Window cleaning is really two jobs wearing the same name, and which one you need comes down to who is asking. For a home it is a quarterly or twice-yearly visit. The outside glass, the frames, the sills, the inside too if you want it, done with a squeegee and bucket at ground level or a pure-water reach-and-wash pole on anything higher. For a business it is an ongoing contract: monthly or fortnightly, scheduled out of hours, often with high-rise access and glass that has not been touched properly since the building went up. Why windows look worse in London than almost anywhere else

There is a reason your glass looks tired again within a month, and it has nothing to do with how the job was done. London air is hard on windows. Traffic throws out fine particulate carrying a light oily film, and that film is what makes city grime cling to glass rather than blow off in the wind. London water is some of the hardest in the country too, so every drop that dries on a pane leaves a faint mineral ring behind. Add the plane trees dropping pollen and sticky sap from April into June, the pigeons, and the general background dirt of a very old city, and you get windows that soil about twice as fast as anything rural.

So the sensible answer for most London properties is not one big thorough clean twice a year. It is a lighter clean done properly every six to twelve weeks. Less effort, more often, keeps the glass in a visibly better state than one heavy push spaced months apart. Most people never get round to it because it is boring and fiddly, and nobody wants to spend a Saturday up an extendable pole. That is the gap we fill.

What pure-water cleaning actually is

A short sidebar, because people always ask. Pure water is ordinary mains water that has been filtered to strip out its mineral content, roughly 99.5% pure once it has passed through our carbon and reverse-osmosis stages. That purity is the whole point. With no minerals dissolved in it, the water behaves as an aggressive solvent. It actively lifts dirt off the glass, and it dries completely clear, because there is nothing left behind to dry into a streak. We feed it through a soft-bristle brush on the end of a telescopic carbon-fibre pole, scrub the glass, and rinse with more pure water. The whole thing is done from the ground. No ladders. No window cleaner balanced on your garden wall. No slipped bucket taking a chunk out of the brickwork. On frames and sills it is honestly better than the old wet-cloth method, because the brush reaches into corners and beading that fingers never properly get to.

The old squeegee-and-bucket method still has its place. We use it on ground-floor picture windows where we can get right up close, and there is nothing wrong with it. It just is not practical above single-storey height, or on a Victorian sash carved into a dozen small panes.

How often domestic customers book us

Roughly half our domestic window customers run on a regular six-to-eight-week cycle, which is the most cost-effective pattern and keeps the glass looking best. About a quarter book quarterly. The last quarter are one-offs: before a sale, before a viewing, before a party, before the in-laws arrive, or the once-a-year “I have been meaning to sort this out” phone call. All three are fine by us. Regular customers simply get a slightly better result for a slightly lower price per visit, and the same cleaner turning up each time, which most people quietly prefer.

Commercial window cleaning

This is a different service with different demands. A business usually wants a recurring contract rather than a one-off, work done out of hours so nobody is tripping over a pole during trading, consistent paperwork for the landlord or managing agent, and often access kit that no home job needs: cherry pickers, cradle systems, rope access. We cover all of it.

What we do for commercial clients

  • Offices. Ground-floor shopfronts up to mid-rise buildings. Usually fortnightly or monthly, typically 6am to 8am or after 6pm so we are out of everyone’s way. External glass as standard, internal by arrangement.
  • Retail. Shopfronts, showroom glass, display windows. Often weekly, because street dust and footfall build up fast on a frontage. Early morning before opening or late after close, whichever suits.
  • Restaurants and cafes. Kitchen grease on the inside of the glass is a specific problem most window cleaners do not know how to shift. We do. Degreaser first, then a pure-water rinse.
  • Hotels. Both ongoing maintenance and one-off deep cleans. Lobbies, atriums, restaurant frontage, guest-room windows on the lower floors.
  • Gyms and leisure. The humidity inside these buildings leaves a sticky film on the inside of the glass that needs the right chemistry to remove. Usually monthly.
  • Industrial and warehouse. Skylights, clerestory windows, loading-bay glass. Cleaned with a combination of poles and access platforms depending on the height.
  • High-rise. Cradle or rope access for anything above four storeys. The rope-access element goes to an IRATA-certified specialist partner, and we project-manage the job end to end so you deal with one point of contact. There is no flexibility on this. We never do unsafe reach work ourselves.

Commercial pricing

Commercial work is quoted per site rather than off a table, because too much rides on access, frequency, floor count, and whether internal glass is in scope. As a rough benchmark for context:

  • Small ground-floor shopfront, weekly external: from £26 per visit
  • Small office, under 10 staff, fortnightly external: from £59 per visit
  • Mid-size office, up to 50 staff, monthly external plus quarterly internal: from £234 per visit
  • Restaurant frontage, weekly internal and external: from £85 per visit
  • Mid-rise office, 4 to 10 storeys, monthly external by pole and cherry-picker: from £585 per visit
  • High-rise rope access: bespoke quote, typically £1,200 to £4,000 per clean depending on size and height

Most commercial customers are better off on a contract, because it locks in a consistent price, guaranteed slots, and priority on any extra requests. We will quote either way.

