The first four things a Southwark clerk opens

Oven door. Washing-machine seal. The taps. Then they look up. After a decade of South East London check-outs, the order an inventory clerk works in is close to a routine, and knowing it tells you where your last day should go. A clerk who finds a clean oven in the first two minutes relaxes; one who finds baked-on grease and a black mould ring starts writing, and the rest of the inspection is read through that lens.

The oven comes first, every time. Then the washing-machine drum and the detergent drawer, the black ring round the door being the giveaway nobody scrubs at home. Extractor filters and the internal bathroom fan get flagged hard across SE1, SE15 and SE22, because Southwark has a lot of windowless bathrooms running on mechanical vents that pack with dust. After that it is limescale on every tap, shower head and tile joint, then the grout, the pass-or-deduct line in both the kitchen and the bathroom.

After that comes the unglamorous run: fridge seal and drip tray, behind the big appliances, skirting and radiator tops, the London Bridge glazing from the inside, the Crittall window tracks. In the period stock the clerk also checks the high cornicing and ceiling roses, three to four metres up in the houses and four to six in the conversions. Carpets come near the end and are easy to forget, but an unmet professional-extraction clause is an automatic deduction, which is why we push carpet cleaning on the same visit.

Walls are the last common one, and the fairest to argue. Marks around switches, door frames and picture hooks get noted, but structural damp is a landlord obligation under the Homes (Fitness for Human Habitation) Act 2018, so we photograph it rather than mask it and you keep the picture. That dated photo set is the whole point of using us. If something is flagged unreasonably, you have a record to push back with at adjudication. Why the brick is where Bermondsey deposits die

This one gets its own chapter because it is where Southwark tenants lose the most to a DIY clean. The Bermondsey and Shad Thames warehouse flats look like they could take any treatment you throw at them. They cannot, not in the way the inventory cares about. Get this stock wrong and the brick alone costs you £100 to £350 of deposit.

Exposed brick must never be wet-cleaned. Water marks the aged finish, the clerk photographs the mark, and the deduction is automatic, so the only safe method is hoovering and dry-brushing. Crittall and steel-framed windows carry several track channels each, and those channels collect a season of grime nobody ever wipes. Exposed ductwork gathers heavy dust at height, and polished concrete wants a pH-neutral product or the sealant goes dull and stays dull. On top of all that the ceilings reach four to six metres, so none of it can be done from a kitchen chair. We carry telescopic poles and extendable ladder access, and we have cleaned every major Shad Thames development since the early years of the business.

The towers are a different problem with the same moral. London Bridge is now one of the highest-rent pockets outside prime central, with Shard Place, One Blackfriars and Two Fifty One renting from roughly £420 a week for a studio to well past £1,500 for a two-bed. Each building has its own concierge, lift-booking rule and key-pass system, so we book the access and the lift slot before the van leaves, and Canada Water and Elephant Park work the same way. The cleaning is no harder than a Victorian terrace. The access is, and a clerk kept waiting starts the inspection annoyed.


One borough, nine rental markets, north to south

Southwark runs about nine kilometres from the Thames at Bankside down to the Lewisham border, and in that strip it holds almost every London housing type there is. An agent’s expectations swing hard by band. A clean that sails through a Walworth ex-local flat will fail a Dulwich Village townhouse, and the reverse holds just as well. So this walks the borough the way the housing changes, north to south, neighbourhood pages linked as we go.

The riverside warehouse belt (SE1, SE16). Start at the river. Bermondsey, Shad Thames and Borough hold London’s densest run of warehouse conversions outside Clerkenwell: old spice and tea stores, biscuit and leather works turned into loft flats with exposed brick, cast-iron columns and Crittall windows. Deposits here are among the highest in the borough. The dock peninsula (SE16). East of the warehouses the land bends round the old Surrey Docks: mostly 1990s-onward riverside flats with a heritage core at Rotherhithe Village, the Mayflower pub and Brunel’s tunnel engine house. Canada Water is the big one. Per Opportunity London the scheme runs to 1,165 homes built or under construction with 46% affordable, and British Land’s plan reaches roughly 3,000 in the end. The stock is modern, floor-to-ceiling glazing and concierge access, a fast Zone 2 corner on the Jubilee line and the Overground. We work Rotherhithe, Surrey Quays, Canada Water, Surrey Docks, Maple Quays and Rotherhithe Village.

