What handing back a Canada Water flat looks like in 2026

Most of our Canada Water jobs sit within a ten-minute walk of the glass drum over the station. That is the shape of this postcode now. Tall blocks with a concierge desk, a fob-access lobby and a video entry handset, rented to people who work at Canary Wharf one Jubilee stop east or at London Bridge two stops west. The flat you are leaving was almost certainly let furnished, checked in with a photographic inventory, and signed off as “professionally cleaned” in the agreement. That phrase is the whole game at check-out, because it gives the clerk a written standard to measure your flat against and gives the landlord a number to deduct when it falls short.

We get the call at one of two moments. Either you have a check-out booked and three days to sort it, or the agent has already been round, flagged a list, and you are trying to head off a deduction. Both are fixable. The first is cheaper.


The postcode is still a building site, and that sets the bar

Canada Water has changed character faster than almost any postcode in inner south-east London. The 53-acre British Land and AustralianSuper masterplan, granted revised consent by the Deputy Mayor of London in March 2026, has already delivered 186 new homes at the Founding, 79 affordable homes at 7 Roberts Close, the new Canada Water Leisure Centre and the Corner Corner food hall. Up to 4,184 homes will eventually sit on the site across 16 new streets and a 3.5-acre park, with the next phase due on site in 2027. People keep calling it London’s first new town centre in fifty years, and for once the marketing is roughly true. All of that lands on top of an older rental stock of 2000s dockside conversions, Maple Quays, Quebec Quarter, Hithe Point, Brunswick Quay, where the lettings now skew heavily towards furnished, concierge-served flats aimed at the Wharf and London Bridge commute.

It changes the cleaning standard, and not in your favour. Average asking rents in SE16 sit around £1,599 a month for a studio and £1,850 to £2,650 for a one-bed as of April 2026, with two-beds in the Quebec Quarter or the Founding pushing past £3,000. Deposits run to five weeks of rent under the Tenant Fees Act 2019 cap, so a typical one-bed deposit lands between £2,000 and £3,000, and a furnished two-bed in a concierge block can carry £3,500 or more. That figure is what your end of tenancy clean is actually protecting.

There is one more wrinkle the dossier sites further south do not have. Half of this neighbourhood is still a live construction site. Flats let within the masterplan footprint pick up a particular kind of grime, fine cement-coloured dust off the hoardings that drifts in through trickle vents and settles on top of wardrobes and along window tracks, plus the grit that comes off boots in a shared lobby a hundred residents use a day. A clerk who works these blocks knows to look for it, because it is the local tell that a flat was wiped over rather than cleaned.

What you do not get here is period property. The Rotherhithe peninsula was working docks until the 1970s, then redeveloped in waves: Wimpey in the late 1980s, Barratt at Maple Quays through the 2000s, Quebec Quarter in the 2010s, and the British Land scheme now. No Victorian terraces, no Georgian conversions. What you do get is a lot of glass, a lot of engineered wood and Karndean, a lot of integrated appliances hidden behind cabinet fronts, and a lot of clerks trained on the specific failure modes of new-build kitchens.


Towers, concierge desks and who rents here

If your tenancy is in one of these blocks, the clerk will know exactly where to point the camera. The Founding on Plot A1 went up to 35 storeys and completed in 2024 as the first big residential piece of the masterplan, with ground-floor retail and food underneath. Ontario Point caps Maple Quays at 26 storeys, with a 24-hour concierge and a gym, sat right next to the station. Maple Quays itself, Toronto House and the wider Barratt scheme of more than 650 flats, was designed by Glenn Howells and built in the mid-2000s. Quebec Quarter covers Sitka House, Osier House and the Hastings International stock around Quebec Way. Hithe Point on Salter Road takes in Derwent Court and Fairmont House. Then there is Brunswick Quay on Greenland Dock and Pearl Yard over on the old Peek Frean biscuit factory site towards Bermondsey.

