The first thing an inventory clerk does in a Southall flat is lift the extractor filter cassette out of the hood and turn it over. On The Broadway, where most tenants cook at home and cook properly, the back of that cassette is where a deposit quietly goes. So an end-of-tenancy clean here has to be built for the person writing the report: checklist-driven, photographed, and measured against the check-in inventory rather than a tidy-looking kitchen. We work UB1 at £30 per hour per cleaner, with a 48-hour re-clean guarantee tied to the check-out report. Ring 0333 555 2076 and we will price it in about three minutes.
Last updated June 2026. We cover the UB1 core around Southall Broadway and the UB2 fringe south of the railway, from the Town Hall down to the station and out to the Norwood Green and Dormers Wells edges. This page sits inside the borough directory at End of Tenancy Cleaning Ealing.
What an inventory clerk on The Broadway opens first
Start with the mechanism, because it decides everything else. When you moved in, a clerk walked the flat and wrote a report on every surface, usually with photos, usually with the kitchen and bathroom marked clean because the flat had just been done professionally. At check-out a clerk walks it again and compares, line by line. Anything materially worse than that first report, beyond fair wear and tear, comes off your deposit. You are marked against a professional clean, which is why a mop and a free Sunday rarely gets a UB1 tenant over the line.
On Southall hand-backs the deductions land in a pattern we know by heart. Kitchen extractor grease is the big one, because this is a cooking-heavy patch and the agents here learned years ago to pull the cassette and look at the back rather than wipe the visible face. Then the oven, then hard-water scale on taps and shower screens, then mould along bathroom sealant in the older internal bathrooms, then the gaps behind the cooker and fridge. A wipe over the front of any of those fools nobody who inspects for a living.
Why so thorough? Because the deposit is real money the agent has to account for to a scheme, so the inspection is genuinely adversarial. You turn up with evidence, not optimism. Two things sit behind it in law and pull opposite ways. The Tenant Fees Act 2019 stops a UB1 landlord making professional cleaning a condition of the tenancy, so nobody can force you to book us. Damp and mould, though, are a landlord repair obligation, not a tenant cleaning failure, so where we find structural damp behind a wardrobe or in a windowless bathroom we photograph it and write it up, so the charge sits where it belongs.
A Park View Road hand-back, and what it turned on
It is easier to show you than to describe it, so here is a job from the spring, on a road off The Broadway where the flats are old terraces split into one and two-bed lets.
“Fourteen months in a one-bed conversion on Park View Road, and I had cooked at home most nights, so the extractor hood was easily the worst thing in the flat. The filter behind it had gone the colour of weak tea. Two of them lifted the whole cassette out, soaked it in a degreaser tank for the best part of an hour, scrubbed it on the draining board and put it back looking like metal again. The oven came up the same way. The agent on The Broadway took it through on the Monday and I got £1,140 of my £1,200 deposit back. The £60 they kept was a chipped skirting board, nothing to do with the clean.”
Karan R., Southall Broadway UB1, April 2026
That job is the Southall pattern in miniature: a tenant who actually cooks, an extractor nobody had touched in over a year, and an agent who checks the back of the filter rather than the front. The scrubbing did half of it. The dated photo set that went out with the invoice, every room before and after, did the other half, and that is the part most do-it-yourself check-outs never have when the clerk pushes back on a line.
We log the same figures across the borough. Our first-time pass rate against Ealing inventories sits at 97%, the re-clean callout runs at roughly three jobs in a hundred, and over the years the work has helped tenants hold on to deposit money that would otherwise have gone in deductions.
The selective licence on UB1, and why your inventory runs tighter
Southall Broadway is one of the wards inside Ealing’s selective licensing scheme, alongside Southall Green and East Acton. The designation ran live on 1 April 2022 and is in force to 31 March 2027. If a flat in this ward is let to a single household or to two unrelated sharers, the landlord needs a selective licence, currently around £750 for the five years. Most larger shared houses sit under a separate borough-wide additional licensing scheme instead, which covers properties shared by three or more unrelated people and costs more.