The regeneration frontier (SE1, SE15, SE17). Inland sits the building-site belt. Elephant & Castle has had over a decade of work, about £1.5bn across Lendlease’s Elephant Park and Get Living’s old shopping-centre site. In March 2026 the council approved the final phase, 507 rental homes and 452 student beds across three towers of 22 to 34 storeys. Old Kent Road is an Opportunity Area with 3,333 homes built or on site, the busiest in London. These are operator-run buildings with their own check-out standards, usually stricter than an independent landlord’s, so send us the operator checklist at booking and we brief the team to it. The Victorian character belt (SE5, SE15). South of the towers come the bay-fronted terraces. Camberwell and Denmark Hill run on King’s College Hospital and the Maudsley, so the tenant base leans heavily on junior doctors on short rotations. Peckham, Nunhead and the Bellenden conservation area are the borough’s creative core, with Peckham Rye Park, Nunhead Cemetery and the Stirling Prize library on Rye Lane. The stock is ornate: cornicing, ceiling roses, picture rails, original fireplaces. The Dulwich family end (SE21, SE22, SE23, SE24). At the bottom the rentals change again. Dulwich Village is a genuine village inside London, with its own high street, three 300-year-old schools and the Dulwich Picture Gallery, and Georgian townhouses with three to four metre ceilings, working shutters, original parquet and marble mantelpieces. Much of the land sits under the Dulwich Estate charity on conservation-aware leases. East Dulwich adds Victorian and Edwardian terraces around Lordship Lane. Family tenancies run long down here, four to seven years, so the check-outs carry more wear and the clean takes longer. One honest warning about the edges. Southwark’s borders are messy. Herne Hill is split with Lambeth, the Dulwich Estate land crosses into Lambeth, Crystal Palace touches five boroughs at once, and Old Kent Road runs from SE1 to the Lewisham border inside a couple of miles. Room by room, what the 57 points cover

Kitchen. This is where most Southwark deposits go. The oven is stripped completely: racks soaked, door glass split and cleaned between the panes, then the interior, fan, element and seals. New-builds at Canada Water and London Bridge tend to have integrated Bosch, Siemens, Neff or Miele; Dulwich townhouses often a Rangemaster or AGA. The hob comes apart and every burner is washed. The extractor is degreased inside and out and the filter soaked or replaced. Cupboards inside and out, kickboards included. Fridge and freezer cleaned through, so defrost it before we arrive. Fridge, dishwasher and washing machine all get pulled out and put back. The drum, the black mould ring on the door seal and the detergent drawer all get done, because that seal is the first thing the clerk opens. Sink, taps and plughole descaled, and central London water is hard enough that period brass and chrome need the right descaler rather than the strongest one. Standalone oven cleaning is available if the oven is the only thing flagged, and the floor is treated to its material, a job for floor cleaning on polished concrete or original parquet.

Bathrooms. The other deposit-killer. Limescale comes off taps, shower head, screen and tiles, with the descaler matched to the fitting, because a Victorian suite and a new-build designer set do not take the same product. Grout is scrubbed back toward white, and where it is genuinely past saving we photograph the state so it cannot be pinned on you. Toilet inside, under the rim, base, cistern and hinges, with the high-level cisterns in period Dulwich and Camberwell bathrooms getting extra attention. Shower screen both sides, track and sealant bead included. Bath, taps, overflow and plughole, and on a roll-top the underside and feet, because the clerk will check there. The extractor vent is wiped, which matters more than people expect; the internal bathrooms run on mechanical fans that clog with dust, and clerks across SE1, SE15 and SE22 flag it by name.

