 290 ppm calcium carbonate. The N16 side reads a shade softer than the N1 side, but both count as hard on anyone’s Thames Water hardness measure. Chrome shower screens, mixer bases, kettle elements and the back of the WC bowl pick up a chalky white film inside three weeks if descaling gets skipped, and a wipe with a cloth does nothing to set-in scale.

So the clerk checks for it deliberately. A thumbnail down the tap, the shower screen held edge-on to the light, the shower head pulled in close. We soak the affected fittings in a dilute weak-acid descaler with proper dwell time, then polish dry. The one exception is the rare surviving original brass, which turns up on some of the late-Georgian flats: there the build-up goes dull rather than chalky, and brass polish is the answer, not acid, which would strip the finish. It is a small distinction that separates a clean that respects the fitting from one that ruins it.

The Green street by street: the stock changes as you go north

The housing around Newington Green is unlike anywhere else on the Islington and Hackney border, and one cleaning method does not pass all of it. Different surfaces, different eras, different things the clerk is told to name. We work it in bands.

The Green itself carries the rarest stock. The 1658 brick terrace on the west side is Grade I listed, pre-Georgian, with original timber casement windows, lime-plaster ceilings and cast-iron fire surrounds. The late-Georgian south side, facing the Mary Wollstonecraft memorial and the Unitarian chapel that has stood as the dissenting church since 1708, runs three storeys over basements, mostly split into upper and lower flats, with the tall ceilings and deep cornices that drive the height work.

Mildmay Park is the workhorse: early-Victorian terraces from the 1860s on, three storeys plus basement, almost all divided into flats, most with a back-extension kitchen running ten or twelve feet beyond the main building line and a cooker hood vented through the rear wall. Mildmay Grove carries a band of 1930s red-brick mansion flats near the North London Line bridge, with Crittall windows and wood-block parquet in the communal halls. Albion Road and Poets Road hold larger late-Victorian houses, again split into two- and three-bed flats, with a small cluster of late-2010s infill at the east end of Poets Road. Boleyn Road, running south-east towards Dalston, adds a run of 1960s and 1970s ex-council flats, and Matthias Road towards De Beauvoir keeps mostly larger period houses.

Dust settles on the upper face and a floor-level check misses it. How hard is the water, and does it matter for the clean?

North London runs on Thames Water’s chalk-fed mains, around 290 ppm calcium carbonate across the Newington Green patch, which is hard. The red-brick mansion flats near the rail bridge have steel-framed Crittall windows rather than timber, and the communal halls are usually wood-block parquet. The Crittall frames pit if treated with anything acidic, so they get a different cloth, and the parquet gets a damp mop on a neutral pH cleaner. Kitchen and bathroom work runs the same as on the period stock.

Do I need to be there, and does the flat need to be empty?

You do not need to be there. Most clients leave a key with the letting agent or in a key safe, and we send a written check-out report by email when we finish. Empty is far better: we cannot shampoo carpet under furniture, and a clerk will see the difference. If a few items must stay, keep them to one room and we will work around them.