The practical effect for a tenant is the bit that matters. A landlord already paying for a licence, already on the council’s radar, tends to keep a tighter inventory and lean on the agent to hold the clean to it. So UB1 check-outs are often stricter than the rest of the borough, not looser. You can check which scheme covers a given address through Ealing Council. None of this changes what a clean has to do: the licence is the landlord’s compliance problem, and the deposit is still measured against the check-in report.
What 1 May 2026 changed, and what it left alone
The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 no-fault evictions are gone. Every existing assured shorthold tenancy in England has converted to a periodic tenancy, and a tenant can now give two months’ notice at any point rather than waiting out a fixed term.
Here is the part people get wrong. The cleaning side of a move-out did not change at all. The Tenant Fees Act still applies. The check-in benchmark still applies. The deposit maths is exactly what it was the week before.
What changed is timing. Southall already churns hard, full of family lets, shared houses and the new flats by the station. Let tenants leave on a rolling two months instead of a fixed date and the move-outs spread out and turn less predictable, so the month-end pile-up that already clogs the local rota is not going to ease. The dull takeaway pays for itself: book the clean earlier than you used to, because the slot you want goes first.
The cleaning side of a move-out did not change at all.
The 57 things we go through, room by room
Every Southall Broadway booking runs to a 57-point agent-approved checklist built over a decade of local check-outs and tuned to what Ealing’s clerks actually flag. The full list comes with the job, or we walk you through it first. Here is the shape of it.

The kitchen, where most UB1 deposits go
The extractor comes first, because it is what gets you failed here. The cassette is lifted out, soaked in a degreaser tank rather than wiped, scrubbed and refitted; the hood is degreased inside and out. Then the oven is stripped, not wiped: racks into a soaking tank, the door glass split apart so the brown film between the panes comes out, interior, fan, element and seals all done. Hob rings and burners come off and the knobs washed; induction in the Green Quarter flats, gas in the older terraces. Every cupboard inside and out, including the high units above the fridge that nobody opens all year. Fridge and freezer cleaned through once defrosted. Appliances pulled out so the gaps behind and under the cooker, fridge and washer are done, then put back. The washing machine drum, the detergent drawer, and the door seal, which is the first rubber a clerk checks for mould. Sink, taps and plughole descaled, because the local water never gives that a miss. Tiles and grout scrubbed, bins washed, floor hoovered and mopped.
Bathrooms, the other place it goes wrong
Scale comes off the taps, shower head, screen and tiles first. Grout is scrubbed back as far as honest effort takes it, and photographed first where it is clearly past saving. In the older terrace conversions the bathroom is often internal, with no window and a single tired extractor, so the sealant gets a proper mould treatment rather than a spray of bleach and a hope. Then the rest, in plain order.
- Toilet done properly: inside, under the rim, base, cistern, hinges, and the scale ring below the waterline that gets ticked first
- Shower screen both sides, the tracks, and the mixer-valve recess where white scale shows against chrome
- Bath, taps, the underside of the taps, overflow and plughole
- Mirrors and cabinets, and behind them where they come off the wall
- Extractor vent cover off, dust cleaned out, and the sealant taken back to a usable state
- Floor into the corners, behind the loo and under the basin
Bedrooms, living rooms and the bits between
Inside every wardrobe, drawer and built-in cupboard, and the tops of them where the dust sits. Skirting, door frames, doors, handles and finger plates. Light fittings, lampshades, switches. Picture rails and cornicing, which most of the Edwardian flats on Featherstone Road still carry and which the inventory uses as its dust tell. Window sills, reveals and internal panes, plus the channel where a casement closes. Radiators behind, under and on top. Walls spot-wiped for marks, with a realistic line drawn, because nail holes and scuffs are a decorator’s bill and not yours. Hard floors washed with the right product, upholstery hoovered through.