Bedrooms, living areas and period features. Inside every wardrobe, drawer and built-in cupboard, including the alcove and understairs storage that always makes the inventory in a Victorian terrace. Skirting, door frames, doors, handles and finger plates, with the brass furniture in period stock cleaned to the material. Light fittings, ceiling roses and switches, and period stock has original roses holding decades of dust. High ceilings and cornicing are the recurring Southwark problem, three to four metres in the period houses and four to six in the conversions. Sash windows need their cords, runners and shutter fittings done, and exterior glass is a separate window cleaning add-on. Radiators behind, under and on top, the cast-iron column type included. Exposed brick and steel in conversions are dry-handled only, as above. Carpets are hoovered through, under beds and sofas, with hot-water extraction a common requirement we book as carpet cleaning, and the designer pieces in prime flats often want professional upholstery cleaning.

Throughout, we do the switches, sockets, thermostats and the entryphone, itself inventoried in concierge buildings like Canada Water and Shard Place. Internal doors both sides. Stairs and bannisters, including the moulded handrails and original spindles in the Dulwich and Peckham staircases. Cobwebs off every ceiling corner. Then a final walk-through with dated before-and-after photos of every room, your evidence if anything gets flagged later.

The numbers move with the property. Long tenancies with built-up wear, pet households, warehouse flats with serious brick exposure and the big Dulwich Village houses all cost more, because a Georgian townhouse with original features, four-metre ceilings and a substantial garden takes a three-cleaner team a full long day to bring up to the standard the inventory was set at. Run the arithmetic the way the deposit scheme will. A £235 clean on a two-bed Bermondsey warehouse flat, set against a £5,500 deposit, is not really a decision. Why a named-and-shamed landlord will not haggle

There is a reason a Southwark landlord behaves differently at check-out from one in a lightly regulated commuter town. Southwark publishes the names of landlords it convicts. Break a licence condition and your details go on the council’s public convictions and Civil Penalty Notices on its public Rogue Landlord and Agent Checker, with fines reaching £30,000 an offence. That single fact shapes every check-out here. A landlord carrying that risk does not haggle over a dirty oven. They log it, photograph it, and let the deposit scheme decide, because a paper trail protects them and a quiet word does not.

The licensing picture is denser here than almost anywhere. Southwark runs four schemes at once: mandatory HMO licensing, a borough-wide additional HMO scheme live since March 2022, and two selective schemes (Scheme 1 from 2022, Scheme 2 from 1 November 2023, with the full ward lists in the questions below). Between them, 19 wards sit under borough-led licensing, nearly everywhere outside a few Dulwich Village and Herne Hill pockets. Unlicensed landlords face penalties up to £30,000 an offence, and tenants can claim a Rent Repayment Order of up to 12 months’ rent at the First-tier Tribunal. The money behind all this keeps climbing, which is why the stakes at check-out are higher than they were. Average rent across the borough is £2,388 per month as of February 2026 per ONS, up 1.7% year on year. Southwark is one of the few London markets where house prices actually rose in the year to January 2026, up 1.2% to £589,000 against a London-wide fall of 1.7%. Even a shared room runs dearer than the capital average, near £1,029 a month in Bermondsey and Rotherhithe. The tenant base turns over fast: young professionals around London Bridge and Borough; medical staff around King’s College Hospital at Denmark Hill; students at King’s, LSBU and UAL; corporate lets into Canada Water and Elephant & Castle; and long-settled families in Dulwich Village, East Dulwich, Herne Hill and Nunhead.

