Furzton is the kind of Milton Keynes grid square where every house is younger than the parents living in it. South Furzton went up between roughly 1982 and 1986, with the Parkside and Favell Drive blocks east of the lake going first, then Bovis and Persimmon working the West side along Blackmoor Gate. North Furzton followed between 1990 and the early 2000s, with the executive detached belt along Lynmouth Crescent and the lake fringe completing the grid. There is no period stock here, no Victorian vestibule, no sash-cord pulley, no original encaustic tile. What there is, in volume, is the integrated extractor over a four-ring electric hob, the tile-grout shower screen with four winters of MK4 hard-water haze, the carpet wear in the hallway between the front door and the open-tread stairs. We do the hand-back clean, properly, on the day you need it.
Last updated April 2026. Pricing applies to MK4 1 (Furzton proper, the Lynmouth Crescent and Buzzacott Lane corridors, the Dulverton Drive band, the Westcroft district centre fringe, the Furzton Lake-edge detached on Oakridge).
End of tenancy cleaning in Furzton MK4, from £207 for a one-bed and £243 for a two-bed, with a 48-hour re-clean guarantee and a 97% first-time pass rate. Phone 0333 555 2076.
Why Furzton deposits get deducted
Most check-out failures we see in MK4 come down to two things the new-build belt fails on hard, plus a third thing that depends on which decade your bit of Furzton went up.
The first is the kitchen extractor. Almost every Furzton house and apartment we clean has an integrated cooker hood, either a recirculating chimney unit over the hob or a flat canopy underneath an upper cabinet. Tenants wipe the metal trim. Nobody pulls the baffle filter out. Four winters of frying, roasting and steam from a four-ring hob leave a brown film welded to the underside of the unit and a thick mat of grease in the mesh. Inventory clerks know this. They lift the catch and photograph it. The deduction is usually £60 to £120, sometimes more if the filter has gone past saving.
The second is the bathroom and en-suite tile grout. Anglian Water pulls Furzton’s supply through Chiltern chalk and the hardness reading across MK4 sits at around 301 parts per million calcium carbonate, comfortably inside the very-hard band. Two winters of showering leaves a haze across tile grout, the lower edge of the shower screen, and the tap aerator. Three winters and the haze becomes a tide-line. Four winters and the clerk photographs it as scale damage rather than wear. We treat it with a paste-and-soft-brush approach using a mild scale remover, line by line, then rinse. Done properly the grout comes back to whatever colour it started.
The third depends on the build year. The 1980s Bovis and Persimmon three-bed townhouses around Buzzacott Lane and the early Favell Drive blocks fail on hallway-carpet wear between the front door and the open-tread stairs, and on the picture-window patio-door track filling with grit from the back garden. The 1990s and early-2000s four-bed detached on Lynmouth Crescent and the lake-edge stock around Oakridge fail on integrated-appliance gaskets, the dishwasher seal in particular, and on cooker-trim grease where the splashback meets the wall behind the hob.
Renters’ Rights Act 2025
The Renters’ Rights Act 2025 abolished Section 21, but it did not change the deposit-deduction rules. Your landlord still has to evidence any cleaning deduction with a check-in inventory, a check-out inventory, and either receipts or a quote, and your deposit scheme adjudicator will side with the tenant when the photographic evidence is thin. Our 57-point report and dated photo set is what tips a borderline dispute.
Milton Keynes Council licensing
Milton Keynes is a unitary authority and Furzton sits inside the City of Milton Keynes boundary, in the civil parish of Shenley Brook End. The licensing position for MK4 hand-backs is precise. Milton Keynes City Council operates the standard mandatory HMO licensing regime for properties of five or more occupants in two or more households, but as of April 2026 there is no selective licensing scheme covering Furzton or any other part of the city. There is, however, a borough-wide Article 4 Direction in force. The Milton Keynes Council Article 4 page records that the Direction was made on 23 December 2011 and removes permitted-development rights for the change of use from a single dwelling (Use Class C3) to a small HMO (Use Class C4) across the whole borough. For most Furzton landlords this means a planning application is required before a single-let townhouse becomes a small shared house. For most tenants reading this, it means the inventory clerk and the deposit scheme are the gatekeepers, not the council.