Two of these often need their own pass. Where a tenancy writes in professional hot-water extraction on the carpets, that is what the carpet cleaning add-on covers on the same visit, and the older fitted carpets in the Featherstone Road conversions are usually the ones the clause is aimed at. Hard-used sofas in the shared houses sometimes want full upholstery cleaning rather than a hoover.
Then everything else: sockets, thermostats, intercoms, internal doors both sides, the stairs and bannisters in the maisonettes, cobwebs out of the ceiling corners. Then a final walk-through, photographed before and after, every room. That photo set is the evidence you keep.
Hard water, and the four places it shows
Affinity Water supplies this part of Ealing, and it is hard chalk water, somewhere around 280 mg/l of calcium carbonate by their own area data. That one fact loses more UB1 deposits than anything except the oven and the extractor. Scale builds on taps, shower heads, screens and tile joints faster than tenants expect, and a cloth does nothing to it. The clerk knows exactly where to look, which is really only four places: the shower screen and mixer, the inside of the kettle, the toilet bowl below the waterline, and the tap bases where the white crust collects. We descale all four on every hand-back, and the dishwasher and the iron where the flat has them.
Grout is the partner to it. Kitchen and bathroom grout is the line between a pass and a deduction here more often than carpets are. We scrub it rather than wipe it, and where it is genuinely past saving, which happens in the long terrace lets, we photograph the state before we start so the clerk cannot bill you for wear that was already there at check-in. That dated photo has settled more arguments than any amount of talking.
That dated photo has settled more arguments than any amount of talking.
Specialist floors sit outside the scrub-and-go work. The original boards in an Edwardian terrace, a tiled hallway, the engineered board in a new flat by the station: each wants its own product, which is what the floor cleaning add-on is for. Exterior glass an inventory sometimes asks for is a separate job too, folded into the same visit as window cleaning when the report calls for it.
Southall Broadway, from the Town Hall to the old gasworks
Southall Broadway is the spine of Southall and one of the largest South Asian neighbourhoods in the country, the Uxbridge Road lined end to end with sari shops, jewellers, sweet shops and the spice markets that give the place its Little India name. The flats above those shops, and the streets running off them, are where most of our UB1 work happens. The stock is mixed in a way little of west London matches, so we work it in three kinds of property.
The flats over the shops and the terraces behind
Along The Broadway itself, and on Featherstone Road, South Road and Park View Road behind it, the stock is long Edwardian terraces split into flats or run as shared houses, plus flats sitting directly over the shopfronts. These are the cooking-heavy, high-occupancy lets, often with years of build-up nobody cleaned between tenants: behind the cooker, into the grout, up on the picture rails. The bathrooms in the splits are frequently internal and windowless. We win these check-outs on the dull, slow work, and on documenting what was already worn at check-in.
The inter-war semis and the ex-council blocks
North of The Broadway, around Lady Margaret Road and out toward Dormers Wells, the housing opens into 1930s semis and a band of former local-authority flats. Bigger kitchens, family lets, longer tenancies, and on the semis the occasional serious range cooker that needs its own line on the quote.
The Green Quarter new-builds by the station
Then there is the newest thing to happen to Southall in a generation. The Green Quarter is Berkeley’s redevelopment of the old Southall gasworks, an 88-acre site by the canal once branded Southall Waterside, with its Quarter Yards blocks closest to Southall station on the Elizabeth line, Paddington about thirteen minutes one way and Heathrow about ten the other. These flats hand back differently: induction hobs and no gas grease, glass partitions, ventilation that actually works. The catch is that a mark shows far more on a new white kitchen than on a tired terrace one, so the clerks here inspect for finish, and we clean to it. Send us the operator’s checklist with the booking and we work to it line by line.
If your next flat is one stop over, or a tenancy straddles the boundary, we cover the areas around here too: Southall Green, Norwood Green, Hanwell and Hayes on the Hillingdon side.

Postcode boundaries here get blurry where UB1 meets UB2 south of the railway. Not sure which side you are on? Ring 0333 555 2076 with the postcode and we will tell you in about ten seconds.