One legal change is worth a paragraph of its own. From 1 May 2026 the Renters’ Rights Act 2025 is live. Section 21 no-fault evictions are gone, every existing assured shorthold tenancy turns periodic, and a tenant can give two months’ notice whenever they like. None of that softens the cleaning side. The Tenant Fees Act 2019 still bars a landlord from forcing you to pay for a professional clean, and the inventory-benchmark rule still settles disputes; the government’s guide to the Renters’ Rights Act sets it out plainly. The practical effect here is more movement. A corporate-heavy tenant base that can leave on short notice means more mid-tenancy check-outs and more pressure on the last three days of every month. Book earlier than you used to.

Booking, parking and the month-end crush

Southwark concentrates its check-outs hard on the last three days of the month, and the Renters’ Rights Act will only sharpen that. Extra pressure stacks up around the summer corporate cycle, the September intake at King’s, LSBU and UAL, and the medical rotations at King’s College Hospital. Book 5 to 7 days ahead for end-of-month, 2 to 3 mid-cycle, and 10 or more for the September and March windows.

The parking is genuinely the worst part of working here. Zone G in Bermondsey is one of the tightest controlled zones in London, the new OKR zone covers the Old Kent Road side, and London Bridge, Bankside, Borough and Elephant & Castle all sit under tight commercial-zone rules. Extras, and where Southwark stops

A Southwark move-out often pulls in one or two extras. Carpet cleaning is a frequent contractual requirement, same visit from £36 a room. Oven cleaning is in the spec already, and also on its own from £77 if the oven is the only thing flagged. Removals can be combined with the clean, worth doing given the CPZ rules. Questions Southwark tenants ask us

Do I really need professional end-of-tenancy cleaning in Southwark?

No law forces it, and a landlord cannot make you pay for a professional clean under the Tenant Fees Act 2019. It is still usually the sensible call. Southwark rent runs about £115 over the London average at £2,388 a month per ONS for February 2026, and the check-in inventory you are judged against was set by a professional clean. With deposits commonly £1,900 to £14,000, a DIY attempt that misses exposed brick, Crittall windows or period detail usually costs more in deductions than the clean would have.

What if I’m renting in a Southwark selective licensing ward?

There is a fair chance you are. 19 wards sit under selective licensing, nearly everywhere outside a few Dulwich Village and Herne Hill pockets. Scheme 1, since 2022, covers Newington, Champion Hill, Faraday, St Giles and Goose Green. Scheme 2, since 1 November 2023, covers North Walworth, Nunhead & Queens Road, Old Kent Road, Peckham, Camberwell Green, Chaucer, Dulwich Hill, Dulwich Wood, London Bridge & West Bermondsey, Peckham Rye, Rotherhithe, Rye Lane, South Bermondsey and Surrey Docks. A tenant in an unlicensed property may be able to claim a Rent Repayment Order of up to 12 months’ rent at the First-tier Tribunal, and the council names offenders on its public Rogue Landlord and Agent Checker.

Does the Renters’ Rights Act 2025 affect Southwark tenants?

Yes, from 1 May 2026. Section 21 evictions are abolished, every existing assured shorthold tenancy in England turns periodic, and you can give two months’ notice at any point. The cleaning side at end of tenancy does not change. The practical effect here is that Southwark’s heavy young-professional, corporate-let and medical tenant base becomes even more mobile, with more mid-tenancy churn expected.

Do you handle Dulwich Village Georgian townhouses with original features?

Regularly. Dulwich Village has one of inner London’s most concentrated Georgian townhouse stocks, much of it on the Dulwich Estate’s conservation-aware leasehold. Conservation-safe products are used: pH-neutral on stone and marble, soft cloths on original gilt, no harsh solvents on original paintwork, and pole-and-ladder access for the high cornicing this stock has. Substantial rear gardens often need additional garden-tidy work, quoted separately.

How long before check-out should I book in Southwark?

End-of-month, 5 to 7 days ahead. Mid-cycle, 2 to 3 days. The September and March corporate, university and medical-rotation windows, 10 or more days. Southwark concentrates check-outs on the last three days of each month.

Is carpet cleaning always necessary in Southwark rentals?
