The first thing a check-out clerk does in a Winnersh house is run a thumbnail down the shower mixer and tilt the screen to the light, because the water out here leaves a chalky bloom on glass and a white crust on chrome within a single tenancy. So this is what an end-of-tenancy clean here has to be built around: the inventory report, surface by surface, with the scale treated as its own task and the chrome buffed back to the bright finish the check-in photos show. We are Monster Cleaning Ltd, working across Winnersh and Wokingham Borough since 2014, charging £30 per hour per cleaner with a 48-hour re-clean guarantee. Ring 0333 555 2076 for a fixed price.

Last updated June 2026. We cover RG41 across Winnersh, from the crossroads and Winnersh Triangle out to Sindlesham, Bearwood and the Dinton Pastures edge. This page sits inside the county directory at End of Tenancy Cleaning Berkshire.

Why we clean the report, not the house

Start with the mechanism, because it is the part most people skip, and it decides everything. When you moved in, a clerk walked the property and wrote a check-in inventory: every room, every surface, usually with dated close-up photographs and the words “clean to a domestic standard” against the kitchen and bathrooms. That was true on the day, because the place had just been cleaned for handover. At check-out a clerk walks it again and compares, line by line, photo against photo. Anything visibly worse than the check-in entry, past fair wear and tear, comes off your deposit. You are not being marked against tidy. You are being marked against that document.

This matters more in Winnersh than in a flat-conversion town, because the houses are bigger and the reports are longer. A four-bed off Lower Earley Way with three bathrooms generates a check-in pack of dozens of photographs: the oven, the extractor canopy, each en-suite screen, the scale line on every tap, the grout, the loft hatch surround, inside the fitted wardrobes. More rooms means more entries, and every entry is a place a deduction can land. The clerk does not relax the standard because there is a lot of house. It runs the other way.

Three faults sink Winnersh deposits ahead of everything else. Scale on chrome and glass, because the supply here is hard. Baked grease in a big family kitchen that has cooked for a household for years. And the surfaces nobody reaches on moving day because there is too much house and not enough hours: the wardrobe tops, the loft hatch, the patio door tracks, behind the range. We build the clean to hit those first, in the order the clerk inspects them, so the report has nothing to catch.

You are not being marked against tidy. You are being marked against that document.

The 57 things we work through, room by room

Every Winnersh booking runs to a 57-point agent-approved checklist, built over a decade of Wokingham-area check-outs and tuned to what local clerks actually photograph. The full list comes with the job, or we talk you through it before we start. Here is the shape of it.

The kitchen, where the grease hides

The oven is stripped, not wiped. Racks and trays go in to soak, the door glass is split apart so the brown film between the panes comes out, and the interior, fan, element and seals are all cleaned back. In a big Winnersh kitchen the extractor canopy is usually the worst single thing in the room, so it gets the time it needs, inside and out, filter soaked or swapped. Hob, splashback, and the wall behind it. We pull out the cooker, fridge and dishwasher where they move, clean the gaps and the floor under them, and put them back. Every cupboard and drawer inside and out, the fronts degreased, plus worktops, tiling and kickboards. Integrated units cleaned through. The washing machine drum and detergent drawer scrubbed, and the door seal, which is one of the first things a clerk peels back.

Bathrooms, where Winnersh jobs are won

This is the room the water decides. Shower screens are descaled back to clear glass, not wiped to a shine that dries cloudy. Taps, showerheads, mixer bars and waste fittings are descaled and buffed dry to the bright chrome in the check-in shots. The toilet is done inside, under the rim and down to the internal scale line, then the cistern and hinges. Tiles and grout scrubbed, the bath, basin and any en-suite done in full, extractor vents wiped, mirrors and glass left without a smear. Most houses out here have two or three bathrooms, and the third gets the same treatment as the first, not a quicker version because the clerk is tiring. They are not.

Bedrooms, living rooms and the bits in between

Fitted and built-in wardrobes cleaned inside, tops and shelves included, which is exactly the spot that gets missed on moving day and photographed by the clerk. Skirting, picture rails, door tops and frames, switches and sockets, radiators including the backs where we can reach, and window glass, sills and frames. The newer estate houses tend to have modern double-glazed casements rather than anything period, so the glazing work is quick; the older homes near the crossroads can have a few timber or sliding-sash units that need slower hands. Carpets vacuumed right through; full shampooing is an add-on, priced below. Patio and French doors, which nearly every Winnersh house has onto the garden, cleaned both sides with the tracks done.

Everywhere else

The loft hatch and its surround, the airing cupboard, the stairs and landing, internal glazed doors, the consumer-unit area and every accessible vent. Cobwebs off the ceilings and corners, marks lifted off paintwork where they come away without taking the paint, hard floors washed with the right product for the material. The whole property is left in the state the check-in report describes, which is the only state that passes.