Each block has its own habits. The Founding has aluminium-effect kitchen carcasses that streak if you wipe them with the wrong cloth. Quebec Quarter’s Karndean wants a specific pH and will haze if anyone takes a steam mop to it. The Maple Quays towers have ceiling extract grilles that nearly always fail the dust check on first inspection, because nobody thinks to look up. These are not guesses. They are the lines we see come back on inventory reports month after month, and they are why a cleaner who has done a flat in your building beats one who has not.

The people renting these flats are mostly two-year-tenancy professionals, the sort who change jobs and move on, which is why turnover here is high and the agents are practised at deductions. You are not the first tenant your clerk has inspected this month. You will not be the last.

The law and the licence behind your SE16 tenancy

Two things sit behind your tenancy in 2026, and both push inspections to be stricter, not looser. The first is the law. The Renters’ Rights Act 2025 takes effect for new and existing tenancies from 1 May 2026. It ends fixed-term assured shorthold tenancies, abolishes Section 21 no-fault evictions, and moves disputes towards the new Private Rented Sector Database and a landlord ombudsman. It does not touch the deposit deduction rules. Those still sit with the three statutory schemes, TDS, DPS and mydeposits. What it does change is volume. Clerks and adjudicators are already reporting more cleaning-related claims as tenancies turn over, and a clean documented to inventory standard is the most reliable way to keep your money.

The second is the licence. Southwark Council runs a borough-wide Additional Licensing scheme for small HMOs and section 257 converted blocks, live from 1 March 2022 to 28 February 2027. On top of that, Selective Licensing Scheme 2 covers the Surrey Docks and Rotherhithe wards, both of which fall across Canada Water, running from 1 November 2023 to 31 October 2028. That second scheme catches most privately rented homes in SE16, however many tenants are in them. For landlords it means an inspection regime with teeth. For tenants it means letting agents are under more scrutiny than they used to be, and they pass that scrutiny straight down the chain at check-out.

The jobs that lose dockside tenants their deposit

After enough check-outs in these buildings you learn where the money goes. The list below is what a Canada Water clerk actually photographs, roughly in the order they catch people out. None of it is exotic. All of it is missable.

  1. Oven door glass, between the inner and outer panes. The single most common deduction line, full stop.
  2. The hob extractor filter, replaced or properly degreased rather than rinsed and put back.
  3. Fridge and freezer defrosted, seals clean, no lingering smell, drawers fully dry.
  4. Washing machine: soap drawer out and washed, the rubber door seal lifted and cleaned, the filter accessed.
  5. Inside every kitchen cupboard, the drawer backs and the runners.

The dockside flats add their own line nobody expects. Salt air off the water leaves a faint film on the glazing reveals and the balcony balustrade, and it comes back within days, so we do that bit last, right before handover, rather than first.


The deep drum, the Jubilee line and getting our van to your door

Canada Water station is the landmark everyone steers by, that big glass drum 25 metres across with the Jubilee line platforms 22 metres down, the deepest part of the box. The Jubilee runs east to Canary Wharf in a single stop and west to London Bridge in two, and the Windrush line of the Overground crosses it north to south, all in Zone 2. That is the draw. That commute is why these flats let so fast and why tenants turn over so often, which loops straight back to how practised the local agents are at deductions.

For us it matters in a duller way. Parking is the worst part. Most of these blocks have no visitor bays and run a loading dock you book through the concierge, so we plan the day around that rather than around the clean. Surrey Quays station is getting a new step-free entrance, due to open in summer 2026, which will help foot access from the south end. If we are bringing the carpet machine and the full kit, we would rather drop at the loading dock than circle Surrey Quays Road looking for a meter.

For tenants the upside is tighter standards, and the downside is that agents now apply stricter handover inspections, which is exactly why a documented clean matters more in 2026.

Will the Renters’ Rights Act change deposit deduction rules?

The deduction rules under the deposit schemes are unchanged. What the Act changes is the wider framework, abolishing Section 21, moving to periodic-only tenancies, and adding the new ombudsman and the Private Rented Sector Database.