What it costs, and the sum the deposit forces
| Property | Typical duration | Estimated cost |
|---|---|---|
| Studio flat (over the shops, Green Quarter) | 3-4 hours, 1 cleaner | From £156 |
| 1-bed flat or conversion | 4-5 hours, 2 cleaners | From £207 |
| 2-bed flat (Featherstone Road, Quarter Yards) | 5-7 hours, 2 cleaners | From £243 |
| 3-bed terrace or shared house | 6-8 hours, 2 cleaners | From £339 |
| 4-bed house (Lady Margaret Road semis) | 8-10 hours, 2-3 cleaners | From £425 |
| Carpet cleaning add-on | Same visit | From £36 per room |
| Oven-only spec | 1.5-2 hours | From £77 |
Southall runs at our standard Ealing rate: £30 per hour per cleaner, kit, products and travel inside the area included. No premium for UB1, this is not priced like Notting Hill, and no discount either, because the work is genuine. Carpet shampoo is £36 a bedroom, £43 a living room, or £115 for a whole 2-bed. Oven add-ons run £77 single, £110 double and £114 for a 90cm range, which earns its keep on the Lady Margaret Road semis where families have fitted a proper cooker. The price we quote is the price on the invoice; we do not bolt extras on at the door.
Run the sum the way the deposit makes you. A one-bed at £207 to protect a deposit of two thousand and more is not really a decision. Every Southall booking carries a 48-hour re-clean guarantee: if the agent flags any cleanliness issue inside 48 hours, we come back and redo it free, as long as you tell us inside that window and nobody has moved in. Our 97% first-time pass rate is the headline, but the guarantee is the point, because a failed check-out is not a small thing to shrug off. There is a reason the agents here use us. We are on the books of 300+ letting agents, and over the years that work has helped tenants recover £1.2m in deposits that would otherwise have gone on cleaning deductions.
Three jobs get muddled, and it is worth booking the right one.
- Check-in inventory report
- The document the clerk writes on day one describing every surface, with photos. It is the benchmark your check-out is judged against, which is why we clean to it and not to a vague idea of clean.
- End-of-tenancy clean
- Built to pass that inventory and get the deposit back, with the flat empty and the 48-hour guarantee on it, at £30 an hour per cleaner.
- Deep clean
- A deep clean resets a home you are keeping, lived-in, with no formal standard to hit.
- Regular domestic clean
- A regular domestic clean is ongoing upkeep, from £22 an hour on a weekly visit.
Booking it around the month-end rush
Southall bunches its check-outs onto the last two or three days of the month, the slots go, and ringing on the 29th for the 31st often leaves you out of luck. Book early for those windows. The steps are simple.
- Ring 0333 555 2076 or email [email protected]. Give us the postcode, property size, check-out date and any known problem areas, and mention anything the check-in report marked as new.
- We book you in, ideally the day before check-out with a buffer. Allow 7 to 10 days for an end-of-month slot, 3 to 5 days mid-month. UB1 jobs sit inside our standard Ealing rota.
- Flat empty when we arrive. Furniture out, personal things gone, rubbish cleared, apart from anything the inventory lists as the landlord’s. We also do removals if you want the move and the clean on one booking, which helps on the tight side streets off The Broadway where several van trips turn into a parking problem.
- Photo proof at the end. Every room, before and after, with an itemised invoice on company paper. That is your evidence pack if the check-out tries to deduct.
- Check-out happens. Anything flagged inside 48 hours, we come back and fix it free.
Most of our rounds here are reachable without parking on the job at all. The Elizabeth line stops at Southall station and the bus spine along The Broadway carries the lot, so we can usually reach a flat off public transport and keep the side-street parking out of the day. Tell us the access arrangement when you book, whether that is a key, a key safe, a concierge in the Green Quarter or the agent dropping a set.
Questions we get asked
How much is end of tenancy cleaning on Southall Broadway?