How the hand-back actually goes with the agent

Once the clean is done, the deposit turns on evidence, not goodwill. Your money sits in one of the government-backed schemes, and where cleaning is disputed the adjudicator compares check-in photos to check-out photos and rules on the difference. So we hand back a property that matches the check-in pack, and we leave you the paperwork that proves it: an itemised invoice on company-headed paper and our own dated photographs of the rooms a clerk fixates on.

The agents already know the standard, because they set it. We are on the books of 300+ letting agents, and in the Wokingham and Reading patch that means the local branches and the relocation firms that move people in and out of Winnersh Triangle book us directly. When a clerk knows the clean was done to the checklist they brief, the inspection goes quickly and the report comes back clean. When they do not, they go looking, and a DIY mop-and-Sunday rarely survives the looking.

Check-in inventory report
The document a clerk writes on day one describing every surface, with photos. It is the benchmark your check-out is judged against, which is why we clean to it rather than to a general idea of clean.
End-of-tenancy clean
Built to pass that inventory and get the deposit back, against the letting-agent standard, ideally with the property empty, carrying the 48-hour re-clean guarantee, at £30 per hour per cleaner.
Deep clean
A reset of a home you are keeping, top to bottom, with no formal report to hit. Useful as an annual job, after illness, or before a sale.
Regular domestic clean
Ongoing upkeep of an occupied home, week to week or fortnightly, a different service with a different rate.

If the clerk flags something we were responsible for, we come back and put it right free, inside the 48-hour re-clean guarantee. Our first-time pass rate is 97%, and the guarantee covers the small remainder. Over the years that work has helped tenants recover £1.2m in deposits that would otherwise have gone on cleaning deductions, which is really the whole point of the job: the money stays with the tenant.

What changed for Winnersh lets on 1 May 2026

The Renters’ Rights Act 2025 came into force on 1 May 2026. Section 21 no-fault evictions are gone. Every existing assured shorthold tenancy has converted to a periodic tenancy, and a tenant can now give two months’ notice at any point rather than waiting out a fixed term.

A recent end of tenancy cleaning our team finished in Harrow.

Here is the part people get wrong. The cleaning side of a move-out did not change at all. A deduction still has to be evidenced against the check-in report through the deposit scheme, exactly as before. What changed is timing. Winnersh runs on professional and family lets tied to the M4 and the fast trains, many of them relocations into and out of the Triangle on tight corporate dates. Let people leave on a rolling two months instead of a fixed end date and the move-outs get more frequent and harder to predict. The dull, paying takeaway: book as soon as you have a date, because the slot you want goes if you wait, and month-end is busy across the borough.

Shelter sets out plainly what a landlord can and cannot deduct for, and fair wear and tear is not cleaning. A clean that matches the check-in standard is the thing that wins the comparison if it ever goes to adjudication.

What South East Water does to a Winnersh bathroom

One local fact outweighs the rest for a hand-back clean here, and the dossier most cleaning firms work from gets it wrong. Winnersh is supplied by South East Water, not Thames Water, across the Wokingham area, and its supply is hard, sitting around 297 mg/L of calcium carbonate, roughly 24 degrees Clark. That is firmly in hard-water territory, drawn off the chalk and greensand the region sits on.

Hard water builds visible scale on shower screens, taps, kettles and the inside of toilets within a normal tenancy, and a cloth and spray does nothing to it. The clerk knows this and checks for it: the thumbnail down the tap, the screen tilted edge-on against the light, the showerhead pulled in close. Scale that has set into chrome is a slow job, so we treat it as a separate task on every Winnersh property, with the right descaler left on long enough to lift it and the chrome dried and buffed afterwards so it reads bright in the photos again.

Grout and the toilet scale line are the other two. Kitchen and bathroom grout is the difference between a pass and a deduction here more often than carpets are. We scrub it rather than wipe it, and where it is genuinely past saving in a long let, we photograph the state before we start, so a clerk cannot bill you for wear that was already in the check-in pictures. That dated photo has settled more arguments than any amount of arguing.

Winnersh street by street: the stock changes as you go

Winnersh is not one kind of house. It sits about two miles north-west of Wokingham and four miles south-east of Reading, boxed in by the M4 to the south and the A329(M) to the north, with the River Loddon and the Emm Brook along the western edge by Dinton Pastures. The Winnersh Crossroads, where Reading Road meets King Street Lane and Robin Hood Lane, is the old centre, with the Sainsbury’s that has sat there since 1997. The stock changes as you move out from it, and the cleaning changes with it.

