Stand under the Jubilee Clock on a Friday afternoon and you will see why Harlesden tenancies turn over so fast. Selective licensing

The terraces around Craven Park and what they hide

Most of our Harlesden rounds are in the long brick terraces off Craven Park Road, Church Road and the streets running down toward the Grand Union Canal and Park Royal. These houses mostly went up before 1920, and a good share were split into flats long ago; the 2011 census put the area at over seven in ten flats, and the share has only grown. People mix these up, and booking the wrong one wastes money. A regular clean is the fortnightly tidy-up most households have: hoover, surfaces, bathroom, kitchen wiped. A deep clean goes further into the build-up, the kind of reset you book once or twice a year. An end-of-tenancy clean is a different job again, because it is measured against an inventory rather than against how the place looks to you.

Deductions, clerks and getting your deposit back

Your deposit should be in one of the three government-backed protection schemes, with the money safeguarded and the prescribed information served. Under the government rules on tenancy deposit protection, your landlord has to protect the deposit within 30 days of getting it, through the Deposit Protection Service, mydeposits or the Tenancy Deposit Scheme.
