The closest Tube to Primrose Hill is not in Primrose Hill at all. It is Chalk Farm, on the Edgware branch of the Northern line, one stop north of Camden Town, and the streets that fan out from it carry three completely different kinds of rented home. Painted-stucco terraces near Chalcot Square. Loft apartments in the old Chappell piano works on Belmont Street. Mansion flats and ex-council blocks along Adelaide Road and the Ferdinand Estate. We clean all three at the end of a tenancy, and the way each one loses a deposit is different.

Three Chalk Farms, half a mile apart

Stand outside the station and look around. To the west, the land climbs toward Primrose Hill and the houses turn pastel: stucco fronts, iron railings, the painted terraces around Chalcot Square and Chalcot Crescent that estate agents photograph for the brochure. To the east and south sits the market end, the railway arches and the Grade II* listed Roundhouse at 100a Chalk Farm Road, a circular engine shed from the 1840s that has been a music venue since the sixties. North along Adelaide Road the scale jumps again, into red-brick mansion blocks and post-war estates.

That spread matters because each era dirties and damages differently. The painted terraces hide their grime up high, on cornicing and picture rails and in the runners of original windows. The lofts have huge areas of glass and exposed structure that mark if you clean them wrong. The mansion flats and newer blocks carry induction hobs, stone worktops and communal stairs where scale builds on shared taps. A clean that is right for one is wrong for the next.

So this page is not a generic checklist with the word Chalk Farm dropped in. When you hand the keys back, the inventory clerk does not care which of the three you lived in. The clerk, the report and the 1 May rule change

A check-out is a document, not an opinion. At the start of your tenancy a clerk wrote a check-in inventory, room by room, with photos, while the flat was empty and spotless. At the end, a clerk walks the same list and marks every line as matching, improved or worse. Cleaning is scored against the check-in photos, and the burden of proof sits with the landlord only until the cleaning standard is in question, at which point a missing professional-clean receipt quietly tips the balance the other way.

The rules underneath that process changed this month. The Renters’ Rights Act 2025 took effect from 1 May 2026. Section 21 “no-fault” eviction is gone, fixed-term assured shorthold tenancies have become rolling periodic ones, and bidding a rent up above the advertised figure is banned. For a tenant on the way out, the practical effect is blunt: more people now leave on two months’ notice rather than at a tidy twelve-month break, turnover is quicker, and agents have answered faster re-letting by tightening what counts as an acceptable clean on departure.

Your deposit is still held in one of the three statutory schemes, the Tenancy Deposit Scheme, the DPS or mydeposits. If you dispute a deduction, an adjudicator decides it on the evidence: the check-in inventory, the check-out report, and any receipts. That is the whole game. A good clean with a clerk-ready finish is what keeps the cleaning line off the deduction list, which is why we are on the books of 300+ letting agents who would rather book us than fight a tenant over scale on a tap.


Camden licensing and what it adds at check-out

If you have been sharing, licensing is part of your check-out whether you realised it or not. Camden runs a borough-wide additional HMO licensing scheme that came into force on 8 December 2025 and runs for five years, to December 2030. It sits on top of the mandatory scheme and covers a lot of ordinary Chalk Farm flats.

In plain terms: mandatory licensing catches any house in multiple occupation with five or more people from two or more households. Camden’s additional scheme pulls the threshold down to three or more people forming two or more households, across the whole borough. There is no selective licensing in Camden, and no Article 4 direction stopping ordinary HMO conversions, so the two licensing tiers are what you are dealing with.

Why it bites at the end. A licensed HMO carries firmer standards on shared kitchens, bathrooms and communal areas, and the clerk usually knows the licence status of the flat before they arrive. Any shared space left below the standard the licence assumes becomes another line the agent can lean on. The council standard is the floor here, not the ceiling, and a deposit argument is no place to discover the difference.


The Primrose Hill terraces: cornice, box and board

Start with the pretty ones. The Georgian and early-Victorian terraces around Chalcot Square, Chalcot Crescent and Regent’s Park Road run up into the Primrose Hill Conservation Area, and a good number are Grade II listed. They share a look: tall painted stucco fronts, soft plaster cornicing and ceiling roses inside, original timber windows in deep boxes, and old strip-oak or parquet underfoot.

