Start with the mechanism, because almost nobody does and it is the whole game. Here is the part people get wrong. The cleaning side of a move-out did not change one bit. The Tenant Fees Act still applies. The check-in benchmark still applies. The deposit sum is exactly what it was. What changed is timing.
Dartmouth Park has always had a slower churn than the flat-share belt down the hill, with families settled for years in the villa houses. But even here, once tenants can leave on a rolling two months rather than a fixed date, the move-outs spread out and the month-end pile-up that clogs Camden is not going to ease. The takeaway is dull and it pays for itself: book earlier than you used to, because the slot you want will be gone if you wait.

The slope, street by street, and why the stock keeps changing
Dartmouth Park takes its name from the Earl of Dartmouth, whose family bought this stretch of the old St Pancras parish in the mid-eighteenth century and let it out for scrutinised house building in the late Victorian years. That is why the place reads the way it does: a leafy residential pocket on the western slope below Highgate Hill, wedged between Tufnell Park to the south, Highgate and its cemetery to the north, and Kentish Town to the east, with Waterlow Park and the Heath a short walk off. The clerks know it street by street, and so do we.
The villa houses and grand conversions
The heart of it is late-Victorian and Edwardian: substantial semi-detached and terraced villas, many still single-family houses, plenty carved into large upper-and-lower or garden flats. Dartmouth Park Road, Dartmouth Park Avenue and Dartmouth Park Hill carry the biggest of them, with front rooms at eleven or twelve feet, cornicing and ceiling roses, stripped boards, and tall windows the inventory names individually. On a house like that nothing aggressive goes near original paint or plaster, and a scratched architrave is a bigger deduction than a missed oven. We do that detail by hand.
Mansion flats and the vale of York Rise
York Rise cuts through the district in a gentle vale, and the stock shifts as you cross it. Edwardian mansion blocks like Brookfield Mansions and the runs around Lissenden Gardens hold flats with long internal corridors and deep built-in cupboards that always get opened, because that is where a clerk looks. St Mary Brookfield, Butterfield’s 1875 church, marks this corner. The garden and lower-ground flats bring their own quirk: a semi-basement light well where salt blooms on the brick, which we brush dry rather than wash.
The Georgian survivors and the post-war infill
Not all of it is villa stock. Grove Terrace on Highgate Road is a rare Georgian run, older and more delicate than anything around it. The Whittington Estate and the Highgate New Town blocks bring purpose-built post-war flats with a completely different surface set: panel radiators instead of cast iron, modern kitchens, no cornice to reach. One method does not pass all of it, which is why we match the clean to the stock rather than the postcode.

The 57 things we go through, room by room

- Extractor fan vent wiped and the sealant cleaned to a usable state, though re-sealing is a handyman job, not a cleaning one
- Floor into the corners, behind the loo and under the basin pedestal
Bedrooms, living rooms and everything between
Inside every wardrobe, drawer and built-in cupboard, and the storage in the mansion flats and villa conversions can be enormous, so it always gets opened. Skirting, door frames, doors, handles and finger plates. Light fittings, lampshades, switches, and the ceiling roses, which in these front rooms hold years of dust and always get checked. Window sills, reveals and frames on the inside; the tall casements and the sash windows in the older houses need slow careful work. Radiators behind, under and on top, the period cast-iron ones slower than a modern panel. Walls spot-wiped with a realistic line drawn, because nail holes and old scuffs are a decorator’s bill, not yours to scrub away. Hard floors washed with the right product, upholstery hoovered through, and the staircase walls in the taller conversions walked separately, because the clerks photograph the bag-rub and pram-corner scuffs at shoulder height. Then cobwebs out of the corners, and a final walk-through, photographed before and after, every room. That photo set is the evidence you keep.
What NW5 hard water does, and the villa detail nobody sprays
NW5 sits in London’s hard-water zone, and that one fact loses more deposits here than anything except the oven. Thames Water runs around 320 parts per million of calcium carbonate through these taps, very hard and well above the national average. It sets on shower heads, screens, taps and tile joints faster than tenants expect, and a wipe does nothing to it. The clerk checks for it on purpose: a thumbnail down the tap, the screen held edge-on to the light. We soak the chrome in a dilute descaler, give it dwell time, then polish. In the older houses the fittings are often original chrome or brass, which rules out the brute-force products a new-build would shrug off, so we go gentler there.
Grout is the other one, the line between a pass and a deduction in this borough more often than carpets are. We scrub it rather than wipe it, and where it is genuinely past saving, which happens on a long conversion tenancy, we photograph the state before we start so the clerk cannot bill you for wear that was already there at check-in. Some surfaces sit outside the scrub-and-go work. Stripped Victorian boards in a conversion, an original tiled hallway, an engineered floor in a Whittington Estate flat: each takes its own product, which is what the floor cleaning add-on is for. Exterior glass on a tall front bay, where reach is the whole problem, is a separate job too, and that is window cleaning, folded into the same visit.

Dartmouth Park runs at our standard London pricing: £30 per hour per cleaner, kit, products and borough travel included. That is a fair example of the pattern up here: a long family tenancy, tall ceilings nobody had reached in years, an agent who checks the cornice on principle. The clean cost a fraction of what was riding on it. It usually does. Do I need to be there when you clean?