The estates and new-builds off the relief road

Most of what we clean here is family-sized and fairly modern: large detached and semi-detached houses on the executive estates built from the 1980s through the 2010s, and newer developments along and behind the Winnersh Relief Road, which opened in 2021 and links Reading Road through to King Street Lane and on towards Lower Earley Way North. The junction changes that came with it are worth us knowing on the day: there is no right turn from Longdon Road onto King Street Lane and none from King Street Lane onto Hatch Farm Way, so our route to a job off King Street Lane is planned, not discovered at the wheel. These houses mean more bathrooms, more chrome, bigger kitchens and more carpet, and the deposits on them are usually four figures.

The crossroads and the older housing

Nearer the crossroads and along Robin Hood Lane there is a band of interwar and post-war semis, the kind of house with a smaller kitchen, a single bathroom and a bit more painted timber to clean. The work is the same checklist, weighted differently: less chrome, a little more attention to skirting, sash and timber-framed glazing, and the airing cupboard.

Out towards Sindlesham, Bearwood and the lakes

Push west and south and you reach the estate village of Sindlesham, the larger homes towards Bearwood, and a thinner scatter of genuinely old cottages and period houses out on the Dinton Pastures side. These vary the most, from cottage proportions to substantial detached houses, and we quote them on what is actually there.

The stations and the Triangle

Two stations serve the area, Winnersh and Winnersh Triangle, both on the Waterloo to Reading line run by South Western Railway, with the Triangle reached from the business park by a landscaped bridge straight off the platform. The park is a science and technology hub now: BD, Jacobs and A. Menarini Diagnostics are among the names there, on the site where Hewlett-Packard ran its UK headquarters from the mid-1970s. A good share of our Winnersh work is professionals moving on because of that park and the trains, on tight relocation dates, so we book to land before the clerk arrives. If your street is not named above and it is in Winnersh, we still cover it. The pattern is the guide, not the limit.

What it costs, against what the deposit is worth

Standard Winnersh pricing, fixed before we start, no surprise lines on the invoice. Winnersh does not carry a central-London premium, so these are the same figures we charge across the borough.

PropertyTypical durationEstimated cost
Studio flat (near the stations)3-4 hours, 1 cleaner£156
1-bed flat4-5 hours, 2 cleaners£207
2-bed flat or semi5-6 hours, 2 cleaners£243
3-bed house (the crossroads semis, the estates)6-8 hours, 2 cleaners£339
4-bed house (the executive estates off Lower Earley Way)8-10 hours, 2-3 cleaners£425

Hourly work, where you only need part of a property done, is £30 per cleaner. Carpet shampooing is an add-on: £36 per bedroom, £43 for a living room, or £115 for a whole two-bed’s carpets. Oven cleaning is already in the end-of-tenancy price; on its own it is £77 for a single oven, £110 for a double and £114 for a 90cm range. Most Winnersh houses are three and four-bed, so the £339 and £425 tiers are the common ones, and set against a deposit that often runs past two or three thousand pounds, with several bathrooms full of scale to clear, the clean is a small fraction of what is at stake.

End of tenancy cleaning in Enfield by Monster Cleaning
Enfield: another job wrapped up by our cleaners.

Those figures assume a property in normal lived-in shape. A long tenancy with heavy wear, a pet household, or somewhere that has not had a deep clean in years takes longer, and we say so on the phone rather than after. The maths usually answers itself once the deposit is on the table.

A job on the estates off Lower Earley Way

“We handed back a four-bed detached on one of the estates off Lower Earley Way, after a little over three years, and the move was rushed because we were relocating for a role at the Triangle with no slack in it at all. The thing the clerk had gone to town on at check-in was the two en-suite shower enclosures and all the chrome. The water out here had left a hard cloudy film on the glass and a white crust round the mixers and showerheads that I had genuinely given up on, and the check-in pack had tight photos of every screen and tap. Two cleaners came on the Tuesday and one of them spent most of the day on the bathrooms, taking the screens back to clear glass and the chrome back to bright. It matched the photos when the clerk came round, the bathrooms passed with nothing held against them, and the full deposit came back through the scheme inside two weeks.”
Priya, former tenant, an estate off Lower Earley Way RG41, March 2026

That is a fair example of the pattern on the bigger Winnersh houses: a long-ish let, multiple bathrooms, hard-water scale the clerk has documented, and a relocation date with no room to fail. The clean cost a fraction of the deposit, and what turned it was the bathroom time plus the dated photo set, which is the part a DIY hand-back rarely has when the agent pushes back.

Booking it round a relocation date

Booking is straightforward, and on a relocation it pays to start early. The steps are simple.