Documentation we provide to commercial customers

  • Public liability certificate (£5m) and employer’s liability certificate (£10m), on request and on renewal
  • RAMS, the risk assessment and method statement, for any job involving access equipment or height work
  • IRATA certification for rope-access subcontractors, where they are used
  • Permit-to-work compliance on any site that requires it
  • A service log for every visit recording the date, time, scope and cleaner, which managing agents and CAFM systems tend to want

All of this is boring, and that is rather the point. Doing the paperwork properly is the reason we get retained. Commercial facilities managers do not want surprises, and they remember the firm that never gave them one.

Services that go with window cleaning

  • Outdoor cleaning and pressure washing. If we are already outside with poles and kit up, adding a patio or driveway clean saves you a separate callout. Roughly half our domestic window customers book the two together.
  • After builders cleaning. New-build and renovation windows nearly always have paint speckle, cement run-off, sticker residue and protective-film glue on them. That has to be dealt with before a normal window clean is even possible.
  • Commercial cleaning. If you already run a cleaning contract with us, folding the windows into it usually works out cheaper than billing them separately.
  • End of tenancy cleaning. Some inventory reports specifically require external windows cleaned at check-out. Where that applies, it gets packaged into the end-of-tenancy job.

Frequently asked questions

How often should I have my windows professionally cleaned?
For most London homes, every six to twelve weeks keeps the glass looking noticeably better than less frequent cleans do. Properties on a main road or near mature trees often want every four to six weeks. Quieter residential streets can stretch to every three months. Commercial properties usually need more: fortnightly or monthly for offices, sometimes weekly for retail and food premises.

What is pure-water window cleaning?
Pure water is mains water filtered to remove the dissolved minerals, roughly 99.5% pure. With nothing dissolved in it, it works as an aggressive solvent that pulls dirt off the glass and dries with no streak, because there is no mineral left behind to dry into one. We apply it through a soft-bristle brush on a telescopic carbon-fibre pole, reaching safely up to four storeys from the ground with no ladders. It is the industry standard now for any work above ground floor.

Do you clean the inside of windows as well as the outside?
Yes, as an add-on. External is the standard service, and internal usually adds about 60 to 70 percent of the external price to the booking. Plenty of customers book external only, since the outside is where the weathering happens. Internal glass tends to stay clean longer unless there are pets, smokers or a wood burner in the house.

Can you clean Victorian sash windows?
Yes. Sashes with lots of small panes take longer, because each pane is done individually, and the beading needs care since old putty can be fragile. We use a lower-pressure pure-water setting on sashes rather than the standard one, and no caustic products that could lift paint or attack the glazing. If the sashes are historic and you are nervous about them, say so at booking and we will agree the approach in advance.

How do you clean high-rise buildings and rope-access work?
Anything above four storeys needs a cherry-picker, a cradle, or rope access. We subcontract the rope-access part to IRATA-certified specialists we have worked with for years, and we project-manage the whole job so you have one point of contact. We do not do unsafe reach work with extendable poles or ladders above safe working height. There is no version of that worth the risk.

Will you clean windows in the rain?
Light drizzle does not affect a pure-water clean. The water coming off our brush is cleaner than the rain, and the glass dries fine. Heavy rain we reschedule, because the result suffers and nobody enjoys watching someone squeegee glass in a downpour. We watch the forecast and tell you ahead of time if a slot has to move.

Do I need to be home for a window clean?
Only if we are doing the inside. For external-only work we just need gate access and a water tap, which most customers sort with a key safe, an unlocked side gate, or simply permission to turn up and get on with it. We message photos of the finished job before we leave.

Why do the windows spot again after rain a few days later?
Rain straight after a clean is fine, because a pure-water clean is built to cope with it. The problem is dirty rain a few days on, which dries into spots, and no cleaning method on earth prevents weather re-soiling glass. That is just how outdoor windows behave, which is the whole argument for cleaning them more often and less heroically.

Do you clean solar panels?
Yes, with the same pure-water pole system. Cleaning residential solar panels quarterly typically lifts output by 3 to 5 percent on average, more if the panels are heavily soiled by tree debris or pollution. We quote solar separately, because the access setup is a little different from a standard window job.

What happens if a window breaks during cleaning?
It is covered under the public liability policy. Breakages are very rare with pure-water pole systems, because the equipment applies no pressure that would crack glass and the brush heads are soft bristle. The real historic risk was traditional ladder-and-bucket work, which carried a genuine breakage rate. Pure water has more or less designed that problem out.