Every one of those features is a dust trap that an inventory clerk knows to check. The cornice and the rose collect a grey bloom that you cannot see from the sofa but shows up the second a torch is pointed at it. Picture rails and the tops of tall architraves do the same. Window cords are fragile, and a careless wipe that drops a sash and frays the cord turns a cleaning visit into a repair the landlord can charge for. The boards have gaps that hold grit, and a heavy-handed wet mop on old timber lifts the finish.

We clean these the slow way, on steps, working top down so nothing settles twice. Plaster detail gets dry-brushed and softly wiped, never soaked. Windows are cleaned in their tracks with the cords left alone. Boards are vacuumed into the gaps first, then damp-wiped with a wood-safe product, never flooded. It is fiddly and it is the reason a period two-bed takes longer than its floor area suggests.


The Chappell lofts and the warehouse stock

Now the loud ones. Belmont Street holds the Chappell Lofts, a conversion of the piano factory that Chappell and Co built in 1867. The firm made instruments there for the best part of a century, for the likes of Beethoven and Strauss in its early years and Spitfire propellers and canopies during the war, then it closed in 1970 and the building did a stint as photographic studios before becoming flats. The apartments kept the bones: twelve-foot ceilings, enormous windows, period steelwork, sealed concrete and timber floors.

That spec is a trap for the wrong cleaner. The glazing is the size of a wall and shows every smear in raking light, so it has to be done properly and dried off. Exposed brick and old steel will not take an acidic descaler or an abrasive pad without scarring, and a sealed concrete floor dulls instantly if you scrub it with the wrong thing. Get any of that wrong and the repair bill dwarfs the clean, which is exactly the deduction the clerk is looking for.

Adelaide Road, the mansion flats and the estates

North of the station the stock changes again. Adelaide Road and the roads off it carry late-Victorian and Edwardian mansion blocks, big flats with long internal corridors and high ceilings. Around them sit the Ferdinand Estate, Maitland Park and a run of post-war and ex-council blocks, plus newer purpose-built rental near the Roundhouse with the modern kit that comes with it.

The mansion flats are about reach and scale. There is simply more of everything, more skirting, more door tops, more radiator backs, and the high ceilings mean steps for half the job. The newer flats bring induction hobs, stone or quartz worktops and underfloor heating, all of which want a specific touch rather than a scouring pad. The estates add communal stairs and shared taps where hard-water scale builds, aluminium window frames that hold rainwater marks, and balcony surfaces that the inventory may or may not be your responsibility for.

For a three-bed loft on Belmont Street with a range cooker, two bathrooms and a sealed concrete floor, expect £290 to £340 all in. For a two-bed period conversion on Regent’s Park Road with original windows and old boards, £230 to £270.

Here is the sum nobody runs until it is too late. A check-out cleaning deduction on a flat round here is rarely under £400, and on a larger or neglected place it climbs past £900. The clean costs a fraction of that, and it removes the line entirely if it is done to the standard the clerk expects. A job on Adelaide Road last January

A two-bed top-floor mansion flat on Adelaide Road, ten years lived in, three cats. The agent had warned the clerk to expect a state, so the clerk arrived ready to write. The team gave it a Saturday and a Sunday: cornicing, picture rails, two bathrooms, the oven, a full wash on the stair carpet and the kitchen extractor that had clearly never been touched. The check-out report came back with nothing flagged for cleaning. The £3,800 deposit was returned in full eleven days later. No. Most clients leave a key or share a smart-lock code, and we send a photo report when the job is done. If you can be there for the walk-through, that is fine too.

What happens if my agent flags something after the clean?

Are carpets included in the price?

Vacuuming is. A proper hot-water extraction wash is a separate add-on, at £36 per bedroom or £115 for a whole two-bed, and it is worth it on a stair carpet that has taken ten years of north-London foot traffic.

Do you clean balconies, patios and the front step?

External glass and the immediate doorstep are included. A balcony floor, a patio or decking is quoted separately under our outdoor cleaning service, because those are a different job with different kit.

Does the hard water round here change the result?

North-London water is hard, and the scale it leaves on shower screens, taps and kettles is one of the most common deduction triggers we see. We use descalers that are safe on chrome, brushed nickel and brass, including the older fittings in the period flats.

Is the quoted price plus VAT?