  1. Ring 0333 555 2076 or email [email protected] with the Winnersh address, the number of bedrooms and bathrooms, and your check-out date. A couple of photos of the kitchen and bathrooms sharpen the quote.
  2. We give you a fixed price from the table above, with carpet or extra ovens added only if you ask.
  3. We book a slot before your check-out, with a buffer, which matters on a corporate timeline. Allow a few days’ notice mid-month, more at month-end.
  4. Our team cleans to the 57-point checklist. An empty property is ideal because we can reach the wardrobe tops and the loft hatch, but it is not essential.
  5. If the clerk flags anything we cleaned, we come back free inside the 48-hour re-clean guarantee, provided the property is still as we left it.

One honest note on access. Most Winnersh houses have a drive or generous kerb space, so the van is rarely the problem it is in inner London, and the team carries equipment straight in and works a full day without shuttling back to a vehicle parked three streets away. Tell us how we get in, whether that is you on the day, a key safe or an agent drop-off, and we sort it in advance.

Questions we get asked

How much is end of tenancy cleaning in Winnersh?

It runs from £156 for a studio and £207 for a one-bed up to £425 for a four-bed, with a two-bed at £243 and a three-bed at £339. Most Winnersh properties are three or four-bed houses, so £339 or £425 is the usual figure. The price is fixed before we start, with no central-London premium out here.

Who supplies the water in Winnersh, and does the hardness really affect my deposit?

Winnersh is supplied by South East Water across the Wokingham area, and the supply is hard, around 297 mg/L of calcium carbonate, roughly 24 degrees Clark. It leaves visible scale on screens, taps and toilets within a normal tenancy, and clerks here photograph that closely at check-in. So yes, it directly affects the deposit, which is why we descale as a separate task on every Winnersh job.

Do you guarantee the clean will pass the inventory check-out?

Our first-time pass rate is 97%. If the inventory clerk flags anything we were responsible for cleaning, we return and put it right free inside our 48-hour re-clean guarantee, as long as you tell us within that window and nobody has moved in.

What is the 57-point agent-approved checklist?

It is the fixed list of tasks we clean every property to, built around what letting agents and inventory clerks in the Wokingham area actually inspect and photograph. We work with 300+ letting agents, so the standard matches what they expect at check-out.

Does the property need to be empty?

Empty is ideal, because we can reach every surface, including the wardrobe tops and the loft hatch. We can work around some furniture, but anything left in the property may sit outside the guarantee if it blocks access to a flagged area.

Can you clean a four-bed house off Lower Earley Way in a day?

Yes. We send enough cleaners to finish a large Winnersh house in a day, with the bathrooms and kitchen getting the most time because that is where the deductions are. We confirm the team size when we quote.

Do you cover the new-build estates along the relief road?

Yes. We cover the estates built along and behind the Winnersh Relief Road, the older housing near the crossroads, the streets by both stations, and out towards Sindlesham, Bearwood and Dinton Pastures. The whole of Winnersh is covered.

End of tenancy cleaning in Tower Hamlets by Monster Cleaning
Fresh from a end of tenancy cleaning in Tower Hamlets.

How far in advance should I book?

For a relocation through the Triangle, as soon as you have a check-out date, because those dates are tight. A few days’ notice is usually fine mid-month, though the end of the month is busier across Wokingham, especially now tenants can leave on shorter notice.

Is carpet cleaning included in the price?

Carpets are vacuumed thoroughly as standard. Full shampooing is an add-on at £36 per bedroom, £43 for a living room, or £115 for a whole two-bed’s carpets. Many of the executive houses out here are heavily carpeted, so it is often worth adding to the end-of-tenancy booking.

What if my house is a licensed HMO?

Wokingham Borough Council operates mandatory HMO licensing only, for houses with five or more occupants from two or more households, in place since October 2018. There is no selective or additional scheme across the borough. A licensed HMO let to sharers, which happens with some of the bigger Winnersh houses near the Triangle, is inspected to a documented standard between lets, and we clean shared houses to that, not to a quick turnaround.

Do you clean the oven and extractor properly?

Yes, and it is already in the end-of-tenancy price. The oven is stripped inside, the door glass split and cleared, racks and seals done, and the extractor canopy and filter degreased, which in a big Winnersh kitchen is usually the worst single item in the room.

What happens if the clerk still finds a problem after we have cleaned?

Call us within 48 hours of the check-out and we return free to re-clean anything we were responsible for. That is the re-clean guarantee, and it is why the pass rate stays high. Our invoice and dated photos also stand as evidence if it goes to the deposit scheme.

Which areas near Winnersh do you also cover?

We cover the wider Wokingham Borough and the rest of Berkshire on the same fixed pricing and the same checklist, including Woodley, Earley and Wokingham town, along with Sindlesham and Hurst.

How do I get a quote?

Call 0333 555 2076 or email [email protected] with the address, the number of bedrooms and bathrooms, and your check-out date. You get a fixed price back, not an estimate.
