The Bradmore Green post-war semis and ex-LA flats get flagged for kitchen extractor-hood filters that look unwashed, painted-skirting scuffs in the hallway, and dust banked on the top edges of door frames in the bedrooms. The Cane Hill flats fail on matt-black tap fittings that have been wiped with a limescale spray (the coating strips), induction-hob surrounds with water-spot marks, brushed-brass cabinet handles smeared from cleaning sprays, and the rubber gasket inside the fridge-freezer door.
Under the Renters’ Rights Act 2025, landlords still have to evidence every deduction in writing against the check-in inventory, so an unevidenced “professional clean required” charge can be challenged at the deposit scheme directly. The Act tightened the evidence burden on landlords; it did not loosen the cleaning standard you’re expected to leave a property in. Bespoke local feature: Farthing Downs chalk and Cane Hill heritage
Two things shape end-of-tenancy work in CR5 that don’t shape it elsewhere. The first is the chalk geology. Old Coulsdon sits on the North Downs chalk escarpment, with Farthing Downs and Coulsdon Common as the surviving open chalk-grassland strips at the eastern edge. Chalk groundwater is what makes the SES supply so hard, and very-hard water is the single biggest deduction driver on CR5 deposits. Anything chromed, anything glass-screened in a shower, anything with a flow restrictor in a tap aerator, has been pitting and ringing for years. The second is the Cane Hill heritage. The brief on those properties is the opposite of the brief on a Coulsdon Road 1930s detached, and a cleaner who treats both the same way will hand you a damaged finish on one and a missed scale ring on the other. The new Cane Hill estate has its own private roads off Brighton Road and Marlpit Lane, with a community management company that books building-manager slots for loading. The 1930s side has on-street parking outside, mostly free, with a small CPZ around Old Coulsdon Park. The post-war Bradmore Green semis sit on quieter cul-de-sacs and parking is rarely an issue except at school run.
