Why Newport Pagnell deposits get deducted

Newport Pagnell falls under Milton Keynes City Council. What the council does enforce, and what surprises some landlords, is the Article 4 Direction across parts of the Newport Pagnell conservation area covering most of the High Street frontages – you cannot strip a Georgian sash or change the leaded lights of a Tudor first-floor flat without listed-building consent, and clerks know to photograph the original fittings at check-in.
The Tickford Street and Iron Trunk angle
Newport Pagnell is two towns in one for the cleaning trade. Tickford Street is the Aston Martin road – Aston Martin Works has been headquartered there since 1955, and a chunk of our tenant base on the south side of town are engineers and contractors who took six- or twelve-month lets while they were on a project. The Iron Trunk Aqueduct side of town – up toward Bury Field and the canal – has older Victorian terraces with original fireplace surrounds and picture rails, and that’s where the period-detail check-out items land hardest.
The High Street is its own micro-market. Above the shopfronts run flats carved out of Tudor and Georgian buildings, some of them on the books of Connells as one-bed lets to single tenants and some of them as two-bed family flats with a small reception room and a galley kitchen at the back. The frontages are listed under the conservation Article 4 and the leaded-light glazing is original, so when the inventory clerk does the check-out walk-through they have a photo of every pane from check-in and they will spot a salt deposit or a corner of clouding in seconds. One more pattern worth flagging.