A studio is £156, a one-bed £207, a two-bed £243, a three-bed £339 and a four-bed house £425. Carpet shampoo is £36 a bedroom or £115 for a whole 2-bed. Oven add-ons run £77 single, £110 double and £114 for a 90cm range. The quote is the invoice; we do not add extras on the day.
Why do Southall agents check the extractor first?
Because this is a cooking-heavy area and the grease load on a kitchen extractor is the most reliable deduction they find. The clerks here lift the filter cassette out and look at the back rather than the visible face, so a wipe over the front fools nobody. We soak the cassette in a degreaser tank, scrub it and refit it on every hand-back.
Do you cover the Green Quarter new-builds by the station?
Yes. The Berkeley development on the old Southall gasworks, including the Quarter Yards blocks nearest Southall station, is on our rota. The new flats hand back faster than the terraces because there is less period detail and no gas-hob grease, but a mark shows more on a new white kitchen, so the inventory there inspects for finish. Send the operator’s checklist with the booking.
Does the Renters’ Rights Act 2025 change the clean?
No. From 1 May 2026 Section 21 evictions are abolished and every existing assured shorthold tenancy in England has converted to a periodic tenancy, with two months’ notice at any point. The cleaning obligations at end of tenancy did not change. The real effect on UB1 is more frequent, less predictable move-outs, so book as early as you can.
Will the clean pass an Ealing selective-licensing landlord?
The selective licence is about the landlord’s compliance, not the cleaning standard, but landlords in this ward tend to run tighter inventories because they are already on the council’s radar. Our 97% first-time pass rate against agent inventories includes Ealing’s licensed landlords, and anything flagged is covered by the 48-hour re-clean guarantee.
Do you handle hard-water scale on UB1 flats?
Yes, descaling is part of the standard checklist. Affinity Water supplies this part of Ealing with hard chalk water, around 280 mg/l of calcium carbonate. The shower screen, mixer, kettle, toilet bowl below the waterline and tap bases all get a full descale on every hand-back, plus the dishwasher and iron where the flat has them.
Do you clean shared houses and individual rooms?
Yes. A lot of UB1 stock is shared houses, particularly along Featherstone Road and South Road. We can clean a single room and the shared bathroom, or the whole property, depending what the tenancy defines as your demised area. Where a flat rate does not fit, we work at £30 per hour per cleaner.

What happens if my landlord disputes the clean after a re-clean?
Escalate to your deposit scheme’s free adjudication: TDS, DPS or mydeposits, depending which one your landlord registered the deposit with. Our invoice, dated photo report and re-clean record are admissible evidence, and a tenant with a complete paper trail rarely loses.
How long before check-out should I book?
End-of-month check-outs, meaning the last three days, want 7 to 10 days’ notice. Mid-month is usually 3 to 5 days. Southall bunches its check-outs hard at month-end and those slots fill fast.
Is carpet cleaning always needed in Southall rentals?
Not always, but where a tenancy writes in professional hot-water extraction with a receipt, skipping it makes the deduction near-automatic. The older fitted carpets in the Featherstone Road conversions are usually the ones such a clause targets. It is booked on the same visit as the main clean.
Which agents do you work with on The Broadway?
The local letting desks on and around The Broadway, the branch inside the Green Quarter, and the lettings teams of the national chains operating across UB1. We are also on the books of 300+ letting agents across greater London, so if your agent is not a local Southall name we very likely still work with them.
Does the property need to be empty?
Yes, fully empty is strongly preferred. Furniture left behind blocks access and creates uncertainty at the check-out. A single item left for the next tenant can be worked around, but the more that stays, the less complete the clean can be.
Is your team insured, and who are you?
Full public liability and treatment-risk cover. Monster Cleaning Ltd, Companies House 9919639, trading since 2014. Every cleaner is right-to-work checked and on a permanent payroll, not a day-rate gig.
Where can I read about my deposit rights?
Tenancy deposit law sits with the schemes and with housing legislation on gov.uk, and your scheme runs free dispute resolution. Shelter’s guidance walks through the steps if you are disputing a deduction.