The integrated-extractor problem on the H7 Chaffron Way side of Furzton
The Bovis and Persimmon three-beds that line the Chaffron Way side of Furzton, between the Westcroft district centre roundabout and the lake, almost all carry the same kitchen layout: a galley running across the back of the ground floor, a four-ring electric hob set into a worktop run, and a slim recirculating chimney hood mounted directly above. The hood vents back into the room through a charcoal filter at the top, and the mesh baffle underneath catches everything else. Tenants wipe the polished-metal front. Nobody touches the underside. Four winters in a family kitchen, with weeknight cooking three or four times a week, leaves the baffle clogged solid and the recirculating chimney trim caked with brown film. Inventory clerks lift the baffle out, photograph the underside, and photograph the chimney interior. We pull the baffle, soak it in a degrease bath, hand-clean the chimney interior, replace the charcoal filter if you’ve got a spare, and put it back. Hour and a quarter on a typical three-bed townhouse. Or a £60 to £120 deduction depending on which clerk the agent uses.
“Monster came on a Friday at the end of March. Four years in a four-bed 1990s detached on Lynmouth Crescent backing on to the lake, my husband works for one of the pharma firms at the south end of the city and we’d been relocated by his employer the whole time. Two children, no pets. The integrated cooker hood over the hob was the thing the agent at Wilson Peacock had warned me about on the mid-tenancy six months earlier. We’d never pulled the baffle out, never even opened the catch. Karol’s team lifted the baffle, soaked it in the kitchen sink, hand-cleaned the chimney interior down to the metal, swapped the charcoal pad, and the inventory clerk Wilson Peacock sent in the following Tuesday signed it off without a single deduction. We got the full £2,250 deposit back.” – Caroline, ex-tenant, Lynmouth Crescent MK4 1, March 2026
Furzton coverage: streets and zones
We cover all of MK4 1. The streets below are the ones we get repeat work on.
- MK4 1, South Furzton, the Buzzacott Lane and Favell Drive block: Buzzacott Lane, Favell Drive, Parkside, Trent Drive, Brean Avenue, Frome Court, the cul-de-sacs running off either side of Blackmoor Gate. Almost all 1980s Bovis and Persimmon three-bed townhouses, four-bed semis and a handful of two-bed end-terrace pairs. Standard Milton Keynes grid-square layout with rear gardens onto an internal footpath network, no through traffic, parking in front-of-house bays.
- MK4 1, North Furzton and the lake fringe, Lynmouth Crescent and Oakridge: Lynmouth Crescent, Oakridge, Dunkery Beacon, Salton Link toward Emerson Valley, the executive detached belt that completed the grid square between roughly 1995 and 2004. Mostly 1990s four-bed detached and five-bed detached, a number of them backing directly on to Furzton Lake, with double garages, en-suite master and integrated kitchen appliances throughout.
- MK4 1, Westcroft district centre fringe and Dulverton Drive: Dulverton Drive, the streets running between the Church of the Servant King and the H7 Chaffron Way, the late-1990s and early-2000s family stock that sits between Furzton proper and the Westcroft retail park. Mix of three-bed townhouses, four-bed link-detached, and a handful of two-bed apartments above the Westcroft parade. Easy walk to the Tesco Superstore and the H7 bus stops on Chaffron Way.
If you’re at the far end of Lynmouth Crescent overlooking the lake or out toward the Salton Link / Emerson Valley boundary, we’ll still come, no mileage uplift inside MK4.

What’s included in a Furzton EOT clean
Kitchen
Behind the cooker, the cooker gap, the back wall behind the hob splashback. The integrated extractor over the hob: baffle filter pulled, soaked, scrubbed and replaced; chimney interior hand-cleaned; charcoal pad checked and swapped if you have a spare. We cover the recirculating chimney units common in the 1980s Bovis kitchens and the canopy hoods underneath the upper cabinet runs in the 1990s detached. Inside the oven, oven door inner glass split if it’s the kind that comes apart, oven trim, oven seal. Hob, hob trivets, extractor underside, extractor light cover. Inside every cupboard top to bottom. Behind the kettle, behind the toaster, behind the microwave. Fridge inside and out, freezer defrosted if you give us four hours’ notice, fridge seals, the dust strip under the kickboards. Dishwasher seal, dishwasher filter, dishwasher salt-light if it’s flashing. Sink, taps, drainer, tile grout above the worktop. Flooring last.
Bathrooms and en-suites
Tile grout. Anglian Water supplies MK4 from the Chiltern chalk and the hardness reading across the postcode runs at around 301 parts per million calcium carbonate, comfortably inside the very-hard band. Four winters of showering leaves a haze across tile grout, shower screen and tap aerator. We use a paste-and-soft-brush approach with a mild scale remover rather than an aggressive acid, because the polished-edge tile common in the 1990s en-suites scratches under harsh abrasive. Shower screen inside and out, the lower edge in particular where the tide-line builds up. Shower head soaked. Tap aerators unscrewed and soaked separately. Toilet base and toilet bolts, behind the toilet, the cistern lid. Extractor fan grille, pulled and washed if it lifts. Bath, bath panel, the lip of the bath where the silicone meets the tile. Mirror, glass shelves, light pull. Floor last. The en-suite shower trays in the four-bed detached on Lynmouth Crescent get the same treatment as the family bathroom.
