After builders cleaning is the deep clean a property needs once it comes out of renovation, an extension, or new-build work. We deal with what an ordinary clean leaves behind: fine construction dust, plaster haze, paint speckle, grout residue, silicone smears, sticker glue, and the grey film that coats every surface the moment the trades pack up. Why your regular cleaner cannot do this job

Builders build. Cleaning afterwards almost never sits inside that contract, whatever the quote sometimes implies. The “broom-swept” finish most jobs end on is exactly that literal: someone ran a brush over the floor, and everything else stays where it landed.

Construction dust does not behave like household dust. Plaster and MDF particulate is fine, somewhere between 1 and 10 microns, light enough to hang in the air for hours after any movement in the room. You hoover, you go to put the kettle on, you come back, and there is a fresh layer on the windowsill. It settles in the places nobody checks: inside cupboards that were shut the entire build, on the top edge of doors, in the groove behind the radiator, on the back of every cupboard hinge, between the fins of the extractor. A domestic hoover tends to blow most of it straight back out through the filter, finer this time. We worked that out the slow way on a Fitzrovia flat in 2018 and had to go back the following week to redo three rooms on our own time. Lesson learnt. HEPA H13 on every after-builders job since.

Then there is the residue. Paint flecks welded onto new aluminium frames, which become a real problem once they have had a fortnight to dry. Silicone smears on the tile, where a finger ran along the sealant and then brushed the grout. Grout haze, which looks like a faint white film until light catches it at the wrong angle. Sticker glue on the appliances. Protective film left on a radiator for six weeks in July that has gone tacky. None of this comes off with a supermarket kitchen spray, and half of it will scratch if you go at it with the wrong cloth. Matt emulsion is the least forgiving of the lot. One pass with an abrasive side-scrubber and you have burnished a shiny patch that shows under every downlight until the next repaint. Knowing which solvent lifts which residue from which surface is most of what we get paid for.

  • Dust extraction from all surfaces, top down: ceilings where we can reach from a step ladder, walls, cornicing, picture rails, shelves, skirting, architraves, door frames, window sills, radiators (including behind), and light fittings.
  • HEPA-filter vacuuming of every floor, including the grout lines on tile.
  • Mopping of hard floors with a pH-neutral solution, which matters on new stone, engineered wood and LVT, all of which alkaline products can damage.
  • Wipe-down of every socket, switch, thermostat, door handle and finger plate.
  • Paint and plaster spot removal from hard surfaces, the chemistry matched to the finish.
  • Internal glass, shower screens, splashbacks, mirrored wardrobes.

The multi-stage method, and why ventilation matters

After-builders work is not one pass. Do it in a single sweep and the fine dust you disturb in stage one settles back onto everything you cleaned in stage two. We work it in stages, in order, because that order is what makes it stick.

  1. Open it up. Windows and trickle vents open, doors wedged, cross-ventilation going before a cloth touches anything. A renovated room holds a lot of suspended silica and plaster particulate, and moving air carries the worst of it out rather than letting it resettle. It also clears any solvent vapour as we go.
  2. Top-down dust extraction. HEPA H13 vacuums first, ceilings and high ledges down to skirting, so gravity works with us. Brushing before vacuuming just launches the dust back into the air.
  3. Residue and sticker removal. Paint speckle, plaster spots, grout haze, silicone smears and sticker glue lifted with the solvent matched to each surface, patch-tested first on anything delicate.
  4. Wet stage. pH-neutral floors, glass, sanitaryware, the final wipe-down of every surface once the airborne dust has dropped and been pulled out.
  5. Final pass. A walk back through with fresh eyes, because the light at 4pm shows up a grout-haze shadow the morning light hid.

An after-builders clean takes the property out of its building-site state. To get it all the way to move-in-ready, these tend to get added to the same visit:

  • Carpet cleaning. Plaster dust sinks deep into pile. Even a HEPA hoover only takes the top 2 to 3mm. Hot-water extraction at 90 to 95C lifts the rest out.
  • Window cleaning inside and out. New builds especially come with paint flecks on the frames and cement run-off on the glass.
  • Oven cleaning. If the oven was in the property during the works, there is a grey film inside the door seal and on top of the fan. We strip it down and do it properly.
  • Pressure washing. Driveways, patios and paths: paint drips, mortar splashes and cement run-off always happen, and they are much easier to deal with in the first month than six months later when the rain has driven them in.

Frequently asked questions

How long does after builders cleaning take?
Usually 4 to 12 hours, depending on size and how much the trades left behind. A one-bed flat after a tidy kitchen refurb often comes in at 4 to 5 hours with one cleaner. A four-bed house after a full renovation is a day with two cleaners, sometimes longer. We work the estimate out when you ring, and the quote is based on that estimate.

How soon after the builders leave should I book?
As soon as they have cleared their tools, materials and waste. Do not leave it weeks. Fresh plaster dust comes off surfaces fairly easily. Dust that has had a month to settle, draw in a bit of humidity and re-dry is much harder to shift, and you can end up paying for a deep clean on top of the after-builders one.

Is an after builders clean the same thing as a deep clean?
No. A deep clean goes after the grime, grease and neglect of everyday living. An after-builders clean deals with construction residue: fine dust, plaster, paint, grout haze, sealant smears, sticker glue. Different products, different kit, different technique. If the property was lived in before the renovation started, you may want both, and we often run them on the same day.

Do you remove builders’ waste and rubble?
No. We take away small amounts of leftover bits as part of the clean, like offcuts, packaging and dust sheets. Skips, bulk rubble and construction materials need a specialist waste removal firm before we turn up. If the site still has plasterboard offcuts piled in the hallway when we arrive, we cannot clean around them.

Can you clean a new-build before I move in?
Yes, and it is one of our most common bookings. New-builds carry nearly as much dust and protective film as a refurb, plus factory sealants, build dust inside every cupboard, and usually a layer of grime in the boiler cupboard nobody thinks to check. We clean a new-build to full move-in standard, inside all white goods, wardrobes and fitted units.

Will your cleaners damage the new paint, worktops or floors?
In twelve years of doing this we have not had to replace a damaged surface on an after-builders job. Every cleaner on this type of work has a minimum 18 months on the specific job type. We use non-abrasive cloths and pH-neutral solutions on anything we have not confirmed the material of, and solvents get tested on a hidden patch first, before they go anywhere near matt paint, engineered timber or natural stone.

Do I have to be there during the clean?
No. Most customers leave keys with us, with a concierge, or in a key safe. We lock up when we go and send photos of the finished rooms. If you want to be there for the walk-through at the end, we message you about 30 minutes before we wrap up.

Is it worth doing the clean before the snagging inspection?
Yes, and we would push for it. A proper after-builders clean makes defects visible. Scratches, caulk gaps, uneven grout, paint misses, all of them hide under a layer of dust. Clean first, snag second. The list you end up with is far more useful, and you have a stronger position with the developer.