Bedrooms and living rooms
Skirting top edge, skirting front face. Behind every freestanding piece of furniture you’ve left in. Inside every wardrobe and chest of drawers, top, bottom, every drawer interior. Built-in wardrobes get the same treatment, with the rail lifted out where it lifts. Window frame, window sill, window-seat cushion lifted on the bay-window stock. Patio-door track on the back-garden door: the grit that builds up here over four years is one of the things the clerks always check. Light fittings, lampshade dust, ceiling-rose dust where the cobwebs always live. Carpet vacuumed twice in opposite directions; carpet shampoo if you’ve booked it. Door frames, door handles, door tops.
Throughout
The hallway carpet wear strip between the front door and the foot of the stairs, treated with a hot-water spot extraction where it’s recoverable, flagged honestly where it isn’t. Stairs, stair spindles, stair handrail, every banister upright on the open-tread runs common in the 1980s townhouses. Landing. Loft hatch dust if it’s reachable. Boiler cupboard. Clerks always look. Airing cupboard. Clerks always look here too. Fuse-board cupboard. Under-stair cupboard. Wheelie-bin store at the front of the house. Garage door interior if there’s a garage. Front door step washed.

What your Furzton letting agent will check
The independent inventory clerks the agents in MK4 use are good. The five things we see flagged most often, in order:
- Integrated cooker-hood baffle filter and recirculating chimney interior, the single most-deducted item across South Furzton and the Westcroft fringe.
- Bathroom and en-suite tile-grout haze plus shower-screen tide-line, an Anglian Water hard-water issue across all of MK4.
- Hallway carpet wear strip between the front door and the foot of the open-tread stairs, the 1980s Bovis and Persimmon townhouse problem.
- Patio-door track on the back-garden door, where the grit from the lawn builds up over a four-year tenancy.
- Built-in wardrobe interior dust, particularly the upper rail and the back of the bottom shelf, on the 1990s and early-2000s detached.
The agents we’ve worked with around Furzton include Connells at the central Milton Keynes branch, Wilson Peacock at Midsummer Boulevard (trading for over 120 years across Beds and Bucks), Taylors Estate Agents covering MK4 1, Michael Anthony (the independent established 1989 with a Bletchley team and a Furzton portfolio), Lanes MK and Alan Francis. We’re on the panel for several. We’ve worked with 300+ letting agents across the south-east and home counties since 2014, and £1.2m deposits recovered is the running total.
EOT versus deep clean versus regular clean
Three jobs people muddle. The end of tenancy clean is the hand-back clean before you give the keys back to the agent or landlord, and the only one with a 57-point agent-approved checklist tied to it. The deep clean is the once-a-year reset for a property somebody is still living in. The regular clean is the weekly or fortnightly tidy that keeps the kitchen and bathroom presentable.
| EOT | Deep | Regular | |
|---|---|---|---|
| For | Hand-back | Annual reset | Weekly upkeep |
| Inside oven and behind appliances | Yes | Yes | No |
| Inside every cupboard and built-in wardrobe | Yes | Sometimes | No |
| Tile-grout descale treatment | Yes | Sometimes | No |
| 57-point checklist and report | Yes | No | No |
| 48-hour re-clean guarantee | Yes | No | No |

Related Monster Cleaning services
Plenty of MK4 hand-backs come with carpet that has taken four years of family wear in the hallway and on the stair runs of an open-tread Bovis townhouse. The carpet cleaning service is a hot-water extraction job, dry in three hours, £36 a bedroom on top of the EOT base. Range cookers and double ovens on the Lynmouth Crescent detached get the oven cleaning specialist treatment at £110 double, £114 range. If the property has open-plan kitchen-living with a fabric sofa that has soaked up four winters of cooking smells from the integrated hob, the upholstery cleaning service handles those on the same visit.

Frequently Asked Questions
How much is end of tenancy cleaning in Furzton?
£156 for a studio, £207 for a one-bed, £243 for a two-bed, £339 for a three-bed townhouse, £425 for a four-bed detached. Add-ons on top: £36 a bedroom for carpet shampoo, £77 single oven, £110 double, £114 range cooker. Same prices across MK4 1.
Do you cover the lake-fringe four-bed detached on Lynmouth Crescent and Oakridge?
Yes. The 1990s and early-2000s detached overlooking Furzton Lake are bread-and-butter MK4 work. Integrated kitchen appliances, en-suite master, double garage, built-in wardrobes throughout. Same checklist as the 1980s townhouses, no lake-view premium on the rate.
Is the water in MK4 hard enough to leave scale?
Yes. Anglian Water supplies MK4 from the Chiltern chalk and the hardness reading across the postcode is around 301 parts per million calcium carbonate, comfortably in the very-hard band. Bathroom tile grout and shower screens haze up over a couple of winters. We use a paste-and-soft-brush approach for the descaling rather than a strong acid, because the polished-edge tile in the 1990s en-suites is easy to dull.
Will Furzton inventory clerks really pull the kitchen extractor baffle?
Yes. On almost every MK4 1 hand-back the clerk lifts the catch on the integrated cooker-hood, slides the baffle filter out, and photographs the underside and the chimney interior. Differential grease film between check-in and check-out costs the tenant a £60 to £120 deduction routinely. We do it on every Furzton kitchen as standard.
Do you cover the apartments above the Westcroft district centre parade?
Yes. The two-bed and three-bed apartments above the Westcroft retail block, and the late-1990s family stock running between the H7 Chaffron Way and Dulverton Drive, are inside our regular MK4 round. Same checklist, same pricing as the houses.
What about the 1980s Bovis and Persimmon townhouses around Buzzacott Lane?
Yes, fully covered. The South Furzton block built between roughly 1982 and 1986, off Buzzacott Lane, Favell Drive and Parkside, is the largest single tranche of work we do in MK4 1. Hallway carpet between the front door and the open-tread stairs, integrated extractor over the hob, patio-door track at the back. Same pricing as the 1990s detached.
How quickly can you book a clean?
Usually within 48 hours in Furzton. End of month is the busiest stretch, so book a week ahead through July and August if you can. We can sometimes do same-day if the slot’s open.
Can you do the clean on the morning of check-out?
Yes, if you’re out by 8am and the agent’s check-out is in the afternoon. A two-bed Furzton clean takes 4 to 5 hours with a two-cleaner team, a four-bed detached on Lynmouth Crescent closer to a full day. Tight, but workable. Most landlords prefer the day before if you can manage it.
Do you do the carpets at the same time?
Yes, on the same booking. Hot-water extraction, dry in three hours. £36 a bedroom, £43 a living room, £115 whole-flat for a two-bed. We schedule the carpet last so the team can clean over the top of it without re-soiling. The hallway wear strip between the front door and the stairs in the Bovis townhouses is the bit we spend the most time on.
Is there a 48-hour re-clean guarantee?
Yes. If your inventory clerk flags anything in the 48 hours after our clean, we come back for free and put it right. The 48-hour re-clean guarantee is on every Furzton booking.

Does Milton Keynes Council require any special licence for our flat?
For a single-family let, no. Milton Keynes operates the standard mandatory HMO licensing scheme for properties with five or more occupants in two or more households, but as of April 2026 there is no selective licensing scheme covering Furzton or anywhere else in the city. There is a borough-wide Article 4 Direction made on 23 December 2011 which removes permitted-development rights for change of use from a single dwelling to a small HMO, so a planning application is required before a single-let townhouse becomes a small shared house. For most tenants reading this it makes no day-to-day difference: the inventory clerk and the deposit scheme are the gatekeepers, not the council.
Do you cover Furzton Lake-side properties on Lynmouth Crescent specifically?
Yes. The detached houses on the lake side of Lynmouth Crescent, with rear gardens running down to the 70-acre balancing lake on Loughton Brook, are some of the most-booked addresses we have in Furzton. The 1.5-mile circuit path runs past the back fences of those gardens and the inventory clerks tend to spend a little longer on the back-garden patio-door track and the rear-elevation window-frame check.
What’s the 57-point checklist?
It’s the agent-approved 57-point checklist we run on every EOT clean. Kitchen, bathrooms, en-suites, bedrooms, living rooms, hallway, stairs, throughout. Each point is a specific area or item. The team-lead signs it off at the end of the clean and you get a copy by email with timestamped photos. It’s the document you send the agent if there’s a dispute.
What’s your first-time pass rate?
97% first-time pass rate on Furzton hand-backs. The 3% that need a re-clean are usually flagged on a single specific item: extractor baffle, behind the oven, one tile-grout patch. The 48-hour re-clean fixes them at no charge.
Do you take card on the day or invoice?
Either. Card by phone, bank transfer, or invoice through your agent if they’ve added us to their panel. Most Furzton private clients pay card on booking.
Are you insured?
Yes. Public liability and equipment cover. Monster Cleaning Ltd is Companies House 9919639 and we’ve been trading since 2014. Headquarters at 255 Upper Richmond Road West, SW14 8QS London. The Furzton team is dispatched to the H7 Chaffron Way / A5 corridor for the Milton Keynes round.
